El vendedor es responsable de la comisión del corredor y de la tarifa de estoppel de $150 de Disney (estoppel = certificación de saldo). El comprador es responsable de los costos de cierre y de la Tarifa de Activación del Club (CAF) de $500 de Disney. Si la fecha de cierre programada cae dentro del año calendario actual, el comprador reembolsará al vendedor las cuotas anuales de los puntos depositables del año en curso. Cómo funciona la Calculadora de Valor de Reventa de DVC
Creamos esta herramienta porque averiguar cuánto vale un contrato DVC no debería requerir una llamada telefónica. Seleccione su resort, ingrese sus puntos y la calculadora le mostrará dónde se ubica su contrato en el mercado actual.
Las cifras provienen de datos reales de listados. Rastreamos el inventario activo de todos los corredores de reventa de DVC con licencia en la industria, no solo nuestros propios listados. Cuando ve un valor sugerido de $110 por punto para su contrato de Saratoga Springs, se basa en el precio real al que se listan contratos similares en este momento y en el precio al que se han vendido contratos comparables recientemente.
Qué afecta el valor de su contrato
El resort es el factor más importante. Grand Floridian tiene un precio superior al de resorts como Old Key West, así que explore los listados actuales para ver los precios de hoy. Dentro de cada resort, varios factores mueven el precio hacia arriba o hacia abajo.
Los puntos disponibles importan mucho. Un contrato con todos los puntos del año actual y de años futuros intactos (lo que los corredores llaman "cargado") se vende por más por punto que uno en el que el vendedor ya usó la asignación de este año. Los puntos depositados del año pasado añaden aún más valor porque el comprador puede usarlos de inmediato.
El tamaño del contrato también influye. Los contratos más pequeños (de 25 a 75 puntos) a menudo se venden con un precio superior por punto porque hay más demanda de compradores que buscan contratos complementarios. Los contratos más grandes (200 o más) a veces se venden por un poco menos por punto porque el precio total reduce el grupo de compradores.
El Año de Uso afecta la liquidez. Los Años de Uso de febrero y diciembre tienden a tener más inventario, por lo que los precios son un poco más competitivos. Años de Uso menos comunes, como abril o junio, a veces pueden alcanzar un pequeño precio superior porque hay menos oferta.
Para vendedores: qué esperar
Si está pensando en vender, esta calculadora le da un punto de partida realista. El valor mostrado refleja lo que el mercado pagará realmente, no lo que usted espera obtener. Los listados con un precio igual o cercano al valor sugerido por la calculadora tienden a recibir ofertas en 1 o 2 semanas. Los listados con un precio del 15% o más por encima del mercado pueden quedarse sin vender durante meses.
Tenga en cuenta que el precio solicitado y el precio de venta no son lo mismo. La mayoría de los contratos se cierran entre un 3% y un 8% por debajo del precio solicitado después de la negociación. Fije el precio de su listado dejando ese margen.

Para compradores: cómo detectar una buena oferta
