Disney's BoardWalk Villas: Resort Quick Facts
BoardWalk Annual Dues (2026)
| Contract Size | Per-Point Dues | Annual Total |
|---|---|---|
| 100 Points | $9.67 | $967 |
| 150 Points | $9.67 | $1,451 |
| 200 Points | $9.67 | $1,934 |
BoardWalk Villas dues are in the mid-range for Walt Disney World DVC resorts. The recent 2023-2024 room renovation has not caused a spike in dues because the refurbishment costs were absorbed into the resort's existing capital reserve fund. Annual dues have historically increased 3-5% per year at BoardWalk, consistent with most Epcot-area DVC properties. When you compare the per-night cost of a BoardWalk studio booked with points versus the $500-$700 cash rate at the BoardWalk Inn, the annual dues represent strong value for owners who stay at least one week per year.
Location & Transportation
Location: Disney's BoardWalk Villas sits directly on Crescent Lake in the Epcot Resort Area, on the BoardWalk entertainment district. The resort opened in 1996 and is themed after a 1940s-era Atlantic City boardwalk, with colorful facades, awnings, and a waterfront promenade. The DVC villas occupy the upper floors of the main building, with the BoardWalk shops, restaurants, and entertainment venues on the ground level below. This is one of the most centrally located DVC resorts at Walt Disney World, with walking access to two theme parks and boat service to both.
Transportation: Walking to Epcot takes about 7 minutes from the resort lobby to the International Gateway entrance (the back entrance to Epcot, which drops you into the World Showcase near France and the United Kingdom). Walking to Hollywood Studios takes 15-20 minutes along a scenic path around Crescent Lake. The Friendship boat service also connects BoardWalk to both Epcot and Hollywood Studios, with stops at the Yacht Club, Beach Club, and Swan/Dolphin along the way. The boat ride to Epcot takes about 10 minutes and to Hollywood Studios about 15 minutes. Disney buses connect BoardWalk to Magic Kingdom, Animal Kingdom, Disney Springs, and the water parks. The Skyliner gondola system is not at BoardWalk, but it is at the nearby Epcot station.
Nearby: Epcot International Gateway (7 min walk), Hollywood Studios (15-20 min walk or boat), BoardWalk entertainment district (on property), Beach Club and Yacht Club (5 min walk), Swan and Dolphin hotels (8 min walk), ESPN Wide World of Sports (bus). The BoardWalk promenade itself has restaurants, bakeries, a dueling piano bar, and street performers in the evenings.
BoardWalk DVC Room Types
BoardWalk Villas completed a major room renovation in 2023-2024, and all DVC rooms now feature updated finishes, improved storage, and a refreshed coastal design. Studios sleep up to 5 guests and include a kitchenette with a mini-fridge, microwave, coffee maker, and toaster. Studios have one queen bed, a queen-size fold-down bed (Murphy bed), and a single pull-out sleeper. They are approximately 350 square feet. The studio layout was significantly improved during the renovation with better closet space and USB charging ports.
One-bedroom villas sleep 4-5 guests and include a full kitchen with a stove, oven, full-size refrigerator, dishwasher, and a washer/dryer. The master bedroom has a king bed, and the living area has a queen sleeper sofa. One-bedrooms are approximately 700 square feet. Two-bedroom villas sleep 8-9 guests by combining a one-bedroom with an adjoining studio, giving you roughly 1,050 square feet, two bathrooms, and the full kitchen. Grand Villas are approximately 2,000 square feet with three bedrooms, three bathrooms, a full kitchen, a dining table for eight, and a washer/dryer.
Room views are divided into Standard View (parking lot, roof, or interior courtyard) and BoardWalk/Garden View (overlooking the BoardWalk promenade, Crescent Lake, or the resort gardens). Standard View rooms cost fewer points per night and are a smart choice if you plan to spend most of your time in the parks rather than in the room. BoardWalk View rooms let you watch the evening entertainment from your balcony, which is a special experience during Epcot festivals when the area is particularly active.
Dining at Disney's BoardWalk
The BoardWalk entertainment district has more dining options at your doorstep than almost any other DVC resort. Trattoria al Forno is the table-service Italian restaurant on the BoardWalk, serving handmade pasta, wood-fired pizza, fresh seafood, and a character breakfast with Rapunzel and Flynn Rider. The dinner menu focuses on Southern Italian cuisine, and the restaurant has a cozy atmosphere with views of the BoardWalk promenade. Reservations are recommended, especially during festival seasons.
