Buying DVC Resale vs Direct

DVC resale – Explore magical Disney resorts and adventures.
Buying DVC Resale vs Direct

Deciding between purchasing DVC resale versus direct from Disney comes down to evaluating significant price differences against specific benefit restrictions. Disney's current direct retail prices range from $205 per point at Saratoga Springs to $275 per point at Bay Lake Tower for WDW resorts, while resale prices typically run $100-175 per point depending on the resort and contract specifics.

The Financial Reality

The cost difference between resale and direct purchases can be substantial. A 200-point contract at Saratoga Springs costs approximately $41,000 when purchased directly from Disney but might sell for $22,000-26,000 on the resale market. That's a difference of $15,000-19,000 for identical ownership rights at the same resort.

This price gap exists across all DVC resorts. Even premium properties like Bay Lake Tower, which sells for around $275 per point direct, can often be found resale for $140-160 per point. The savings compound over time since you're investing less capital upfront while receiving the same core membership benefits.

These numbers matter because DVC is a long-term investment. Most contracts run 40-50 years, and the money you save through resale purchasing can be invested elsewhere or simply kept in your pocket for actual vacations.

What You Get Either Way

Both resale and direct purchasers receive identical access to the benefits most DVC members use regularly. You can book at any Walt Disney World DVC resort during your 11-month home resort window and at all WDW resorts during the 7-month general booking period. You can also book at Disney's Grand Californian Villas at Disneyland.

The room you get, the points required, and the booking process work exactly the same regardless of how you purchased your membership. A resale owner staying in a studio at Boardwalk Villas has the identical experience as someone who purchased direct from Disney.

Your points bank and borrow the same way. Your annual dues are identical. Your contract runs for the same length of time. In practical terms, 95% of what you'll do with your DVC membership works exactly the same whether you purchased resale or direct.

The Restrictions That Come With Resale

Resale purchases do come with specific restrictions that direct purchases don't have. The most significant restriction affects booking at Disney Collection properties: Aulani in Hawaii, Disney's Hilton Head Island Resort, and Disney's Vero Beach Resort. Points purchased through resale cannot be used at these three locations.

Resale owners also don't receive certain member discounts and perks. This includes Annual Passholder discounts (typically $50-100 off annual pass purchases), Disney Cruise Line member rates, access to exclusive member events like Moonlight Magic, and some merchandise discounts.

Disney also doesn't offer financing for resale purchases. If you need to finance your DVC purchase, you'll need to arrange that through your own bank or credit union, which may or may not offer competitive rates for vacation ownership.

Are These Restrictions Worth $15,000?

The question isn't whether these benefits have value. It's whether they have enough value to justify paying $15,000-20,000 more for your membership.

Consider the Collection properties first. If you have no interest in vacationing in Hawaii, Hilton Head, or Vero Beach through DVC, this restriction doesn't affect you at all. Many DVC members use their points exclusively for Walt Disney World vacations with occasional Disneyland trips.

For the member discounts, calculate what you'd realistically save each year. If you purchase annual passes every few years, you might save $75. If you take a Disney cruise every couple of years, you might save $200-400 per sailing. Even if you use every available discount, you're typically looking at a few hundred dollars in annual savings.

Those annual savings would need to continue for 30-40 years to equal the upfront savings from purchasing resale. And that assumes you'll consistently use every available benefit throughout your entire membership.

When Direct Purchase Makes Sense

Direct purchase can make sense in specific situations. If you're genuinely planning regular vacations to Aulani or have a strong interest in the other Collection properties, the access restriction might justify the price difference.

If you need financing and can't arrange competitive rates elsewhere, Disney's financing might make direct purchase more accessible despite the higher total cost.

Some members pursue a hybrid approach: purchase a small contract direct (often 50-75 points) to maintain access to all benefits, then purchase additional points resale for the bulk of their vacation needs. This strategy requires a larger total investment but can provide full benefits while still capturing some resale savings.

The Resale Process

Purchasing resale does involve a few additional steps compared to direct purchase. You'll work with a resale broker (like DVC Sales), navigate Disney's Right of First Refusal process where Disney can choose to purchase the contract themselves, and complete a closing process that typically takes 4-8 weeks.

We've helped hundreds of families through this process. Our 6.9% commission is significantly lower than the industry average of 9.5%, and we charge a $500 buyer administration fee that covers all the necessary paperwork and coordination.

The resale market also offers more variety than direct sales. You can often find contracts with different use years, loaded with current year points, or at sold-out resorts that Disney no longer sells direct. This variety can help you find a contract that fits your vacation patterns better than what Disney currently offers.

Making Your Decision

For most families focused on Walt Disney World vacations, resale provides the same practical benefits at substantially lower cost. The restricted benefits have limited monetary value compared to the price difference, making resale the financially sensible choice for typical DVC usage.

The math is straightforward: you save $15,000-20,000 upfront and receive 95% of the same benefits. Those upfront savings alone could fund several years of Disney vacations.

Choose direct purchase if Collection property access is genuinely important to your long-term vacation plans, if you need Disney's financing options, or if the member benefits align closely with your Disney habits. But don't choose direct simply because it feels "safer" or more "official." Resale provides equivalent ownership rights with identical legal standing.

If you'd like to explore available resale contracts or discuss how resale purchase might work for your family, we can help you understand the current market and find contracts that match your needs. Our experience with hundreds of resale transactions helps ensure a smooth process from contract to closing.

I’ve dealt with Mark for over 20 years, he’s always available to answer my silly questions, and give honest advice, even if it’s to his detriment. When the time comes to sell, Mark will be my first call.

Mitzi and I couldn't have had a more positive experience as the one which we had, in selling some of our DVC points through DVC Sales with Mark and Lori Webb. and their staff. The whole process was transparent, seamless and we were being fully briefed as to the. progress. Thanks to Mark we were kept aware as to what was happening with the listing, with the ROFR bu Disney, and with the closing process completed, all in a short months' time. We couldn't have asked for a better group than DVC Sales for the sale. they were honest . amd truly caring on our behalf. Mitzi and Lee Tucholski

Just sold some of my points and Mark and Lori were wonderful. I’m very, very happy with the experience. I got an excellent price and now someone else gets to enjoy just a bit more of DVC. The website is great to work with too. I will always use DVC Sales and encourage you to do the same.

Foreign sellers, beware; they will not provide correct information to you about what you can expect when selling. They also, at the end of the process, hit you with fees you did not expect, and you are too late to do anything about it.

I could not imagine being happier with my experience using DVC Sales to sell our Old Key West membership. We enjoyed so many years of Disney vacations. While on your website I started a chat that turned into a call with Lori. She took the time to explain how the website works. Within a few minutes I had created my account and listed my membership for sale. Within 3-4 weeks we received an offer and sold our membership. Thankyou Lori and DVC Sales!

Mark, today we have just received the last check for our 4th contract you sold for us. Our experience was outstanding you deserve the acknowledgement for your service. You remind me of the way customers were treated years ago. Everybody we spoke with or chatted online was friendly and helpful. Although the process took a few months, it was worth the wait. We hope the families who purchased on contracts have as much enjoyment as we have had. If anyone is looking to buy or sell a DVC membership you can use our name. Thank you again!
