Choosing The Best DVC Home Resort

DVC resale – Explore magical Disney resorts and adventures.
Choosing the best DVC home resort

Choosing a home resort is one of the most important decisions in the DVC purchasing process, and it is also one of the most misunderstood. A lot of buyers focus almost entirely on the resort itself and whether they love the theming, the pool, the restaurant options. Those things matter. But the home resort decision is really a booking strategy question, and understanding it that way changes how you approach the choice.

The core of the home resort advantage is this: you can book your home resort 11 months in advance, and you can book any other DVC resort 7 months in advance. That four-month gap determines whether you can consistently get the rooms you want at the resort you want during the times of year you travel. For some families, that gap is everything. For others, it barely matters.

This guide walks through what actually drives the home resort decision, what to look for in each major resort category, and how to think about the resale price question when choosing where to buy.

What the Home Resort Advantage Actually Means

The 11-month booking window is only an advantage if you are trying to book something that fills up before 7 months. That sounds obvious, but it is worth thinking through carefully because it determines whether the home resort advantage is significant for your specific situation.

At popular resorts during peak seasons, certain room categories, specifically studios, one-bedrooms with specific views, and bungalows or cabins at premium properties, book out within days of the 11-month window opening. If you want a theme park view studio at Bay Lake Tower during Christmas week, you need the 11-month window. There is no realistic path to booking that room at 7 months. It will be gone.

But if you travel during less crowded seasons, if you prefer larger villa categories that book more slowly, or if you are flexible about which resort you stay at, the home resort advantage matters much less. A family that takes a spring break trip every year and is happy to stay in a one-bedroom at any of the Epcot-area resorts will likely find everything they want at 7 months regardless of home resort. A family that visits Christmas week and specifically wants a Magic Kingdom view studio at Bay Lake Tower needs to own there.

So the first question is: when do you travel, how flexible are you, and what room categories do you want? Those answers define how important the home resort booking advantage is for your situation. The how DVC works guide covers the full booking priority system if you want more detail on how the windows work in practice.

Magic Kingdom Area Resorts

Bay Lake Tower, Disney's Polynesian Villas and Bungalows, Villas at Disney's Grand Floridian, and the Boulder Ridge and Copper Creek Villas at Wilderness Lodge all sit within the Magic Kingdom resort area. They each have access to the Magic Kingdom fireworks from the resort, and three of them are connected to the monorail loop.

Bay Lake Tower is the top choice for Magic Kingdom enthusiasts who travel during peak seasons and want guaranteed access to premium view rooms. The resort is attached to the Contemporary, its point charts are moderate, and the Top of the World Lounge is a member-only perk that has no equivalent elsewhere. If the 11-month window for Magic Kingdom view rooms is your primary concern, Bay Lake Tower is the answer.

Polynesian is the choice for families who love the South Pacific theming and want the combination of beach access, lagoon views, monorail convenience, and 'Ohana dining. It is consistently among the most popular DVC resorts, which means resale prices run higher but demand for points is also strong if you ever consider renting unused points to other members.

Grand Floridian is the most elegant option in the Magic Kingdom area. The Victorian resort atmosphere, spa access, and fine dining options appeal to families who want a more refined Disney experience. Resale prices at Grand Floridian tend to be higher per point than other resorts in the area, so it is worth comparing against your actual usage needs.

Wilderness Lodge, covering both Boulder Ridge and Copper Creek, offers Magic Kingdom area access at generally lower resale prices than the other properties in this group. The Pacific Northwest theming is distinctive and beautiful, the pool is excellent, and the resort atmosphere is genuinely different from the more commercial feel of the Contemporary or Grand Floridian. For buyers who want Magic Kingdom area access without the premium cost, Wilderness Lodge is the strong practical choice.

Epcot Area Resorts

Disney's BoardWalk Villas, Disney's Beach Club Villas, and Disney's Riviera Resort all provide walking access to Epcot and are the natural home for families whose Disney trips center on that park. The difference between them is primarily atmosphere, point chart structure, and the Riviera resale restriction.

