What selling a $20,000 DVC contract actually costs, broker by broker

Commission comes out of your sale price at closing. On a $20,000 Disney Vacation Club resale contract, the 6.9% DVC Sales commission is $1,380. The same sale at 8.5%, the rate published by DVC Shop, Fidelity Real Estate, DVC Resale Experts, DVC By Resale and Vacation Club Life, costs $1,700. At 9.5%, the rate published by DVC Resale Market and Timeshare Store, it costs $1,900. That is $320 to $520 more out of your pocket in commission alone, before any other differences. A simple rule: every 1% of commission equals $200 on a $20,000 sale.

Commission is only half the story. At DVC Sales the buyer pays the closing costs and reimburses your annual dues on bankable points, and that is locked in before your listing goes live. At brokers that leave those items open to negotiation, buyers routinely push them onto the seller: roughly $757 in closing costs and $1,359 in unreimbursed dues on a typical 143-point contract. Add it up and the gap between the best and worst outcome on the same $20,000 sale can pass $2,500.
