Disney's Riviera Resort is the newest standalone DVC property at Walt Disney World, and it makes a strong case for itself on multiple fronts: a long deed running to 2070, direct Skyliner gondola access to EPCOT and Hollywood Studios, genuinely upscale design, and some of the best dining available at any DVC property. The Riviera Experience
Opened in December 2019, Riviera was inspired by the travels of Walt and Lillian Disney through southern France and Italy. The resort architecture, interior design, and art program all reflect that inspiration. Mosaic tile work, European courtyard landscaping, curated paintings and sculptures, and architectural details that reference the French and Italian Riviera all give this resort a character that stands apart from anything else in the DVC system.
It is a resort designed for adults as much as families. The atmosphere is quieter and more refined than some of the more whimsical Disney properties, while still having plenty of Disney character woven in through artwork depicting scenes from Tangled, Peter Pan, and other films. It sits in a comfortable middle ground between luxury hotel and Disney resort, and that appeals strongly to buyers who have grown past the nonstop theme park mode of travel.
Location and Transportation
Riviera's best logistical feature is its direct connection to the Disney Skyliner gondola system. From the resort, you can take a gondola directly to EPCOT's International Gateway entrance. A transfer at the Caribbean Beach hub connects you to Disney's Hollywood Studios. This is one of the more enjoyable transit experiences at Walt Disney World, and it makes two major parks genuinely easy to reach without bus waits.
For Magic Kingdom and Animal Kingdom, bus service connects from the resort. The location near International Drive puts you within reasonable distance of everything on property, even if the Magic Kingdom-area resorts have a slight geographic edge for that specific park.
Room Types and Accommodations
Riviera offers a wider range of room types than most DVC properties. Tower Studios are exclusive to Riviera and are designed for couples or solo travelers: compact, elegantly finished units that work well for people who want a quality place to sleep and get ready but spend most of their time in the parks. Deluxe Studios sleep four with a kitchenette and full bathroom.
One-Bedroom and Two-Bedroom Villas provide full kitchens, in-unit laundry, and comfortable space for families or groups. Three-Bedroom Grand Villas are on the upper floors and offer exceptional views along with enough space for large family gatherings. The interior design quality throughout is high, with tile work, custom furniture, and art program pieces that reinforce the resort's European character.
Pools and Amenities
The main pool at Riviera features a waterslide set in a natural stone tower, surrounded by landscaped gardens. A separate Beau Soleil Pool provides a quieter adult-oriented retreat. A Fantasia-themed splash area keeps younger kids entertained. Poolside food and drink service is available throughout the day.
The resort has a fitness center, a spa offering treatments and wellness services, and open-air corridors with garden views that are pleasant for evening walks. The overall feel is more of a high-end resort property than a theme-park-adjacent hotel, and that is deliberate.
Dining at Riviera
Topolino's Terrace is one of the standout dining experiences at any DVC resort. Located on the rooftop level of the tower, it offers panoramic views of both EPCOT and Hollywood Studios fireworks, a character breakfast with Disney artists and their creations, and an upscale dinner menu focused on Riviera-inspired cuisine. Reservations are competitive and generally worth planning around.
Primo Piatto on the lobby level serves Mediterranean-inspired quick-service meals throughout the day. Le Petit Cafe handles coffee, pastries, and evening wine. Outdoor seating is plentiful throughout the resort grounds, and the overall dining program is well above average for a DVC property.
The Resale Restriction You Need to Know
Riviera has a unique characteristic in the DVC resale market that does not apply to any other resort. Points purchased on the resale market at Riviera can only be used at Riviera. They do not have access to the broader DVC resort network at the 7-month window the way resale contracts at other resorts do.
This is a deliberate policy Disney introduced with Riviera to make direct purchase more attractive. If you buy Riviera points directly from Disney, you have full system-wide access. If you buy on the resale market, you are limited to Riviera only.
For many buyers, this restriction is not a problem at all. If your plan is to stay at Riviera regularly and you specifically want this resort as your primary vacation destination, the restriction does not limit you. But buyers who want flexibility to use their points at other resorts should either buy direct or choose a different home resort for their resale purchase.
Long Deed and Resale Value
The 2070 expiration date on Riviera contracts is one of the longest in the DVC system. For buyers who are younger and planning decades of Disney vacations, a longer deed is genuinely valuable. You are buying more years of ownership, and that affects both the vacation math and any future resale value.
Riviera resale prices reflect both the long deed and the usage restriction. They are generally higher than resorts with older deeds, but lower than comparable direct pricing.
