Disney's Hilton Head Island Resort: Quick Facts
Hilton Head Annual Dues (2026)
| Contract Size | Per-Point Dues | Annual Total |
|---|---|---|
| 100 Points | $12.86 | $1,286 |
| 150 Points | $12.86 | $1,929 |
| 200 Points | $12.86 | $2,572 |
Hilton Head has some of the highest annual dues in the DVC system, tied closely with Aulani. The elevated dues reflect the cost of maintaining a standalone resort property that operates independently from any Disney theme park, including property insurance in a coastal hurricane zone, resort-specific staffing, and maintaining the Beach House facility on the shore. Despite the higher dues, the low resale price per point means Hilton Head remains one of the cheapest ways to enter the DVC system. Many buyers purchase Hilton Head specifically to use the points at Walt Disney World resorts through the 7-month booking window.
Location & Transportation
Location: Disney's Hilton Head Island Resort sits on a 15-acre parcel on the north end of Hilton Head Island, South Carolina. The resort is set back from the beach in a natural Low Country woodland of live oaks and Spanish moss. This is not a high-rise beachfront property. The buildings are designed to look like a 1940s fishing lodge, with shingle-style exteriors, rocking-chair porches, and walking paths through the trees. The property borders Broad Creek, and the marsh views from the resort are a defining feature of the Hilton Head DVC experience. Disney opened this resort in 1996 as one of its first DVC locations outside of Walt Disney World.
Transportation: A rental car is recommended for getting to Hilton Head Island. The closest airports are Savannah/Hilton Head International Airport (SAV), about 45 minutes to the north, and Hilton Head Airport (HHH) on the island itself, which handles smaller regional flights. Once on the island, Disney provides a complimentary shuttle between the resort and the Beach House, which is the resort's private beach facility on the Atlantic shore. The shuttle runs every 20-30 minutes during operating hours. You will also want a car for exploring the island's restaurants, golf courses, and other attractions. There is no Disney park transportation at Hilton Head because there are no Disney parks nearby.
Nearby: Disney's Beach House (shuttle, 10 min), Harbour Town (15 min drive), Coligny Beach Park (10 min drive), Shelter Cove Marina (10 min drive), over 20 golf courses on the island, Savannah's Historic District (45 min drive), Beaufort's waterfront (30 min drive). Hilton Head Island has over 60 miles of bike paths, making cycling a practical way to explore the area.
Hilton Head DVC Room Types
Disney's Hilton Head Island Resort offers three room categories. Studios sleep up to 4 guests and include a kitchenette with a mini-fridge, microwave, and coffee maker. Studios have one queen bed and a double-size sleeper sofa. They run approximately 350 square feet. One-bedroom villas sleep 4-5 guests and add a full kitchen with a stove, oven, full-size refrigerator, and dishwasher. The master bedroom has a king bed, and the living area includes a queen sleeper sofa. One-bedrooms are approximately 700 square feet and include a washer/dryer.
Two-bedroom villas sleep 8-9 guests by combining a one-bedroom with an adjoining studio. This gives you the full kitchen, two bathrooms, and approximately 1,050 square feet. There are also dedicated two-bedroom villas that are not lock-off combinations. Grand Villas sleep up to 12 guests across three bedrooms with approximately 2,000 square feet, a full kitchen, dining table, and washer/dryer.
The rooms are decorated in a Low Country fishing lodge theme with natural wood furniture, nautical accents, and warm earth tones. Many rooms have screened porches overlooking the marsh or the resort's wooded grounds. Point requirements at Hilton Head tend to be lower than Walt Disney World resorts, with studios starting around 8-10 points per night in the lowest season. This means your Hilton Head points can stretch further when booking at this resort during off-peak periods, which is a strategy some owners use to maximize their annual allotment.
Dining at Disney's Hilton Head
Tide Me Over is the resort's main quick-service restaurant, serving breakfast items in the morning and burgers, sandwiches, wraps, and salads for lunch and dinner. It sits near the main pool and is the most convenient on-property dining option. The menu is casual and family-friendly, with kids' meals available. They also serve grab-and-go snacks, ice cream, and beverages throughout the day.
