Disney's Old Key West Resort: Quick Facts
Old Key West Annual Dues (2026)
Annual dues at Old Key West cover maintenance, property taxes, insurance, and the resort's share of common area upkeep across the entire property. Because Old Key West was built in 1991 with a simpler layout than the highly themed resorts that followed, its operating costs have historically stayed lower than most other DVC properties. That said, dues have increased over the years as the resort has aged and undergone refurbishment. Here is what you can expect to pay based on contract size.
| Contract Size | Per-Point Dues | Annual Total |
|---|---|---|
| 100 Points | $11.21 | $1,121 |
| 150 Points | $11.21 | $1,682 |
| 200 Points | $11.21 | $2,242 |
Dues are billed annually by Disney and are subject to change each year. The figures above reflect the 2026 assessment.
Location & Transportation
Old Key West sits on over 156 acres along the shores of Trumbo Canal, positioned between Disney Springs and Epcot on the southeastern side of Walt Disney World property. The resort stretches out across a series of low-rise buildings connected by winding pathways, canals, and lush tropical landscaping. It feels more like a real vacation community than a theme park hotel, which is part of the appeal for families who want a relaxed home base.
Boat Service: A water taxi runs from the Peninsular Road dock to Disney Springs throughout the day. The ride takes about 15 minutes and drops you near the Marketplace side of Disney Springs, close to World of Disney and the LEGO Store.
Bus Service: Complimentary buses run to Magic Kingdom, Epcot, Hollywood Studios, Animal Kingdom, and both water parks (Typhoon Lagoon and Blizzard Beach). Because the resort is so spread out, buses make multiple internal stops, which can add 10 to 15 minutes to your travel time depending on where your building is located.
Driving: Old Key West has its own dedicated parking lot near Hospitality House. The resort is about a 5-minute drive from Disney Springs and roughly 10 to 15 minutes from any of the four theme parks via internal Walt Disney World roads.
Nearby: Disney Springs (boat or short drive), Epcot (bus, roughly 10 min), all four WDW theme parks (bus service)
Old Key West DVC Room Types
Old Key West has four room categories, and every single one is larger than its equivalent at most other DVC resorts. That extra square footage is one of the biggest selling points, especially for families who need room to spread out.
Deluxe Studios (390 sq ft, sleeps 4): These are the largest DVC studios on property. Each studio includes a queen bed, double-size sleeper sofa, kitchenette with microwave and mini-fridge, and a split bathroom design with the vanity and sink separated from the tub and toilet. The layout makes it much easier for families to get ready in the morning compared to the tighter studios at newer resorts.
One-Bedroom Villas (942 sq ft, sleeps 4-5): A full master bedroom with king bed, separate living area with queen sleeper sofa, full kitchen with full-size appliances, washer and dryer in the unit, and a private balcony or patio. At 942 square feet, these are nearly twice the size of one-bedrooms at Riviera or BoardWalk.
Two-Bedroom Villas (1,395 sq ft, sleeps 8-9): These combine the one-bedroom with an adjoining studio, giving you two full bathrooms, a full kitchen, washer/dryer, and enough space for a large family or two couples traveling together. The second bedroom has two queen beds.
Grand Villas (2,375 sq ft, sleeps 12): The largest rooms in the DVC system. Three bedrooms, four bathrooms, a full kitchen, a formal dining area, and a private balcony. These are ideal for multi-generational family trips and are booked using a high number of points, especially during peak seasons.

Recreation & Amenities at Old Key West
Old Key West has a surprisingly full set of recreational options spread across the property. The main hub is Hospitality House, which sits near the Peninsular Road dock and serves as the resort's community center. Here you will find the front desk, Olivia's Cafe, the Gurgling Suitcase bar, the main pool, and the Community Hall activity center.
Sandcastle Pool: The main feature pool next to Hospitality House includes a large sand-castle-themed water slide, a children's wading area, and a whirlpool spa. This is where most of the poolside activity happens, and it tends to stay busy on warm afternoons.
