Provide accurate information about your contract for the listing. Any misrepresentation of points, use year, or other details will create problems during the transaction and could result in a failed closing. We verify all details with Disney through the estoppel process to ensure accuracy.

Your listing will include your home resort, point allocation, use year, contract expiration date, and asking price. We also note any special features like banked points or Add-On contracts that might make your ownership more attractive to buyers.

Expect offers below your asking price. Negotiation is normal in real estate transactions, and we'll advise whether counter-offers are likely to succeed based on current market conditions and the specific buyer's behavior.

Once you accept an offer, the buyer typically provides earnest money (usually $500-1,000) to show good faith, and the contract moves to Disney for Right of First Refusal review.

Right of First Refusal (ROFR)

After you accept a buyer's offer, Disney has approximately 30 days to review the contract under their Right of First Refusal. During this period, Disney evaluates whether to purchase your contract at the agreed price.

Disney exercises ROFR on some transactions, particularly those priced significantly below current market levels. If Disney purchases your contract, you still complete the sale and receive the same proceeds. Disney simply becomes the buyer instead of your original purchaser.

If Disney waives their right of first refusal, the transaction proceeds to closing with your original buyer. Most contracts pass through ROFR successfully, especially those priced at current market levels.

Closing and Receiving Your Funds

Following ROFR waiver, your transaction moves to closing through a qualified title company. You'll receive closing documents that require your signature and notarization. The title company handles deed preparation, ownership transfer recording, and funds distribution.

Your net proceeds equal the sale price minus our 6.9% commission, closing costs (typically $200-400), and any outstanding dues or fees. The title company provides detailed closing statements showing all calculations.

Fund disbursement typically occurs within 5-10 business days after closing documents are recorded. We coordinate with the title company throughout this process to ensure smooth completion.

Final Documentation

Review all closing documents carefully before signing, and maintain communication with your broker and title company throughout the process. This attention to detail prevents last-minute issues and ensures your sale completes successfully.