BoardWalk Deli is the quick-service option, serving sandwiches, salads, pastries, and coffee throughout the day. It is the first stop for most guests heading to rope drop at Epcot. BoardWalk Pizza Window serves pizza by the slice during lunch and dinner and stays open late for guests returning from the parks or evening BoardWalk activities. BoardWalk Ice Cream has hand-scooped ice cream, floats, and sundaes, perfect for an after-dinner treat while strolling the promenade.
AbracadaBar is a cocktail lounge themed around a 1930s magic parlor, with disappearing drinks, hidden details, and a sophisticated atmosphere. It is one of the more unique bar experiences at Walt Disney World. Jellyrolls is a dueling piano bar that operates nightly and is a 21-and-over venue. It draws large crowds on weekends and is a signature BoardWalk experience. Cover charge applies.
Because of its central location, BoardWalk also puts you within a 5-10 minute walk of dining at the Yacht Club (Yachtsman Steakhouse, Ale & Compass), Beach Club (Cape May Cafe, Beaches & Cream Soda Shop), and the Swan and Dolphin hotels (Shula's Steak House, Il Mulino). And of course, Epcot's World Showcase is a 7-minute walk away, giving you access to 11 countries' worth of dining during the Food & Wine Festival and other events. Villas with full kitchens let you cook your own meals as well.

Cons

Recreation & Amenities at Disney's BoardWalk
The Luna Park Pool is the resort's main pool area, themed after a vintage amusement park with a 200-foot water slide shaped like a wooden roller coaster (the "Keister Coaster"). The pool deck has lounge chairs, and a kids' wading area sits adjacent. The pool is shared between DVC villa guests and BoardWalk Inn hotel guests. A second, quieter Leisure Pool is located near the DVC villa wing and is typically less crowded. Both pools are heated year-round.
The Muscles & Bustles Health Club is the resort's fitness center with cardio equipment, free weights, and weight machines. The Community Hall is a recreation room where Disney cast members run organized activities including board game lending, arts and crafts, and trivia nights. Bike rentals are available at the resort, and the paths around Crescent Lake and through the Epcot Resort Area make for a scenic ride.
The BoardWalk promenade itself is the biggest amenity. On any evening, you can step out of the resort lobby and walk along a quarter-mile stretch of shops, restaurants, and entertainment venues. Street performers (jugglers, magicians, living statues) perform along the BoardWalk in the evenings. Jellyrolls (dueling pianos, 21+) and Atlantic Dance Hall (dance club, 21+) are open late. The atmosphere is reminiscent of a seaside carnival, and it creates an experience that no other DVC resort can match.
The resort also offers Surrey bike rentals (multi-person pedal vehicles that ride along the BoardWalk promenade), a tennis court, a jogging path around Crescent Lake (approximately 1 mile loop), and fishing excursions that depart from the resort marina. If you time your walk to Epcot during a festival (Food & Wine, Flower & Garden, Festival of the Arts), you can stroll from the BoardWalk into the World Showcase and experience the festival booths without any transportation or crowds at the main gate.
Why Buy BoardWalk Villas DVC Resale
BoardWalk Villas is the right choice for buyers who prioritize Epcot and Hollywood Studios access above everything else. No other DVC resort gives you walking distance to two theme parks plus a waterfront entertainment district right outside your door. If your family's ideal Disney trip revolves around Epcot festivals, Hollywood Studios attractions, and evening BoardWalk dining, this resort puts you at the center of all of it.
The 2023-2024 renovation is a significant factor in the current value proposition. Every DVC room has been fully updated with modern finishes, and the rooms feel fresh and new despite the resort being nearly 30 years old. You are not buying into a dated property. The renovation also improved the kitchenettes, added USB ports, and updated the bathrooms. From a comfort standpoint, BoardWalk now competes with much newer DVC properties.
The elephant in the room is the 2042 expiration. With roughly 16 years left on the deed, you are buying a shorter runway than most DVC resorts. The resale price reflects this: at $95-$120 per point, BoardWalk is significantly cheaper than resorts like Polynesian ($175+) or Grand Floridian ($180+). The question every buyer needs to answer is whether the location, the recent renovation, and the unrestricted status are worth the shorter contract term. For buyers who plan to use DVC for the next 10-16 years and do not need the deed to last into the 2050s or 2060s, BoardWalk is a strong value.
