Best DVC Resort to Buy Resale

Best DVC Resort to Buy Resale

Choosing the best DVC resort for your resale purchase depends on multiple factors including vacation preferences, budget constraints, and intended use patterns. Each Disney Vacation Club resort offers unique benefits and considerations that affect both purchase value and ongoing ownership satisfaction. Understanding these factors helps buyers select resorts aligning with their specific goals and priorities.

Considering Your Vacation Priorities

Think about how you plan to use your DVC ownership when evaluating resort options. If walking to theme parks matters most, Beach Club and BoardWalk offer unparalleled Epcot and Hollywood Studios access. If monorail convenience appeals to you, Bay Lake Tower and Polynesian provide quick Magic Kingdom access. Prioritizing your vacation experience helps narrow resort choices effectively.

Some owners prioritize their home resort booking advantage while others plan to book primarily at non-home resorts during the 7-month window. If you will mostly book at home, choose carefully based on where you want to stay. If you plan to book around the system, lower-priced resorts may offer better value regardless of location.

Value-Oriented Resort Choices

Old Key West and Saratoga Springs consistently offer the lowest resale prices, typically ranging from $100-$130 per point. These resorts provide excellent value for buyers prioritizing point quantity over specific resort features or locations. Both offer spacious accommodations and quality Disney theming at affordable ownership costs that stretch budgets further.

Animal Kingdom Lodge and Boulder Ridge at Wilderness Lodge often fall in the mid-price range, typically $110-$140 per point. These properties balance reasonable pricing with distinctive theming and on-property amenities. They represent solid middle-ground options for buyers seeking value without sacrificing resort quality or experience.

Premium Resort Considerations

Resorts like Beach Club, Polynesian, and Grand Floridian command higher resale prices reflecting their prime locations and desirable accommodations. These properties typically sell for $130-$175 per point depending on market conditions. Buyers prioritizing specific resort experiences may find premium pricing worthwhile for the enhanced vacation value these locations provide.

Newer resorts including Riviera feature modern accommodations but carry specific resale restrictions. Riviera contracts purchased resale cannot be used to book at certain properties, affecting flexibility significantly. Understanding these restrictions is essential before purchasing restricted resort contracts.

Contract Term Considerations

DVC contracts expire at different times depending on the resort. Old Key West contracts expire in 2042, providing approximately 17 years of remaining ownership as of 2025. Newer resorts like Riviera extend to 2070, offering significantly longer ownership terms. Consider how remaining years affect your long-term value calculation when comparing resort options.

Longer contract terms may justify higher per-point prices when amortized over ownership duration. A contract at $150 per point expiring in 2060 may offer better long-term value than one at $110 per point expiring in 2042, depending on your intended ownership horizon and vacation planning timeframe.

Point Chart Impact

Different resorts have different point requirements for similar room types. Some resorts require fewer points for studios or one-bedrooms, stretching your annual allocation further. Reviewing point charts before purchasing helps understand how far your points will go at different properties throughout the DVC system each year.

Additional Considerations for DVC Resale Buyers

Maintenance Fees

When purchasing a DVC contract, it's important to consider the annual maintenance fees associated with each resort. These fees cover the upkeep of the resort and are an ongoing cost that can significantly impact the overall affordability of DVC ownership. Generally, resorts with more extensive amenities or prime locations may have higher maintenance fees. It's advisable to compare these fees across different resorts to ensure they fit within your budget.

Market Trends

The DVC resale market can fluctuate based on various factors, including economic conditions and changes in Disney's policies. Staying informed about current market trends can help you make a more strategic purchase. Engaging with experienced resale brokers and following reputable DVC forums can provide valuable insights into market dynamics and potential opportunities for buyers.

Financing Options

While many buyers opt to pay for their DVC contracts in full, financing is available for those who prefer to spread out the cost over time. It's crucial to understand the terms and interest rates associated with financing options, as they can significantly impact the overall cost of ownership. Potential buyers should carefully evaluate their financial situation and consider consulting with a financial advisor to determine the best approach for their circumstances.

Rental Opportunities

Some DVC owners choose to rent out their points during years they cannot use them. This can be a way to offset some of the costs associated with ownership. However, renting requires understanding the rental market and the responsibilities involved in managing reservations. It's important to research and plan accordingly if renting out points is part of your strategy.

Understanding the Resale Process

Purchasing a DVC contract on the resale market involves several steps that differ from buying directly from Disney. Typically, the process starts with identifying a resale broker who can guide you through available listings and assist with negotiations. Once you agree on a purchase, a contract is drawn up, and Disney has the right of first refusal, meaning they can choose to purchase the contract themselves. If Disney does not exercise this right, the sale proceeds, and you will go through closing, which includes transferring the deed and finalizing payment.

Working with Resale Brokers

Resale brokers play a crucial role in the DVC resale market. They not only help buyers find the right contracts but also assist sellers in listing their points. A knowledgeable broker can provide insights into market conditions, help navigate legal paperwork, and ensure a smooth transaction. Choosing a broker with a strong reputation and experience in the DVC market can make the buying process more efficient and less stressful.

Making Your Decision

The best resort ultimately depends on your specific circumstances and priorities. Balance price considerations with vacation preferences, remaining contract years, and booking flexibility needs. Working with experienced resale brokers provides insights into current market conditions and helps identify the best resort choice for your individual situation and long-term ownership goals.

Remember that DVC ownership is not just a financial investment but also an investment in future memories and experiences. Carefully evaluating all aspects of a potential purchase ensures that your DVC ownership aligns with your family's vacation dreams and financial plans.

Mitzi and I couldn't have had a more positive experience as the one which we had, in selling some of our DVC points through DVC Sales with Mark and Lori Webb. and their staff. The whole process was transparent, seamless and we were being fully briefed as to the. progress. Thanks to Mark we were kept aware as to what was happening with the listing, with the ROFR bu Disney, and with the closing process completed, all in a short months' time. We couldn't have asked for a better group than DVC Sales for the sale. they were honest . amd truly caring on our behalf. Mitzi and Lee Tucholski

Foreign sellers, beware; they will not provide correct information to you about what you can expect when selling. They also, at the end of the process, hit you with fees you did not expect, and you are too late to do anything about it.

I could not imagine being happier with my experience using DVC Sales to sell our Old Key West membership. We enjoyed so many years of Disney vacations. While on your website I started a chat that turned into a call with Lori. She took the time to explain how the website works. Within a few minutes I had created my account and listed my membership for sale. Within 3-4 weeks we received an offer and sold our membership. Thankyou Lori and DVC Sales!

Mark, today we have just received the last check for our 4th contract you sold for us. Our experience was outstanding you deserve the acknowledgement for your service. You remind me of the way customers were treated years ago. Everybody we spoke with or chatted online was friendly and helpful. Although the process took a few months, it was worth the wait. We hope the families who purchased on contracts have as much enjoyment as we have had. If anyone is looking to buy or sell a DVC membership you can use our name. Thank you again!
