My DVC Resale Offer is No Longer Visible?
If you've submitted an offer on a Disney Vacation Club resale contract and it's suddenly disappeared from your dashboard, you might be wondering what happened. This is actually pretty common, and there are several straightforward reasons why offers become invisible on the platform.
The good news is that a disappearing offer doesn't mean something went wrong with your account or that there's a technical issue. DVC Sales only displays active offers that you can still take action on, so when an offer is no longer actionable, it's removed from your view to keep things clear.
Why Your DVC Resale Offer Disappeared
There are four main reasons why your offer might no longer be visible:
- The seller declined your offer: When a seller passes on your offer, it's immediately removed from the active listings. This happens more often when the offer is significantly below the asking price or when the seller receives multiple offers and chooses a different one.
- Your offer expired: All offers have a time limit, typically 24-48 hours. If the seller doesn't respond within that window, the offer expires automatically and disappears from your dashboard.
- You or the seller withdrew the offer: Either party can withdraw an offer at any time before it's accepted. Once withdrawn, it's no longer visible as an active opportunity.
- The entire listing was removed: Sometimes sellers decide to take their contract off the market entirely. They might change their mind about selling, accept a different offer, or decide to wait for better market conditions.
This system actually works in your favor because it means you're only seeing opportunities where you can still take action. You won't waste time wondering about offers that are no longer relevant.
What Happens During the Offer Process
Understanding how DVC resale offers work can help set your expectations. When you submit an offer through our platform, the seller receives immediate notification. They can then accept, decline, or counter your offer.
Most sellers respond within 24 hours, though some take the full time limit to consider their options. If multiple offers come in on the same contract (which happens frequently with popular resorts or well-priced listings), the seller will typically choose the strongest offer rather than negotiate back and forth.
Price isn't the only factor sellers consider. They also look at your financing pre-approval status, proposed closing timeline, and any special requests. A clean offer at a slightly lower price might beat a higher offer with complicated terms.
The Role of Right of First Refusal
Even when your offer is accepted, the process isn't complete. Disney maintains the right of first refusal (ROFR) on all DVC resale transactions, which means they can step in and purchase the contract at your agreed price and terms.
Disney typically exercises ROFR when they believe the sale price is significantly below market value. They're more likely to claim contracts at popular resorts like Bay Lake Tower or Grand Californian than older resorts like Saratoga Springs or Old Key West.
The ROFR process usually takes 4-6 weeks from when Disney receives the contract. During this time, your accepted offer will show as "pending ROFR" rather than disappearing completely. If Disney waives their right, you'll proceed to closing. If they exercise ROFR, you'll receive your deposit back and can start looking for another contract.
Understanding Current Market Conditions
The DVC resale market has specific dynamics that affect offer acceptance rates. Popular home resorts and contracts with longer expiration dates tend to receive multiple offers quickly. Contracts at resorts like Riviera or Grand Californian might see several competitive offers within hours of listing.
Points with favorable use years (starting in June, September, or December) also move faster because they align well with vacation planning. Sellers often price these contracts knowing they'll receive strong interest.
On the flip side, contracts with unusual point totals, shorter expiration dates, or unfavorable use years might sit longer and give you more negotiating room. These can actually be excellent values if they match your vacation needs.
Resale Restrictions You Should Know
Before submitting another offer, make sure you understand the limitations of resale contracts purchased after January 2019. These contracts don't include several perks that come with direct purchases from Disney:
- No access to the Disney Collection (non-DVC Disney resorts)
- No Adventures by Disney or Disney Cruise Line exchange options
- No ability to purchase add-on contracts directly from Disney later
However, resale contracts still include all the core DVC benefits: 11-month booking window at your home resort, 7-month booking window at all other DVC resorts, and the ability to bank and borrow points between use years.
You'll also pay the same annual dues as direct purchasers and have the same ownership rights. For most families focused on staying at DVC resorts, these restrictions don't significantly impact their vacation plans.
Your Next Steps
If your offer disappeared, here's what I'd recommend:
First, check your email for any notifications from our team. We send updates whenever there's a change in offer status, and this can help clarify exactly what happened with your specific offer.
If you're not sure what happened or need more details, reach out to your assigned agent. We can pull up the complete history of your offer and explain the seller's response. Sometimes there are details about the seller's decision that can help you craft a stronger offer next time.
Take a look at our current resale listings to see what else is available. The DVC resale market moves quickly, with new contracts listed daily. You might find an even better match for your needs and budget.
Consider broadening your search criteria if you've been focused on one specific resort or point total. Many buyers find excellent value by being flexible on home resort, especially if they plan to visit multiple DVC properties.
Improving Your Next Offer
Based on our experience helping hundreds of families through the resale process, here are some ways to strengthen your position for future offers:
Get pre-approved for financing if you're not paying cash. Sellers prefer offers from pre-approved buyers because it reduces the risk of financing delays during closing. Our financing partners can typically get you pre-approved within 24 hours.
Be realistic with your pricing. Check our monthly market reports to understand current selling prices for similar contracts. Offers significantly below recent sales rarely get accepted, especially on popular resorts.
Keep your terms simple. Avoid unusual closing date requests or complicated contingencies that might make the seller nervous about your ability to complete the purchase.
Act quickly on new listings that interest you. The best-priced contracts often receive multiple offers within the first day. Set up listing alerts so you'll know immediately when contracts matching your criteria become available.
Understanding Our Commission Structure
One advantage of working with DVC Sales is our commission structure. We charge sellers 6.9% compared to the industry average of 9.5%, which often means better pricing for buyers. Sellers can list their contracts at more competitive prices because they're keeping more of the sale proceeds.
As a buyer, you'll pay our $500 administrative fee at closing, but you're not charged any commission on the purchase. This fee covers contract review, coordination with Disney, and support throughout the closing process.
The Broader DVC Ownership Experience
While a disappearing offer might feel disappointing, remember that you're working toward joining a vacation club that most members love. DVC ownership typically provides decades of Disney vacations with predictable costs and excellent booking flexibility.
The key is finding the right contract for your family's needs. This might mean being patient for the perfect match or being flexible about resort choice to find better value. Either approach can work well depending on your priorities and timeline.
Most of our buyers find their ideal contract within 30-60 days, even if their first offer isn't accepted. The market has good inventory across all price ranges, and new opportunities appear regularly.
If you have specific questions about your disappeared offer or want to discuss strategy for your next offer, don't hesitate to contact your agent. We're here to help you navigate the process and find the DVC contract that's right for your family.
