Best DVC Resorts for Families: How to Match the Resort to Your Family's Needs

Best DVC Resorts for families - family enjoying Disney Vacation Club resort

Choosing a DVC home resort is one of the most important decisions in the purchase process. Your home resort determines your 11-month booking priority, affects your per-night point costs, influences your dues rate, and shapes the kind of vacation your family will have year after year for the life of your contract. Getting it right saves money and frustration. Getting it wrong means paying for something that does not quite fit.

We have helped hundreds of families make this decision over the past 25 years, and the right answer varies considerably based on what matters most to your specific family. There is no universally best DVC resort. There is a best DVC resort for your family, and figuring out which one that is requires being honest about your vacation habits, your children's ages, and how you actually use Disney parks.

Here is our honest assessment of the top family-friendly DVC resorts and who each one serves best.

Bay Lake Tower at Disney's Contemporary Resort

Bay Lake Tower is the right choice for families who prioritize Magic Kingdom access above almost everything else. The resort sits adjacent to the Contemporary Resort, which connects directly to Magic Kingdom via both monorail and a pedestrian bridge. From your villa, you can be at Magic Kingdom in ten minutes or less. No bus, no boat, no tram. Just walk or take the monorail.

That proximity is transformative for families with young children. Midday nap returns become simple logistics rather than transportation ordeals. If a child melts down at 2 PM, you are back in the air conditioning within minutes. If you want to watch fireworks and then get children into bed quickly, the walk back to the villa is effortless. For families in the toddler and preschool years, this matters more than almost any other resort feature.

Bay Lake Tower also has the Top of the World Lounge, which is exclusively for DVC members. The lounge provides a private viewing area for Magic Kingdom fireworks that many members consider the best view available anywhere. It is a member benefit that directly rewards home resort ownership at this property.

The pool at Bay Lake Tower is adequate but not exceptional compared to some other DVC resorts. If pool quality is your highest priority, other resorts serve that better. But as a home resort for families who make Magic Kingdom the center of their Disney trips, Bay Lake Tower is hard to beat.

From a purchasing standpoint, Bay Lake Tower is one of the more popular resorts on the resale market and reflects that in its pricing. Browse our current resale listings to see what Bay Lake Tower contracts are currently trading for.

Disney's Beach Club Villas

If pool quality is your primary criterion, the conversation starts and ends with Beach Club Villas. Stormalong Bay is a three-acre pool complex that includes a sand-bottom pool, a waterslide, a lazy river, and multiple hot tubs. It has been ranked as one of the best hotel pools in the world on multiple occasions and the ranking is deserved. For families with children who love water, an afternoon at Stormalong Bay is as good as most resort activities anywhere.

Beach Club Villas also has exceptional park access. The resort is within walking distance of EPCOT's International Gateway entrance, which means easy access to one of Disney's most family-friendly parks without any transportation dependency. Hollywood Studios is a short boat ride or moderate walk. This dual park proximity on foot is available at very few Disney resort locations.

The New England seaside theme is welcoming and relatively gentle. Children respond to it without overwhelming theming, and the common areas feel appropriately elegant without being formal. The villa configurations work well for families at all stages, from couples in studios to extended family groups in two-bedroom villas.

Beach Club Villas is a strong home resort choice for families who visit EPCOT frequently, value pool quality, and want flexibility in how they access multiple parks. Its resale pricing reflects consistent demand, but it remains available and worth pursuing.

Disney's Polynesian Villas and Bungalows

The Polynesian Resort is one of Disney's original hotels and has maintained its appeal because the South Pacific theme is genuinely well-executed and the combination of monorail access and waterfront location on Seven Seas Lagoon is uniquely attractive.

The Island Tower opened in late 2024 and provides modern studio and villa accommodations within the resort complex. The original longhouses provide a different room experience that some members prefer for the authentic Polynesian immersion they provide. Both options deliver the same resort amenities and location advantages.

Children consistently respond well to the Polynesian. The volcano pool with its waterslide, the beaches along Seven Seas Lagoon where you can build sand castles and watch the Electrical Water Pageant from the shore, and the tropical landscaping create a resort environment that feels like a genuine vacation destination independent of the parks.

Character dining at the Polynesian is strong. 'Ohana breakfast features characters and family-style food in a setting that works well for families of all sizes. Kona Cafe provides a solid casual dining option within the resort. The combination of accessible dining, excellent location, and family-friendly theming makes the Polynesian one of the most consistently recommended DVC home resorts for families with children.

The one consideration worth noting is that Polynesian contracts, particularly for the Island Tower, price at a premium on both the resale and retail markets due to the resort's popularity and limited inventory relative to demand. Our DVC retail prices page shows current direct purchase pricing for comparison with resale options.

Wilderness Lodge: Boulder Ridge and Copper Creek Villas

Wilderness Lodge offers something genuinely different from the other family-friendly DVC options: a resort experience centered on the natural beauty and grandeur of a Pacific Northwest national park lodge rather than a Disney theme. The contrast is striking and appealing for families who want a Disney vacation without everything being explicitly Disney.

The resort lobby, with its massive stone hearth fireplace, towering timber columns, and working geyser that erupts on the hour, is one of the most impressive interiors at Walt Disney World. Children are often genuinely amazed by it on arrival, and adults appreciate the craft and scale that went into the design.

Copper Creek Villas, the newer of the two DVC options at Wilderness Lodge, offers some of the most distinctive room configurations in the DVC portfolio. The Cascade Cabins, which are detached structures that sit partially over the waterway running through the resort, are genuinely unique accommodations that create a cabin-in-the-woods experience while being two minutes from a theme park resort. The main Copper Creek villas are well-appointed and comfortable for families of all sizes.