At DVC Sales, we handle BoardWalk Villas resale transactions at our 6.9% commission rate, the lowest in the industry. BoardWalk contracts are consistently popular on the resale market, and well-priced listings move quickly. If you are interested in buying, check our current listings or contact our team to discuss available contracts. If you own at BoardWalk and are considering selling, we can provide a complimentary market valuation based on recent closed sales in the Epcot Resort Area.
Frequently Asked Questions: BoardWalk DVC
Were BoardWalk Villas recently renovated?
Yes. BoardWalk Villas completed a full room renovation in 2023-2024. Every DVC room was updated with new flooring, furniture, fixtures, improved storage, USB charging ports, and a refreshed coastal design. The renovation brought the rooms up to the standard of much newer DVC properties while keeping the resort's classic seaside character intact.
What is the BoardWalk entertainment district?
Disney's BoardWalk is a quarter-mile waterfront promenade modeled after 1940s Atlantic City. It features restaurants (Trattoria al Forno, BoardWalk Pizza Window), lounges (AbracadaBar, Jellyrolls dueling piano bar), an ice cream shop, a bakery, shops, and street performers in the evenings. The BoardWalk is open to all Disney guests, but staying at BoardWalk Villas puts you steps from all of it.
When does BoardWalk Villas expire?
BoardWalk Villas contracts expire January 31, 2042. That leaves approximately 16 years of ownership from today. This shorter remaining term is reflected in the resale pricing, which is why BoardWalk points cost less per point than resorts with longer contracts. Buyers should consider whether 16 years of ownership aligns with their vacation planning timeline.
Can I walk to Epcot from BoardWalk Villas?
Yes. The walk from BoardWalk Villas to Epcot's International Gateway entrance takes about 7 minutes. The International Gateway drops you into the World Showcase near the France and United Kingdom pavilions. This is the back entrance to Epcot, and it is much faster and less crowded than the main front entrance. During Epcot festivals, you can walk over for dinner at a festival booth and be back at the resort in under 10 minutes.
How far is it to walk to Hollywood Studios from BoardWalk?
The walk to Hollywood Studios takes 15-20 minutes along a paved path around Crescent Lake. You can also take the Friendship boat, which takes about 15 minutes with stops at the other Crescent Lake resorts. The walking path is flat and scenic, passing the Yacht Club, Beach Club, and the Swan and Dolphin hotels along the way.
What is the difference between Standard View and BoardWalk View?
Standard View rooms overlook the parking lot, rooftops, or interior courtyard and require fewer points per night. BoardWalk View rooms face the promenade, Crescent Lake, or the resort gardens and cost more points. If you spend most of your time in the parks, Standard View saves points without sacrificing the room quality. If you enjoy watching the BoardWalk activity from your balcony in the evenings, the BoardWalk View is worth the extra cost.
Is BoardWalk noisy at night?
Rooms facing the BoardWalk promenade can pick up noise from the entertainment district, especially on weekends and during Epcot festival seasons. Street performers, Jellyrolls piano music, and general crowd activity create a lively atmosphere that carries to higher floors. If noise is a concern, request a Standard View room or a room facing the garden/courtyard side. The 2023-2024 renovation improved the window insulation, which helps.
What dining options are at BoardWalk?
Trattoria al Forno serves Italian table-service dining and character breakfast. BoardWalk Deli has sandwiches and coffee. BoardWalk Pizza Window serves pizza by the slice until late. BoardWalk Ice Cream has hand-scooped ice cream. AbracadaBar is a themed cocktail lounge. Jellyrolls is a dueling piano bar (21+). Within a 5-10 minute walk, you can reach dining at the Yacht Club, Beach Club, and Swan/Dolphin hotels.
How many points per night does BoardWalk cost?
Standard View studios start at about 10 points per night in the lowest season. BoardWalk View studios cost 2-4 more points per night. One-bedrooms range from about 20 to 40 points per night depending on season and view. A one-week Standard View studio stay in moderate season typically runs 85-100 points. Grand Villas require 40+ points per night during peak periods.
Is BoardWalk DVC a good value despite the 2042 expiration?
For buyers who plan to use DVC for the next 10-16 years, BoardWalk offers strong value. The resale price ($95-$120 per point) is significantly lower than comparable Epcot-area resorts like Beach Club ($130+) and substantially cheaper than premium resorts like Polynesian or Grand Floridian. The location gives you walking access to two parks, the rooms were just renovated, and the resort is unrestricted. The 2042 expiration matters most if you want ownership lasting beyond the mid-2040s.
