What Is a DVC Special Request?
A DVC special request is a saved search that works for you while you go about your life. Instead of refreshing the listings page every day, you tell us exactly what contract you want — resort, point count, use year, maximum price per point — and we alert you the moment something matching hits our inventory. The alert goes out by email and text, usually within minutes of the listing going live.
This matters because the best-priced DVC contracts sell quickly. A 150-point Boardwalk Villas contract priced at $105 per point will have serious offers in the first day. If you're checking the site manually, you'll miss it. With a special request on file, you're notified immediately and can move first.
What Details to Include in Your Request
The more specific your request, the faster we can match you. Here's what to think through before you submit:
- Resort: You can select multiple. If you're flexible on location, selecting several resorts broadens the pool significantly. Animal Kingdom Lodge, Saratoga Springs, and Old Key West tend to have the most inventory at any given time.
- Point count: Think about how many nights you actually use each year. A 150-point contract covers about 7 nights in a studio at a moderate resort during off-peak season. If you're planning a week in a one-bedroom during peak season, you'll want 200 points or more.
- Use year: Your use year is the month your annual point allotment loads. Most buyers prefer February, September, or December because those align well with popular travel windows. If you already own DVC and want to add on, match your existing use year so your points pool together.
- Maximum price per point: Our resale value calculator can show you what contracts are currently selling for at each resort. Setting your max price 5 to 10 percent below current market is reasonable — sellers price to sell, and our deal rating system flags contracts that represent genuine value.
How Long Does Matching Take?
Typical matching time runs between one and four weeks for most requests. Popular resorts with high inventory move fastest. A Saratoga Springs contract between 100 and 200 points in any use year will almost certainly match within days. Narrower requests take longer.
The most specific requests — think Polynesian Villas with a December use year and 250 or more points under $175 per point — can take four to six weeks. Polynesian resale inventory is limited because owners rarely sell. When they do, the contracts go fast and at a premium. Setting a realistic max price for high-demand resorts gives your request the best chance of matching.
We check new listings daily. When a match comes in, the notification goes out automatically. You'll have the same information a buyer browsing the site would have, plus the advantage of being ready to act rather than discovering the listing hours later.
After You Get Matched
When we notify you of a match, there's no obligation to act. You can review the full listing details — available points for each year, the deed, the seller's asking price, and our deal rating — before deciding whether to make an offer. If you want to move forward, the offer process takes about two minutes through your buyer dashboard.
Once an offer is accepted, plan on 60 to 75 days from contract to membership activation. Disney has 30 days to review the sale through their Right of First Refusal process. They waive the large majority of contracts at current market prices. After ROFR clears, the title company handles the closing — you sign electronically from home with a virtual notary. Your new membership goes active once Disney transfers the contract into your name.
No Fees, No Obligation
Submitting a special request costs nothing. There are no subscription fees, no retainer, and no obligation to buy any contract we show you. You only pay if you close on a contract, and the commission comes from the seller's proceeds — buyers never pay our commission. Your out-of-pocket costs are the purchase price, Disney's $500 administration fee, and closing costs to the title company, typically around $300 to $500.