Best DVC Resort family experiences at Wilderness Lodge

Transportation from Wilderness Lodge to Magic Kingdom runs via boat service (seasonal) and bus. The boat service, when running, is a pleasant way to arrive at Magic Kingdom and a route that children often remember fondly. Whispering Canyon Cafe, the resort's signature casual restaurant, offers family-style meals with an interactive service experience that children find entertaining.

From a purchase standpoint, Wilderness Lodge contracts often offer better value on the resale market than the premium monorail or lagoon-front resorts. For families who are drawn to the theming and comfortable with bus transportation for most park days, Wilderness Lodge can represent an attractive balance of quality and cost.

Animal Kingdom Villas: Jambo House and Kidani Village

No DVC resort offers an experience quite like Animal Kingdom Lodge. The resort houses over two hundred African animals on several savanna areas, and waking up to watch giraffes, zebras, and flamingos from your villa balcony is a genuinely extraordinary way to start a Disney day.

Kidani Village, the DVC-specific building at Animal Kingdom Lodge, is particularly well-designed for families. The villa layouts are generous, the savanna views from most rooms are excellent, and the resort's activity programming includes animal demonstrations, cultural activities, and educational presentations that go well beyond what typical resort activities deliver.

The resort's dining options are outstanding. Sanaa serves African and Indian-influenced cooking at a level that stands well above the typical resort restaurant. The bread service is famous among Disney dining regulars. Boma at Jambo House offers an African-influenced buffet that gives children familiar options alongside genuinely distinctive dishes.

The main consideration for families with young children focused on Magic Kingdom and EPCOT is transportation. Animal Kingdom Lodge is on the opposite end of Disney property from those parks, and bus rides take time. This is a real tradeoff and worth thinking through honestly if Magic Kingdom is your family's primary destination. For families who love Animal Kingdom park and EPCOT roughly equally, or who value the unique resort experience over park proximity, Animal Kingdom Lodge is an excellent home resort choice.

Saratoga Springs: The Underrated Family Option

Saratoga Springs does not generate the excitement of Beach Club or Bay Lake Tower in first-time buyer discussions, but it deserves more credit than it typically receives. The resort is DVC's largest property, which means inventory is abundant and the 7-month booking window is more forgiving here than at smaller resort pools. For families whose home resort is elsewhere but who want flexibility in adding stays at Walt Disney World, owning at Saratoga Springs as a second contract makes practical sense.

The resort's theming draws on New York's famous horse racing and spa town, which is more subtle than typical Disney resort design but creates a pleasant, classically American atmosphere. The Congress Park section of Saratoga Springs is particularly attractive, with views over the waterways and walking access to Disney Springs that is genuinely convenient for evening entertainment.

The High Rock Spring pool area is well-designed and includes a zero-entry section that works well for families with toddlers. The villa configurations are standard DVC quality. Transportation to parks runs via bus, and the proximity to Disney Springs means rideshare to other resorts or entertainment venues is easy to arrange.

Saratoga Springs consistently offers some of the most accessible resale pricing in the DVC portfolio. For families looking to enter the DVC market at a lower per-point cost without sacrificing villa quality, Saratoga Springs is worth considering seriously.

How to Think Through the Decision

The framework we use with prospective buyers starts with three questions. First, which Disney park does your family spend the most time at? The answer to that question points strongly toward a resort with proximity to that park, which saves meaningful time and transportation friction across many visits over the years.

Second, what age are your children now and where will they be in five to ten years? The resort that works best for a family with toddlers is often different from the resort that works best when those children are in high school. Some families purchase with an eye toward where they will be in ten years rather than where they are today.

Third, how many points do you plan to purchase and what room types do you most commonly want? A family that primarily books one-bedroom villas needs different point economics than a family that books two-bedroom villas for multi-generational trips. The right resort and right point total are connected decisions.

Beyond the resort analysis, the resale versus direct purchase decision affects price significantly. Resale contracts come in 20 to 40 percent below Disney's direct pricing for the same resort and points. On a 150-point contract at a popular resort, that gap can easily represent ten thousand to twenty thousand dollars. The commission at DVC Sales is 6.9 percent, which is well below the industry average, and we handle the entire process from contract through closing.

I’ve dealt with Mark for over 20 years, he’s always available to answer my silly questions, and give honest advice, even if it’s to his detriment. When the time comes to sell, Mark will be my first call.

Mitzi and I couldn't have had a more positive experience as the one which we had, in selling some of our DVC points through DVC Sales with Mark and Lori Webb. and their staff. The whole process was transparent, seamless and we were being fully briefed as to the. progress. Thanks to Mark we were kept aware as to what was happening with the listing, with the ROFR bu Disney, and with the closing process completed, all in a short months' time. We couldn't have asked for a better group than DVC Sales for the sale. they were honest . amd truly caring on our behalf. Mitzi and Lee Tucholski

Foreign sellers, beware; they will not provide correct information to you about what you can expect when selling. They also, at the end of the process, hit you with fees you did not expect, and you are too late to do anything about it.

I could not imagine being happier with my experience using DVC Sales to sell our Old Key West membership. We enjoyed so many years of Disney vacations. While on your website I started a chat that turned into a call with Lori. She took the time to explain how the website works. Within a few minutes I had created my account and listed my membership for sale. Within 3-4 weeks we received an offer and sold our membership. Thankyou Lori and DVC Sales!

Mark, today we have just received the last check for our 4th contract you sold for us. Our experience was outstanding you deserve the acknowledgement for your service. You remind me of the way customers were treated years ago. Everybody we spoke with or chatted online was friendly and helpful. Although the process took a few months, it was worth the wait. We hope the families who purchased on contracts have as much enjoyment as we have had. If anyone is looking to buy or sell a DVC membership you can use our name. Thank you again!
