Look, when people call us about buying DVC, they're always focused on that contract price. But that's just the beginning. You've got ongoing costs that'll hit your bank account every single year, and if you don't budget for them properly, you're setting yourself up for a nasty surprise.

I've been doing this for over 25 years, and - the buyers who understand all these fees upfront are the ones who stay happy with their purchase. The ones who don't? They end up calling me to sell their contracts two years later.

Annual Dues Overview

Here's the big one - annual dues. Every DVC owner pays them. No exceptions. These cover everything from housekeeping and maintenance to property taxes and Disney's management fees. Think of it as your share of running the resort.

You'll pay based on how many points you own. Own 150 points at Animal Kingdom Lodge? Your dues are 150 times whatever their per-point rate is. Currently that's around $8.37 per point, so you're looking at about $1,256 per year.

But here's what most people don't realize - dues vary dramatically between resorts. Old Key West runs about $7.80 per point. Polynesian? You're paying over $10 per point. That difference adds up fast when you own a decent-sized contract.

How Annual Dues Are Calculated

The math is simple. Take your point total, multiply by your resort's per-point rate. Done.

But timing matters. Disney bills these once a year, usually in January. You can set up a payment plan, but most people just write the check and get it over with. Miss that payment? Disney will freeze your reservation privileges faster than you can say "Mickey Mouse."

We've had clients who forgot about their dues payment while on vacation. Came back to find they couldn't book anything until they caught up. Not fun.

Annual Dues Increases

Every year, your dues go up. Count on it.

Disney doesn't publish what the increases will be, but historically we're seeing 3-5% annually. Some years it's 2%, other years it hits 7%. Riviera had a brutal year recently with an 8% jump.

In our experience, newer resorts tend to have more volatile increases. The established properties like Old Key West and Saratoga Springs are more predictable. But don't bank on that pattern continuing forever.

If you're buying a 150-point contract today with $1,200 annual dues, plan on paying $1,600+ per year by year ten. That's just reality.

One-Time Purchase Fees

When you buy resale through us, you're looking at $500 in admin fees paid by the buyer. That covers our processing, paperwork, and getting everything filed properly. The seller pays $150 for the estoppel certificate - that's Disney's fee to verify the contract details.

Title insurance runs another $200-400 depending on contract size. Recording fees, notary costs, overnight shipping - it all adds up to maybe $800-1,000 total on a typical resale transaction.

Buying direct from Disney? They'll hit you with different fees, but they're usually buried in the contract price. They don't break it out like we do.

Our commission is 6.9% vs the industry standard of 9.5%. That's money back in the seller's pocket, which often means a better price for buyers too.

Property Taxes

Good news here - you don't get a separate tax bill. Disney pays all the property taxes and rolls them into your annual dues. Way easier than dealing with multiple tax jurisdictions.

Florida resorts have lower property taxes than you'd expect. Hawaii's Aulani? That's where you feel it. California's Grand Californian runs higher too. It's all baked into those per-point dues rates I mentioned earlier.

Special Assessments

These don't happen often, but when they do, they hurt.

We've seen special assessments for major renovations, hurricane damage, even replacing entire roof systems. Usually Disney tries to handle big expenses through regular dues, but sometimes there's no choice.

Polynesian owners got hit with assessments for their recent renovation. Animal Kingdom Lodge had one years ago for some major infrastructure work. You typically get 60-90 days notice, but you're paying whether you like it or not.

Budget maybe $200-500 every few years for potential assessments. Most years you won't see one, but when you do, you'll be ready.

Transfer and Administration Fees

Disney charges $25 to process ownership transfers. Twenty-five bucks. That's it.

But there are other fees that can pop up. Want to transfer points to another member? That'll cost you. Need to modify your contract somehow? Fee. Most of these are small - $50 here, $100 there - but they exist.

The big one is ROFR - Right of First Refusal. If Disney exercises it and buys back your contract, you're not paying anything extra. But it can delay your purchase by 4-6 weeks.

Budgeting for DVC Ownership

Here's how I tell clients to think about it. Take your contract price and divide by 30 years - that's roughly your annual purchase cost. Add your annual dues. That's your real yearly investment.

So a $20,000 contract costs you about $667 per year in purchase costs, plus maybe $1,200 in annual dues. You're at $1,867 per year for that contract. Can you get equivalent Disney accommodations for less than that? Probably not.

But if you're not using your points every single year, the math gets ugly fast. Those annual dues keep coming whether you vacation or not.

The Reality Check

Most people focus too much on the upfront cost and not enough on the ongoing expenses. We've closed over 3,000 contracts, and the happiest owners are the ones who went in with their eyes wide open about fees.

DVC works great if you're going to Disney regularly and staying in deluxe resorts. You'll save money compared to rack rates. But if you're hoping to cut your vacation costs dramatically, you're probably looking at the wrong product.

The flexibility is nice - banking points, borrowing from next year, booking different resorts. But that flexibility comes with a price tag that never goes away.

Before you buy, sit down and honestly calculate what your total annual cost will be five years from now. Include those dues increases. If that number makes you uncomfortable, maybe rent points a few times instead of buying.