At the Beach House, there is an additional food service counter that operates during beach season (roughly April through October). It serves hot dogs, nachos, ice cream, and cold drinks, perfect for a quick bite between swimming and the beach. The Beach House also has a poolside bar area where you can order cocktails and light snacks.
The resort does not have a sit-down table-service restaurant on property. This is one of the biggest differences from the Walt Disney World DVC experience. However, Hilton Head Island has an excellent restaurant scene within a short drive. Hudson's Seafood on the Docks is known for fresh catch and waterfront views. The Old Oyster Factory serves seafood with sunset views over Broad Creek. Skull Creek Boathouse is popular for casual dock-side dining with live music. Giuseppi's Pizza near Coligny Beach is a local favorite for families.
If you book a one-bedroom or larger villa, the full kitchen is a major asset. The Publix on the island's main road is about a 10-minute drive from the resort and carries everything you need for cooking in the villa. Many Hilton Head DVC families cook most meals in their villa and eat out once a day, which significantly reduces the overall trip cost compared to dining at Walt Disney World.

Recreation & Amenities at Disney's Hilton Head
The resort's main pool area, Big Dipper Pool, is a large free-form pool with a water slide, a separate wading area for toddlers, and a hot tub. The pool deck has lounge chairs and is surrounded by the resort's oak trees, giving it a more natural setting than a typical hotel pool. A second, smaller Broad Creek Pool sits near the marsh and is generally quieter.
The Disney Beach House is the resort's private beach facility on the Atlantic Ocean, about a 10-minute shuttle ride from the main property. The Beach House has its own pool, a kids' splash area, beach chair and umbrella setup, outdoor showers, and changing rooms. Disney cast members run organized activities at the Beach House during the summer season, including sandcastle building competitions, beach games, and nature walks. The beach at the Beach House is a wide stretch of Hilton Head's south shore, and the water is calm enough for swimming during most of the season.
Biking is one of the best activities at Hilton Head. The resort has bike rentals available, and Hilton Head Island has over 60 miles of paved bike paths that connect beaches, parks, and commercial areas. You can bike from the resort to Shelter Cove Marina, Harbour Town, or several beach access points without riding on main roads. Fishing is available from the resort's pier on Broad Creek, and the resort can arrange guided fishing charters for offshore and inshore trips.
Other recreation options include a basketball court, a shuffleboard court, a playground, a fitness center, and an arcade. Disney cast members run organized activities at the resort including campfire singalongs with marshmallow roasting (similar to the Fort Wilderness program), outdoor movies on a lawn screen, and seasonal craft activities for kids. Golf is a major draw on Hilton Head Island, with over 20 courses available, including Harbour Town Golf Links (home of the RBC Heritage PGA Tour event), Palmetto Dunes, and Hilton Head National. The resort's front desk can arrange tee times at most island courses.
Why Buy Hilton Head DVC Resale
Hilton Head is the budget buyer's entry point into the Disney Vacation Club. At $55-$75 per point on the resale market, you are paying a fraction of what Grand Floridian, Polynesian, or Grand Californian contracts cost. For buyers who want DVC points primarily to book at Walt Disney World, Hilton Head is a strategic purchase. You buy the points cheaply, pay your annual dues, and then use those points at the 7-month window to book at whichever WDW resort has availability. Because Hilton Head is unrestricted, your resale points work at every DVC resort in the system.
The obvious trade-off is the 2042 expiration. With about 16 years left on the deed, you are buying a shorter runway than newer DVC resorts. The math still works for many buyers because the upfront cost is so much lower. A 150-point Hilton Head contract at $65 per point costs $9,750 total. A 150-point Grand Floridian contract at $175 per point costs $26,250. Even accounting for the shorter term, Hilton Head delivers a lower cost per year of ownership, and you are getting the same number of points each year.
Hilton Head also works for families who genuinely enjoy Low Country beach vacations. If you like the idea of a week on Hilton Head Island every summer, with biking, fishing, the Beach House, and Savannah day trips, then owning at the home resort gives you the 11-month booking advantage during peak summer season. You can book your Hilton Head week at 11 months out, then use any remaining points for a Walt Disney World trip at the 7-month window.
