The Grand Floridian is Disney's flagship luxury resort, and the DVC villas here carry a price tag to match. The new DVC tower opened in 2022 as a separate building from the original resort, with modern rooms and its own pool. You're on the monorail loop with walking distance to Magic Kingdom, which puts Grand Floridian in the same elite location tier as Bay Lake Tower and the Polynesian.

Contracts expire in 2064, giving you about 38 years. Resale prices run $160 to $185 per point, the most expensive of any WDW DVC resort. Annual dues are around $8.31 per point. For a 150-point contract, you're looking at roughly $25,000 to $28,000 upfront plus about $1,247 per year in dues.

Disney exercises ROFR very aggressively on Grand Floridian contracts, especially anything priced under $165 per point. This is one of the hardest resorts to get through ROFR. That is lower than Bay Lake Tower, Polynesian, and most other deluxe-tier resorts. Location & Transportation

The Grand Floridian sits on the shore of Seven Seas Lagoon, directly on the Resort Monorail loop and within walking distance of Magic Kingdom. It is Disney's flagship resort, modeled after Victorian-era coastal estates, and its white gabled roofline is one of the most recognizable silhouettes at Walt Disney World.
