The point cost is the lowest among DVC room types, making them an affordable option for your first DVC vacation or for maximizing the number of trips you can take with your annual points.

Some studios at newer resorts like Copper Creek and Riviera feature slightly different layouts, with a few offering a small table and chairs rather than just the typical seating area. The studios at Disney's Polynesian Villas & Bungalows include a daybed instead of a traditional sleeper sofa, which some families prefer for comfort.

One-Bedroom Villas

One-bedroom villas provide significantly more space with a separate bedroom, living room, and full kitchen. The standard layout includes a king bed in the bedroom, a queen sleeper sofa in the living area, and often a sleeper chair, accommodating up to five guests. The full kitchen comes equipped with a full-size refrigerator, stovetop, oven, dishwasher, and complete cookware and dinnerware.

These villas appeal to families who want the convenience of preparing some meals in their room, whether for early morning departures or late-night snacks. The separate bedroom offers privacy for parents, while children can sleep in the living area. You'll also have a washer and dryer in most one-bedroom villas, which becomes valuable for longer stays or families with young children.

The point cost for one-bedroom villas falls in the middle range of DVC accommodations. If you're considering a resale purchase and aren't sure which room type you'll prefer, one-bedroom villas offer a good balance of space and point efficiency for many families.

Two-Bedroom Villas

Two-bedroom villas represent excellent value for larger families or groups, typically sleeping eight to nine guests. These units essentially combine a one-bedroom villa with an adjoining studio, connected by a door that can remain open for family togetherness or closed for privacy between generations.

The layout includes a master bedroom with a king bed, a second bedroom with either a queen bed or two twin beds, and a living area with a queen sleeper sofa and often a sleeper chair. You'll have two full bathrooms, a complete kitchen, dining area, and laundry facilities. Some two-bedroom villas also feature a balcony or patio.

Resorts like Old Key West and Saratoga Springs are known for particularly spacious two-bedroom layouts. At Bay Lake Tower, many two-bedroom villas offer spectacular views of the Magic Kingdom and Seven Seas Lagoon.

The point cost for two-bedroom villas can initially seem high, but when you calculate the per-person accommodation cost for a family of six to eight people, it often represents better value than booking multiple smaller units or staying at comparable off-property accommodations.

Three-Bedroom Grand Villas

Grand villas are the most luxurious DVC accommodations, sleeping up to twelve guests across three bedrooms plus living areas. These sprawling villas typically feature a master suite with a king bed, two additional bedrooms with various bedding configurations, multiple bathrooms, a full kitchen, dining room, and expansive living area.

You'll find grand villas at select resorts including Copper Creek, Grand Floridian, Animal Kingdom Lodge, and others. Each resort's grand villas have unique features: Copper Creek's overlook the resort's natural setting, while Grand Floridian's offer Victorian elegance with Magic Kingdom views.

Grand villas require a substantial point commitment, making them most suitable for special occasions, large family reunions, or members with significant annual point allocations. The point cost often equals what many members spend on their entire year's worth of vacations, but for the right group and occasion, the space and luxury can justify the expense.

Lock-Off Villas

Lock-off villas provide flexibility that many families find valuable. These units function as a single large villa when the connecting door remains open, or can be reserved as two separate accommodations. The typical configuration pairs a one-bedroom villa with a studio, though some resorts offer two-bedroom lock-offs that separate into a one-bedroom villa and a studio.

This arrangement works particularly well for multi-generational trips where grandparents might prefer their own space while staying close to grandchildren. You can also book just one side of a lock-off for smaller trips and save points, or use your points to book one side while renting out the other to help offset costs.

Most DVC resorts offer lock-off configurations, though the specific layouts vary. When booking, you'll typically reserve the accommodation as either a "lock-off villa" or as separate studios and one-bedroom villas, depending on how you want to use the space.

Treehouse Villas and Bungalows

For a unique Disney experience, consider the specialized accommodations at select DVC resorts. The Treehouse Villas at Saratoga Springs offer a secluded, cabin-like experience nestled in wooded areas. These standalone units sleep up to nine guests and include full kitchens, multiple bedrooms, and private decks.

The Bungalows at Disney's Polynesian Villas & Bungalows provide an entirely different experience with overwater accommodations directly on Seven Seas Lagoon. These luxury villas sleep up to eight guests and feature expansive decks with direct water access and unobstructed views of Magic Kingdom fireworks.

Both accommodation types require significant point investments and book quickly due to limited availability. The Treehouse Villas offer better point value for the space, while the Bungalows provide an unmatched luxury experience with premium pricing to match.

Deluxe Studios and Special Configurations

Some DVC resorts feature variations on the standard room types. Deluxe studios might offer slightly different layouts or additional sleeping capacity compared to standard studios. For example, some studios at Beach Club Villas include Murphy beds that fold down from the wall, increasing sleeping capacity without sacrificing living space during the day.

Certain resorts also offer themed or premium rooms with enhanced decor or prime locations. Disney's Riviera Resort features tower studios with unique layouts and views, while some villas at Animal Kingdom Lodge provide savanna views where you can watch giraffes and zebras from your balcony.

  • Resort Transportation: Some resort locations require longer walks or additional transportation to reach villa buildings. If mobility is a concern, research the specific resort layout or request accommodation closer to transportation or amenities.

Planning Your DVC Purchase

Room capacity should factor into your DVC purchase decision, though it shouldn't be the only consideration. Think about your family's current needs and how they might evolve over the next decade or two. Children grow up and travel patterns change, so the villa type that works perfectly today might not suit your family in ten years.

Many successful DVC members purchase based on their most common vacation scenario rather than their occasional large family trips. If you typically travel as a family of four but occasionally bring extended family, purchasing enough points for one-bedroom or two-bedroom villas for regular trips might make more sense than purchasing enough points for grand villas that you'll rarely use.