Quiet Pools: Three additional leisure pools are scattered throughout the resort for guests who prefer a calmer swim without the slides and splashing. These quiet pools rarely get crowded and are a real perk of the spread-out layout.
Olivia's Cafe: The resort's full-service restaurant serves breakfast, lunch, and dinner with a laid-back Key West atmosphere. Popular items include the Southernmost Buttermilk Chicken and the Key Lime Tart. Reservations are recommended during peak season but walk-ups are often available.
Gurgling Suitcase: A casual poolside bar and lounge that serves cocktails, craft beers, and light bites. It is a favorite gathering spot in the evenings and offers a genuinely relaxed vibe that matches the resort's overall character.
Marina & Bike Rentals: Old Key West has a marina where you can rent small motorboats, pontoon boats, kayaks, and canoes. Bike rentals are also available, and the resort's paved paths and canal-side trails make for excellent cycling. The bike path connects to a route that leads toward the Saratoga Springs area.
Tennis & Basketball Courts: Lighted courts are available for guests on a first-come, first-served basis. Equipment can be borrowed from Community Hall.
Community Hall: This activity center hosts daily scheduled events for kids and families, including arts and crafts, movie nights, bingo, and trivia. Board games, DVDs, and sports equipment are available for checkout at no extra cost.
Playground & Jogging Trail: A playground near the main pool keeps younger kids entertained, and a 1.4-mile jogging trail loops around the resort's canals and green spaces. Early morning runs here are genuinely peaceful, with herons and ducks along the waterway.
Frequently Asked Questions: Old Key West DVC
What is the difference between OKW 2042 and 2057 contracts?
Most Old Key West contracts expire on January 31, 2042. However, Disney offered a one-time extension option to existing owners, and those who purchased the extension had their contracts pushed out to January 31, 2057. The extension was not free, and not every owner chose to buy it. On the resale market, 2057 contracts sell at a noticeable premium because buyers get 15 additional years of use. When shopping for Old Key West resale, always confirm the expiration date before making an offer. A 2042 contract at $85 per point and a 2057 contract at $110 per point can look very different from a cost-per-vacation-year perspective.
Why does Old Key West have higher annual dues than some newer resorts?
Old Key West was built in 1991, and as the oldest DVC resort, it has required ongoing refurbishment and infrastructure updates that drive maintenance costs higher. The resort's 156-acre footprint also means there is significantly more ground, more roads, and more buildings to maintain than a compact resort like Bay Lake Tower. Newer resorts built after 2010 tend to have lower dues in their early years because they have not yet needed major renovation cycles.
When does Old Key West expire?
Standard contracts expire January 31, 2042. Extended contracts expire January 31, 2057. Once a contract reaches its expiration date, the ownership interest returns to Disney and the owner no longer has any rights to use points or book stays. There is no guarantee that Disney will offer another extension, so buyers should plan around the confirmed expiration date on their specific contract.
How large are Old Key West rooms compared to other DVC resorts?
Old Key West has the largest rooms in the entire DVC lineup. Studios are 390 square feet compared to about 339 at BoardWalk and 225 at Riviera. One-bedrooms come in at 942 square feet versus roughly 700 at most other resorts. Grand Villas are a massive 2,375 square feet with three bedrooms and four bathrooms. If room size matters to your family, no other DVC resort comes close.
Can I walk to any parks from Old Key West?
No. Old Key West is not within walking distance of any theme park. Transportation to all four parks is by bus only. The closest attraction access is the boat ride to Disney Springs, which takes about 15 minutes from the Peninsular Road dock. For park access, you will need to use the complimentary bus system or drive your own vehicle.
Is Old Key West a good resort for families with young children?
Old Key West is an excellent choice for families with young kids. The spacious rooms give you room for pack-and-plays, strollers, and all the gear that comes with traveling with little ones. The one-bedrooms and two-bedrooms have full kitchens where you can prepare meals and store snacks. The Sandcastle Pool has a water slide and a shallow wading area designed for toddlers. Community Hall runs daily kids activities, and the resort's bike paths and playgrounds provide plenty of outdoor entertainment between park days.
