Tarifas de reventa de DVC, explicadas con claridad
Ya sea que esté comprando o vendiendo, aquí encontrará exactamente lo que pagará y lo que conservará, todo detallado antes de que se comprometa con algo. Repasamos cada línea de la estructura de tarifas, los costos de cierre, la tarifa de activación de club de Disney (CAF) y las cuotas anuales, para que nada aparezca como una sorpresa cuando llegue al cierre.

3. Escritura: el vendedor entregará al comprador una escritura libre de gravámenes, que vence según los documentos rectores del resort. Si el comprador no cumple con sus obligaciones, el vendedor podrá rescindir el contrato y el depósito se perderá. El agente de custodia deducirá del depósito gastos de hasta $150 y dividirá el depósito restante, la mitad para el corredor y la mitad para el vendedor. En caso de incumplimiento del vendedor, se le adeuda la comisión completa al corredor y el depósito del comprador será devuelto.
4. Detalle de tarifas:
El vendedor es responsable de la comisión del corredor y de la tarifa de estoppel (estoppel: certificación de saldos y estado de la cuenta) de $150 de Disney.
El comprador es responsable de los costos de cierre

de la tarifa de activación de club (CAF) de $500 de Disney.
Si la fecha de cierre programada cae dentro del año calendario en curso,
el comprador reembolsará al vendedor las cuotas anuales sobre los puntos bancables del año en curso.Si el vendedor ha usado alguno de los puntos del año siguiente, el vendedor reembolsará al comprador las cuotas anuales sobre esos puntos a la tarifa del año en curso.Las cifras que aparecen a continuación son estimaciones.
5. Cuotas anuales: el comprador paga las cuotas sobre los puntos correspondientes del Año de Uso en curso. La evaluación de gastos comunes se paga en su totalidad cada año según los documentos rectores del resort y las condiciones del contrato de membresía de DVC.

Representamos a ambas partes en cada transacción. Los vendedores publican con nosotros bajo estas mismas condiciones y conocen la estructura de tarifas antes de firmar el contrato de publicación. Cuando un comprador nos pide cambiar quién paga qué durante el proceso de oferta, nos está pidiendo que volvamos al vendedor con un trato distinto al que aceptó al publicar. Eso es algo que no haremos.
La estructura de tarifas no es algo que ajustemos en cada transacción, pero eso no significa que quede atado a una cifra que no le convenga. Lo que se mueve es su precio de oferta por punto. Si el cierre le cuesta más de lo que desea gastar, baje su oferta por punto para llegar a esa cifra.
También conviene saber cómo evalúan las ofertas los vendedores. Se enfocan en su neto, es decir, en lo que realmente se llevan. Pedir que se cambien las tarifas y al mismo tiempo ofrecer menos por punto suele dejar al vendedor en la misma posición o en una peor. Una oferta clara al precio por punto adecuado tiende a avanzar mucho más.

Costos de cierre Paga el comprador
Los costos de cierre se pagan a la compañía de títulos por transferir la escritura al nombre del comprador, administrar los fondos en custodia y gestionar todo el papeleo con Disney. El comprador paga porque es quien recibe la escritura a su nombre. Ese ha sido el estándar en el mercado secundario desde que existe la reventa de DVC. Toda compañía de reventa de DVC legítima usa la misma estructura.
Este no es un punto de negociación. El vendedor publicó bajo estas condiciones y no las cambiamos transacción por transacción.

Tarifa de activación de club (CAF) de $500 de Disney Paga el comprador
Disney cobra $500 por agregar al nuevo propietario al sistema de membresía de DVC, activar su cuenta y vincular su acceso a las reservas. El comprador es quien se agrega al sistema. Disney le cobra al nuevo propietario. Esta tarifa va directamente a Disney y ni nosotros ni la compañía de títulos podemos ajustarla.

Reembolso de cuotas anuales (cierres dentro del año calendario en curso) El comprador reembolsa al vendedor
Quien tiene el uso de los puntos bancables del año en curso paga las cuotas sobre ellos.
El vendedor pagó las cuotas anuales sobre el contrato completo al comienzo del año. Cuando la fecha de cierre programada cae dentro del año calendario en curso, usted recibe los puntos bancables del año en curso, lo que significa que esos puntos son suyos para usar, rentar o depositar en el banco. Usted tiene el uso. Por eso cubre las cuotas sobre ellos reembolsando al vendedor lo que ya pagó.
Si las cuotas son de $9 por punto y usted recibe 150 puntos bancables, eso da $1,350. No le está pagando un extra al vendedor. Está pagando el costo de mantenimiento de los puntos que realmente recibe. Toda compañía de reventa de DVC lo maneja de esta manera, porque reembolsar por los puntos que usted asume es el único enfoque justo.
Nota: si el vendedor tomó prestados algunos de los puntos del año siguiente, se le reembolsará por las cuotas anuales sobre la cantidad de puntos del año siguiente que ya no sean bancables. La misma regla aplica a la inversa.

El vendedor tomó prestado de la asignación del año siguiente El vendedor reembolsa al comprador
De nuevo, la misma regla. Si el vendedor tomó prestado por adelantado y usó puntos de la asignación del año siguiente, esos puntos ya no son bancables para el comprador. El comprador asume la propiedad de un contrato en el que parte de la asignación de puntos del año siguiente ya se gastó. El vendedor tuvo el uso de esos puntos, así que el vendedor es responsable de las cuotas anuales sobre ellos.
El vendedor reembolsa al comprador la cantidad de puntos del año siguiente que ya no sean bancables, calculada a la tarifa de cuotas por punto más actual de ese resort. El comprador queda completo: o tiene los puntos, o recibe una compensación por las cuotas sobre los que el vendedor usó.
Solicitudes que no podemos aceptar
"¿Puedo pedirle al vendedor que pague todos los costos de cierre o una parte de ellos?"
Lo sentimos, no. Los costos de cierre son responsabilidad del comprador. Todo vendedor publica con nosotros bajo estas condiciones, así que cambiarlas durante el proceso de oferta no es algo que podamos hacer.
Si desea reducir su total, ajustar su oferta por punto es la manera correcta de lograrlo.
"¿Puedo pedirle al vendedor que renuncie al reembolso de las cuotas anuales?"
Quien tiene el uso de los puntos bancables paga las cuotas sobre ellos. Si va a recibir puntos bancables de este año, prevea pagar las cuotas sobre esos puntos.
Nota: si el vendedor tomó prestados algunos de los puntos del año siguiente, se le reembolsará por las cuotas anuales sobre los puntos del año siguiente que no sean bancables.
"¿Puedo pedirle al vendedor que cubra la tarifa de activación de club (CAF) de $500 de Disney?"
La tarifa de activación de club (CAF) de $500 la cobra Disney, no DVCsales. Todo comprador de reventa la paga y no tenemos ninguna forma de renunciar a ella ni de trasladarla al vendedor.
La tarifa es la misma sin importar a través de qué corredor de reventa compre.

Mark was a great guy to work with while successfully selling my 6 DVC contracts. He definitely knows the DVC business well.
