When you purchase DVC points, you're buying into a specific resort (your "home resort") with an ownership interest that lasts until that resort's contract expires. The points system lets you book accommodations at any DVC resort, but your home resort gives you an 11-month booking window versus 7 months for other resorts. This priority booking window becomes crucial for popular times like Christmas week or Food & Wine Festival.
How the Points System Works
DVC point values change based on room type, resort, season, and day of the week. A studio at Saratoga Springs might cost 11 points on a weekday in Value season but 25 points on a weekend during Magic Kingdom's 50th anniversary celebration. Points can be banked (saved for next year) or borrowed (used from next year's allocation) within certain limits. You can bank points by October 31st of your use year, and borrowed points must be used within your current use year. Contract length affects resale prices. A Boardwalk contract with 18 years remaining sells for less per point than a Riviera contract with 46 years remaining. But Boardwalk's location and room layouts might justify the shorter timeline for some buyers.
Annual dues cover resort maintenance, housekeeping, management, and Disney's administrative costs. Dues typically increase 3-5% annually, though some years see larger jumps due to special assessments or major renovations. Current annual dues range from about $7 per point at Vero Beach to over $10 per point at Grand Californian.
Resale vs. Direct Purchase Considerations
Purchasing resale through DVC Sales costs significantly less than purchasing directly from Disney. Current Disney retail prices range from $150 per point (Vero Beach) to $310 per point (Grand Californian), while resale prices typically run $100-200 less per point depending on the resort.
Resale buyers don't receive certain perks available to direct purchasers, including access to Disney's Cruise Line bookings, Adventures by Disney trips, and the Disney Collection resorts. Most resale buyers find these restrictions acceptable given the substantial savings.
All resale contracts go through Disney's Right of First Refusal (ROFR) process. Disney can purchase your contract at the agreed price before it transfers to you. ROFR rates vary by resort and market conditions, but most reasonably priced contracts pass through successfully.