At DVC Sales, we see strong demand for Hilton Head contracts from both first-time DVC buyers and experienced owners adding points to their existing membership. Our 6.9% commission rate applies to all Hilton Head transactions. If you are considering a Hilton Head purchase, review our current listings or contact our team to discuss available contracts. If you currently own at Hilton Head and want to sell, we can provide a complimentary valuation based on recent closed sales.
Frequently Asked Questions: Hilton Head DVC
Is Hilton Head DVC on the beach?
The resort itself is set back from the beach in a wooded Low Country setting along Broad Creek. Disney operates a private Beach House on the Atlantic shore with a pool, beach chairs, organized activities, and food service. A complimentary shuttle runs between the resort and Beach House every 20-30 minutes. The Beach House gives you ocean access without the resort itself sitting on the sand.
Why is Hilton Head the cheapest DVC resale?
Three factors drive the low resale price: the 2042 contract expiration (only about 16 years remaining), the highest annual dues in the DVC system ($12.86/point), and the location far from any Disney theme park. These factors reduce demand compared to Walt Disney World resorts. However, this makes Hilton Head the most affordable way to enter DVC ownership, especially for buyers who plan to use their points at WDW through the 7-month booking window.
When does Hilton Head DVC expire?
Hilton Head contracts expire January 31, 2042. That leaves approximately 16 years of ownership from today. While this is one of the shortest remaining terms in the DVC system, the low purchase price means the cost per year of ownership is still competitive with longer-term resorts that sell for much more per point.
Can I use Hilton Head points at Walt Disney World?
Yes. Hilton Head is unrestricted, so your resale points work at every DVC resort in the system. At the 7-month booking window, you can book at any available Walt Disney World DVC resort, Aulani, Vero Beach, Grand Californian, or Disneyland Hotel. Many Hilton Head buyers purchase specifically for this reason, using the low-cost Hilton Head points to book WDW stays.
What is the Disney Beach House at Hilton Head?
The Beach House is Disney's private beach facility for Hilton Head resort guests. It sits on the Atlantic Ocean shore about 10 minutes from the main resort by shuttle. The Beach House has its own pool, beach access with chairs and umbrellas, a food counter, changing rooms, and outdoor showers. Disney cast members run organized activities during the summer season. It is included free with your resort stay.
What golf courses are near Disney's Hilton Head?
Hilton Head Island has over 20 golf courses. Harbour Town Golf Links (home of the RBC Heritage PGA Tour event) is the most famous, about a 15-minute drive from the resort. Palmetto Dunes has three courses along the beach. Hilton Head National is a semi-private course with competitive green fees. The resort's front desk can arrange tee times at most island courses, often at preferred guest rates.
What is there to do near Disney's Hilton Head besides golf and beach?
The island has over 60 miles of bike paths for cycling. You can take a day trip to Savannah's Historic District (45 minutes north) or Beaufort's waterfront (30 minutes west). Harbour Town has shops, restaurants, and the famous lighthouse. Dolphin-watching tours depart from Shelter Cove Marina. Kayaking and paddleboarding are available at several outfitters. The island also has nature preserves with walking trails.
What dining options are on property at Hilton Head DVC?
Tide Me Over is the resort's quick-service restaurant serving breakfast, burgers, sandwiches, and snacks near the main pool. The Beach House has a food counter operating during beach season. There is no table-service restaurant on property, but Hilton Head Island has dozens of restaurants within a short drive. Villas with full kitchens allow you to cook your own meals.
How many points per night does Hilton Head DVC cost?
Studios start at roughly 8-10 points per night during the lowest season (January through early March), making them some of the cheapest DVC bookings available. Peak summer stays run around 16-20 points per night for a studio. One-bedrooms range from about 16 to 32 points per night depending on season. The low point requirements mean your annual allotment goes further at Hilton Head than at most Walt Disney World resorts.
Is Hilton Head DVC a good investment for budget buyers?
Hilton Head is the most affordable DVC purchase. A 150-point contract at $65 per point costs $9,750 upfront, compared to $26,000+ for the same points at a premium WDW resort. The trade-off is higher annual dues and a 2042 expiration. For buyers who plan to own for the next 10-16 years and use points at WDW through the 7-month window, Hilton Head delivers strong value on a budget.