What dining options are available at Old Key West?
The resort has two main dining spots. Olivia's Cafe is a full-service restaurant serving breakfast, lunch, and dinner with a casual Key West menu. Popular dishes include the Southernmost Buttermilk Chicken and the Banana Bread Pudding. The Gurgling Suitcase is a poolside lounge serving cocktails, beer, and appetizers in a relaxed outdoor setting. For quick meals, Good's Food To Go offers counter-service options like burgers, sandwiches, and ice cream near the main pool.
What is an unrestricted DVC resort?
Old Key West is classified as unrestricted, which means resale buyers retain full booking privileges at all 16 DVC resorts worldwide. You can book your home resort at 11 months out and any other DVC resort at 7 months out. Some newer DVC resorts, like Riviera, are restricted, meaning resale buyers can only book at their home resort. Unrestricted resorts like Old Key West give you the most flexibility.
How does the resale process work for Old Key West?
The resale process typically takes 45 to 60 days from accepted offer to closing. After you make an offer and the seller accepts, the contract goes through a title search and is submitted to Disney for their Right of First Refusal (ROFR) review. Disney has 30 days to either waive ROFR or exercise it and buy the contract themselves. If Disney waives, the sale moves to closing with a licensed title company, and Disney transfers the points into your membership account. Working with a licensed DVC resale broker ensures the paperwork is handled correctly and all Florida real estate requirements are met.
Should I buy a 2042 contract or wait for a 2057 contract?
It depends on your budget and how long you plan to use DVC. A 2042 contract gives you about 16 years of vacations at a lower price per point, typically in the $80 to $90 range. A 2057 contract adds 15 more years but costs $100 to $110 per point on average. If you are buying DVC for younger children who will use it for decades, the 2057 contract is usually the better long-term investment. If you are closer to retirement and plan to use it for 10 to 15 years, the 2042 contract offers more savings upfront.
Why Buy Old Key West DVC Resale
Old Key West holds a special place in DVC history as the resort that started it all. When it opened in 1991 as Disney's Vacation Club Resort, it introduced the concept of a points-based timeshare at Walt Disney World. Over three decades later, it remains one of the most popular resale purchases for buyers who prioritize space, value, and simplicity over flashy theming.
The biggest draw for resale buyers is the room size. No other DVC resort matches Old Key West when it comes to square footage. A one-bedroom villa at 942 square feet feels like a genuine apartment, not a hotel room. Families with kids, couples traveling together, or grandparents hosting the whole family for a week will appreciate the elbow room that simply does not exist at compact resorts like Riviera or Bay Lake Tower.
From a financial standpoint, Old Key West resale contracts trade between $80 and $100 per point depending on contract size, use year, and whether the contract has been extended to 2057. That puts the total cost of ownership well below what you would pay for the same number of points at direct-purchase prices. For a 150-point contract at $90 per point, you are looking at a purchase price of $13,500 plus closing costs and the $500 Disney administration fee. Compare that to buying 150 points direct from Disney at $200 or more per point, and the savings are significant.
Old Key West is also unrestricted on the resale market, which means you can book stays at any of the 16 DVC resorts worldwide. You get your home resort booking window at 11 months and access to the rest of the system at 7 months. Restricted resorts like Riviera lock resale buyers into their home resort only, so the unrestricted status at Old Key West is a real advantage for families who like to try different resorts.
The resort's location near Disney Springs is convenient for dining and shopping without needing a car. The boat ride from the Peninsular Road dock takes about 15 minutes and drops you right at the Marketplace. On non-park days, you can grab lunch at one of the many Disney Springs restaurants, pick up groceries at the nearby Publix (a short drive off property), and spend the afternoon at the pool.
Our brokerage has closed hundreds of Old Key West transactions over the years, and we consistently see it rank among the top 5 most traded DVC resorts. Buyers love the value, sellers appreciate the strong resale demand, and the whole process typically takes 45 to 60 days from offer to closing.