BoardWalk and Beach Club are functionally similar in terms of location. BoardWalk has a more social, lively atmosphere with the promenade entertainment and restaurants. Beach Club is calmer and has the advantage of Stormalong Bay, which is widely considered the best resort pool on Disney property. The 11-month window matters at both for busy seasons and preferred room categories, but neither fills as aggressively as the most popular Magic Kingdom view categories.

Riviera is the newest resort in this area and the most modern in its construction and interior design. The Skyliner access, Topolino's Terrace, and the tower room views are all genuine advantages. But Riviera has a restriction that buyers need to understand: contracts purchased resale can only be used at Riviera itself. They cannot be used to book other DVC resorts the way resale contracts at other properties can. That restriction limits flexibility and is a significant factor in the purchasing decision for anyone who values the ability to use points across the DVC portfolio. Make sure you understand this fully before purchasing Riviera resale.

Old Key West and Saratoga Springs

Old Key West and Saratoga Springs are the two oldest DVC resorts, and they occupy a unique position in the ownership landscape. Both are large properties, both have lower points-per-night requirements for some room categories than newer resorts, and both tend to have lower resale prices per point than the premium Magic Kingdom or Epcot area properties.

Old Key West has a quiet, residential Florida Keys atmosphere that appeals to families who want a slower pace and value spacious villa layouts. The boat transportation to Disney Springs is a pleasant feature. The property feels more like a vacation community than a theme park resort, which is exactly what some DVC buyers are looking for.

Saratoga Springs is adjacent to Disney Springs and offers the most extensive golf and outdoor recreation options of any DVC resort. The trail system connects to the Springs via a lakeside path, and the overall outdoor amenity package is stronger here than at any other property. For active families who want resort facilities beyond just pools, Saratoga Springs is worth serious consideration.

Both resorts benefit from lower resale prices, which means you can acquire more points for the same investment than you would at a premium resort. If you are flexible about where you stay and do not need the 11-month advantage for specific room categories at premium resorts, buying at Old Key West or Saratoga Springs and using your points across the DVC system can be a genuinely smart financial approach to membership.

Animal Kingdom Area and Newer Resorts

Disney's Animal Kingdom Villas, covering Jambo House and Kidani Village, offer a genuinely unique resort experience. The savanna views from certain room categories, where you look out over actual wildlife in an African-themed landscape, are unlike anything else in the DVC portfolio. For families who love nature and wildlife, the savanna view rooms at Animal Kingdom Villas are among the most special experiences available to DVC members.

The 11-month advantage matters significantly at Animal Kingdom for savanna view room categories during peak seasons. These rooms are popular and do fill. If you regularly travel during busy periods and specifically want savanna access, purchasing at Jambo House or Kidani Village with the home resort advantage makes sense.

Disney's Copper Creek and Boulder Ridge Villas at Wilderness Lodge and the newer properties like Riviera, Aulani in Hawaii, and the West Coast properties offer different configurations of amenities, location advantages, and point chart structures. If you are considering properties outside Walt Disney World specifically, the conversation shifts toward how often you would stay at the purchased resort versus using points elsewhere, which makes the home resort advantage calculation quite different.

How Resale Price Factors In

The resale market prices different DVC resorts differently, and those price differences matter when evaluating your total cost of ownership. A resort with a lower resale price per point means you can acquire more points for the same investment. A resort with a higher price per point is typically carrying either a location premium, a booking demand premium, or both.

The question is whether the premium you pay for a resort like Bay Lake Tower or Polynesian is justified by the specific value you will get from it. If you regularly travel at Christmas and specifically want Magic Kingdom view rooms, the premium is probably worth paying because the 11-month advantage at those specific room categories has real value. If you travel in September and are flexible about room categories, the premium is harder to justify.

Annual dues also vary by resort and add to the total cost of ownership over time. Newer resorts generally have lower dues initially. Older resorts have had more time for dues inflation. The annual dues page shows current dues across all resorts, which matters for any long-term cost comparison.

