Selling DVC with a Pending Reservation

Selling DVC with a Pending Reservation

How Pending Reservations Impact Your Sales

Selling a Disney Vacation Club (DVC) membership with a pending reservation is possible, but it does influence the closing timeline. Disney does not allow a reservation in progress to be transferred to the buyer, meaning you must complete your trip before the ownership changes hands. As a result, the closing will be scheduled after your checkout date.

Coordinating Your Closing Date

To ensure proper coordination, visit the Required section of your Profile page. Indicate “Yes” when asked about pending reservations and provide your check-out date. This helps set clear expectations for buyers and accurately aligns the closing timeline.

Marketing and Negotiations Continue

Your listing will remain actively marketed. You can receive offers and negotiate just like any other seller. The main difference is that the actual closing takes place after your reservation is complete.

Option to Cancel Your Reservation

If you want to speed up the sale, you may choose to cancel your reservation. Doing so allows the closing and payout to occur sooner. However, for reservations within 60 to 90 days, it’s often better to keep the trip and close shortly afterward. Most buyers are flexible and plan vacations well in advance, so a brief delay is rarely an issue.

Buyer Transparency

Buyers are informed upfront if a reservation exists, preventing surprises later in the process. Being transparent about your travel plans ensures a smoother transaction for all parties.

Getting Help

Our goal is to make your closing experience smooth and predictable, even when a vacation is involved. If you have questions about how your reservation affects your timeline, our team is ready to assist.
