DVC Resale at BoardWalk Villas: Walk to Two Parks, Live on Crescent Lake

Disney's BoardWalk Villas sit in one of the most strategically valuable positions in the Disney Vacation Club system. They are within walking distance of EPCOT's back entrance and a short walk or boat ride from Disney's Hollywood Studios. The resort itself faces Crescent Lake, flanked by restaurants, entertainment, and the kind of waterfront evening atmosphere that has made it a consistent favorite among DVC members who prioritize park access and resort experience in equal measure.

On the resale market, BoardWalk contracts expire in 2042. That shorter deed life is part of why per-point prices tend to come in lower than newer resorts with longer deeds, even though demand for BoardWalk remains strong. For buyers who want prime location and a shorter time horizon, the math often works well.

The BoardWalk Location Advantage

Walk to EPCOT in roughly 10 minutes using the International Gateway entrance near France and the United Kingdom in World Showcase. Walk to Disney's Hollywood Studios in about 20 minutes, or take a boat across Crescent Lake in less than 10. These are two of Walt Disney World's four major parks, both accessible on foot from your room.

This access matters differently depending on how you vacation. For families with young children who need to return to the resort for afternoon rest, the ability to walk to the room and back without any transit planning is a significant quality-of-life upgrade. For EPCOT festival enthusiasts, living a 10-minute walk from the park during Food and Wine or Flower and Garden events is genuinely transformative. For adults who enjoy park-hopping between EPCOT and Hollywood Studios in a single day, the geography of BoardWalk makes that easy.

The Resort Atmosphere

BoardWalk is themed after Atlantic City-style seaside resorts of the early 1900s. The architecture is colorful and ornate, with covered balconies, carnival-inspired details, and a promenade along Crescent Lake that comes alive at night with street performers, gaming booths, and the warm glow of a working entertainment district. The lakeside view from the upper floors of the villas is one of the better resort views at Walt Disney World, with boats, illuminations, and the lights of the surrounding resorts across the water.

It is an atmosphere that appeals particularly to adults and families who want their resort stay to feel like a destination rather than just a place to sleep between park visits. The promenade entertainment, the dining options, and the water views all contribute to an evening resort experience that is hard to replicate elsewhere in the DVC system.

Accommodations

BoardWalk Villas offer studios, One-Bedroom Villas, Two-Bedroom Villas, and Three-Bedroom Grand Villas. Studios include a kitchenette and sleep up to five guests. One-bedroom units add a full kitchen, in-unit laundry, and a separate bedroom. Two-bedroom lockoff configurations are available, which give ownership groups flexibility to use the space as either a two-bedroom or split it into a studio and one-bedroom for different bookings.

Many rooms offer views of Crescent Lake or the resort gardens. Lake views command higher point costs but provide one of the more memorable lodging experiences in the DVC network.

Pools

The Luna Park Pool is the feature pool at BoardWalk, and it leans hard into the carnival theme with a large waterslide shaped like a rollercoaster car, a whirlpool spa, and poolside service. A quieter leisure pool deeper into the resort provides an alternative for guests who prefer a calmer swim without the activity of the feature pool. Both are within easy walking distance of the villas.

Dining

The dining options at and around BoardWalk are among the strongest in the DVC system. Flying Fish is a signature seafood restaurant with a long-standing reputation as one of Disney's better fine dining options. Trattoria al Forno serves Italian cuisine and hosts character breakfasts. The BoardWalk Deli and Pizza Window handle casual quick-service meals. And because EPCOT's World Showcase is a short walk away, the effective dining footprint extends to every restaurant in that pavilion.

Beach Club, Yacht Club, and Swan and Dolphin are all reachable on foot from BoardWalk, adding further dining variety. The density of quality dining options in this area of Walt Disney World is unmatched anywhere else on property.

The Resale Picture for BoardWalk

BoardWalk contracts expire in 2042. That is a shorter deed than resorts like Riviera or Copper Creek, and resale pricing reflects that. Per-point prices at BoardWalk tend to be more accessible than premium newer resorts, while still commanding a location premium over resorts with similar expiration dates but less strategic positioning.

For buyers who want prime EPCOT-area access and plan to use their membership strongly over the next 15 to 20 years, BoardWalk often represents real value. The resort's compact size means the 11-month booking window genuinely matters here, particularly for studios during busy EPCOT event periods.

Who Should Buy at BoardWalk

BoardWalk is the right choice for buyers who visit EPCOT frequently, enjoy the dining and entertainment of the Crescent Lake area, and want the flexibility of walking to two parks. It works especially well for EPCOT festival enthusiasts, adult Disney travelers who prioritize resort atmosphere and dining, and families who visit Disney with enough frequency to maximize the access advantage of this location.

Buyers whose primary focus is Magic Kingdom will probably be better served by Bay Lake Tower or one of the Wilderness Lodge properties. BoardWalk's magic is tied to EPCOT, and buyers who do not connect deeply with EPCOT are leaving the main benefit of the location on the table.