Use the compare prices tool to look at current resale values side by side, and the retail prices page to understand the discount you are getting on the resale market versus direct Disney pricing. Current resale listings at all resorts are on the listings page.

Practical Questions to Answer Before Choosing

Before you decide on a home resort, work through these questions honestly. When do you typically travel, and how flexible are you on dates? What room categories do you want, and do those categories sell out at 7 months or earlier? Which parks do you spend the most time in, and does resort proximity to those parks matter to your family? How much does resort atmosphere and theming matter versus pure location efficiency?

Beyond the strategic questions, spend real time thinking about what kind of resort environment you want to come home to at the end of a park day. The theming, the pool, the dining options, the overall pace and feel of the resort, all of it matters for long-term satisfaction with your purchase. DVC ownership is ideally a decades-long relationship with a specific property. Choosing somewhere you genuinely love is not a frivolous consideration.

If you are ready to look at specific options, the resale listings page shows available contracts by resort. Reach out through the contact page if you want to talk through the specific trade-offs for your situation. We have worked through this decision with a lot of families, and the right answer is genuinely different depending on how you use DVC. We are happy to help you think it through.

Frequently Asked Questions About Choosing a DVC Home Resort

Can I stay at other DVC resorts if I purchase at one home resort?

Yes. Your DVC points can be used to book any resort in the DVC portfolio at 7 months before your check-in date. The home resort advantage only applies to your specific home resort, where you can book at 11 months. If you want to stay somewhere else, you book at 7 months like any non-home owner. There is no restriction on where you stay; the home resort just determines your booking advantage window.

Is it better to buy where I want to stay or where I can get the best price per point?

That depends entirely on your travel patterns. If you are flexible and do not need specific room categories during peak seasons, buying where the price is best and using points across the system works well. If you have specific room categories or peak season dates you need to guarantee, buying at that resort and using the 11-month window is worth the premium. There is no universal answer.

What are the DVC resorts closest to Magic Kingdom?

Bay Lake Tower, Polynesian Villas, Grand Floridian Villas, and Wilderness Lodge are all in the Magic Kingdom area. Bay Lake Tower is connected to the Contemporary and offers the closest physical proximity. Polynesian and Grand Floridian are both on the monorail loop with direct Magic Kingdom access. Wilderness Lodge uses boat transportation to reach the park.

Does the Riviera restriction matter for resale buyers?

It matters significantly. Riviera resale contracts can only be used to book Riviera. They cannot book other DVC resorts the way resale contracts at every other DVC property can. This limits your flexibility and is a genuine disadvantage compared to resale contracts at other resorts. Direct purchases from Disney at Riviera do not have this restriction. The restriction is specific to the resale context, and it is an important factor to weigh when comparing Riviera resale against other options at a similar price point.

How do I know how many points I need at my home resort?

Start with your typical vacation pattern. How many nights, what room category, what time of year? DVC provides point charts for each resort that show exactly how many points each room category costs per night in each season. Add up what your typical trip would require, then consider how often you travel per year. The goal is to have enough points to cover your actual trips without having to rent points from others or bank and borrow constantly. The DVC Sales team can help you work through the math for your specific situation.

Foreign sellers, beware; they will not provide correct information to you about what you can expect when selling. They also, at the end of the process, hit you with fees you did not expect, and you are too late to do anything about it.

I could not imagine being happier with my experience using DVC Sales to sell our Old Key West membership. We enjoyed so many years of Disney vacations. While on your website I started a chat that turned into a call with Lori. She took the time to explain how the website works. Within a few minutes I had created my account and listed my membership for sale. Within 3-4 weeks we received an offer and sold our membership. Thankyou Lori and DVC Sales!

Mark, today we have just received the last check for our 4th contract you sold for us. Our experience was outstanding you deserve the acknowledgement for your service. You remind me of the way customers were treated years ago. Everybody we spoke with or chatted online was friendly and helpful. Although the process took a few months, it was worth the wait. We hope the families who purchased on contracts have as much enjoyment as we have had. If anyone is looking to buy or sell a DVC membership you can use our name. Thank you again!
