Linking a DVC Resale Purchase to Your Disney Account

Linking a DVC Resale Purchase to Your Disney Account

Disney Vacation Club Resort

When you purchase a Disney Vacation Club resale contract, linking it to your existing Disney account creates a unified membership experience. With proper planning during the closing process, you can often manage all your points through a single login, making it easier to bank, borrow, and book your Disney vacations.

Why Account Linkage Matters for DVC Resale Buyers

Linking your resale contract to your existing Disney account lets you manage all your points with one login instead of juggling multiple accounts. This unified access means you can easily move points between contracts for banking, borrowing, and booking reservations across your entire point portfolio.

Without proper linkage, you'll end up with separate Member IDs and separate logins. While Disney allows you to transfer points between your own accounts once per Use Year, it's a manual process that adds complexity to your vacation planning. Getting the linkage right from the start saves you time and gives you more flexibility with your points.

How Disney Combines Contracts

Disney combines contracts based on two requirements: matching names on the deed and identical Use Years. Your new resale contract must match your current membership exactly in terms of full legal names, spelling, punctuation, and Use Year. When these elements align perfectly, Disney automatically merges the contracts under your existing Member ID.

The name matching requirement is strict. If your current DVC membership lists "John A. Smith and Mary B. Smith" as owners, your new deed must list the names in exactly the same format. Any variation, even something as small as "John Smith and Mary Smith" without the middle initials, can prevent automatic linking.

Use Year matching is equally important. If your current membership has a February Use Year, your resale contract needs the same February Use Year for Disney to combine them. Different Use Years always result in separate accounts, regardless of how perfectly the names match.

Small Differences Create Separate Accounts

Even minor discrepancies prevent Disney from linking accounts. Common issues include missing middle initials, reversed name order (Mary and John instead of John and Mary), additional or omitted family members, and different name formats like nicknames versus formal names.

When Disney can't link your accounts, they assign a new Member ID for your resale purchase. You'll have two separate logins and two separate point portfolios. This means you can't automatically combine points for larger reservations, and you'll need to request manual point transfers if you want to move points between your memberships.

The manual transfer process allows you to move points between your own accounts once per Use Year upon request to Disney. While this provides some flexibility, it requires advance planning and doesn't offer the smooth experience of having all points in one account.

How to Avoid Account Issues

The key to successful account linkage happens before closing. You need to work with your resale broker and title company to make sure the new deed matches your existing Disney membership exactly. At DVC Sales, we review your current membership details and coordinate with the title company to format the deed correctly.

Start by providing your broker with a copy of your current DVC membership information, including exactly how names appear on your existing deed and your Use Year. Be specific about punctuation, middle initials, and name order. If you want to add or remove a family member from the deed, understand that this might prevent automatic linking even if it's legally permissible.

Practical Steps for Deed Preparation

Before closing, verify that your title company understands Disney's requirements. Ask to review the proposed deed language before it's finalized. Check that names appear exactly as they do on your current membership, with identical spelling, punctuation, and order.

If you're purchasing a contract with a different Use Year than your current membership, accept that you'll have separate accounts. Don't try to change the Use Year of an existing contract, as this isn't possible and would prevent you from purchasing that specific resale listing.

Consider timing when planning your purchase. If you're close to your current Use Year boundary, having separate accounts might temporarily complicate your booking strategy. Plan your reservations accordingly, keeping in mind that you'll need to manage points across two systems until you can request a manual transfer if desired.

Working with Experienced Professionals

Our team at DVC Sales includes licensed real estate professionals who understand Disney's account linking requirements. We work with you from the initial contract review through closing to help position your purchase for successful account integration when possible.

We coordinate with title companies who are experienced in DVC transactions and understand the importance of precise deed formatting. This collaboration helps avoid common pitfalls that can lead to separate accounts when linkage was possible.

During the closing process, we help you understand what to expect based on your specific situation. If your names and Use Year allow for linking, we'll work to make it happen. If separate accounts are inevitable due to different Use Years or other factors, we'll explain how to manage multiple memberships effectively.

Understanding the ROFR Timeline

Disney's Right of First Refusal process typically takes 30 to 60 days, during which Disney can choose to purchase your contract under the same terms. This timeline affects when your contract closes and when you can begin the account linking process.

The ROFR period happens before closing, so account linking considerations don't impact Disney's decision to exercise or waive their right of first refusal. However, you can use this waiting period to gather your current membership information and discuss deed formatting with your broker and title company.

Most resale contracts pass through ROFR without Disney exercising their right to purchase. When Disney waives their right, your contract proceeds to closing, where the deed formatting becomes crucial for account linking. For more information about current market conditions, you can review our DVC market report.

Annual Dues Considerations

Annual dues impact your total cost of ownership regardless of whether your contracts link to the same account. Each contract carries its own annual dues obligation based on the home resort and the number of points owned.

Having linked accounts doesn't change your dues structure, but it does make it easier to track your total annual costs across all your contracts. With separate accounts, you'll receive separate dues statements and need to manage payments through different logins.

When evaluating resale contracts, consider the current annual dues for each resort and factor these ongoing costs into your purchase decision. Dues increase over time at all resorts, and having multiple contracts means multiple dues obligations regardless of account linking.

Managing Multiple Accounts When Necessary

If you end up with separate accounts due to different Use Years or other factors, you can still manage your DVC ownership effectively. Disney's website allows you to save login information for multiple accounts, making it easier to switch between memberships when needed.

Plan your bookings with separate accounts in mind. You can't automatically combine points from different accounts for a single reservation, but you can book separate reservations using points from each account. For larger reservations that exceed the points in one account, you can request a manual point transfer during your Use Year.

Keep track of your Use Year boundaries for each account, as banking and borrowing deadlines differ for each membership. While this requires more attention than managing a single account, many members successfully operate multiple DVC contracts with different Use Years and separate accounts.

Long-term Membership Strategy

Consider your long-term vacation plans when deciding how important account linking is for your situation. If you typically take one major Disney vacation per year, managing separate accounts might be less critical than if you take multiple shorter trips that require frequent point transfers.

Some members actually prefer separate accounts with different Use Years because it provides more flexibility in banking and borrowing across different calendar periods. While this isn't the most common preference, it can work well for families with varied vacation schedules.

As your family's vacation needs change over time, you might find that having points spread across different Use Years actually provides advantages you didn't initially consider. The key is understanding your options before closing so you can make an informed decision about deed formatting.

Account linking involves both legal and operational considerations that benefit from professional guidance. Our team at DVC Sales has helped hundreds of families through this process and can explain how your specific situation will likely be handled by Disney.

I’ve dealt with Mark for over 20 years, he’s always available to answer my silly questions, and give honest advice, even if it’s to his detriment. When the time comes to sell, Mark will be my first call.

Mitzi and I couldn't have had a more positive experience as the one which we had, in selling some of our DVC points through DVC Sales with Mark and Lori Webb. and their staff. The whole process was transparent, seamless and we were being fully briefed as to the. progress. Thanks to Mark we were kept aware as to what was happening with the listing, with the ROFR bu Disney, and with the closing process completed, all in a short months' time. We couldn't have asked for a better group than DVC Sales for the sale. they were honest . amd truly caring on our behalf. Mitzi and Lee Tucholski

Foreign sellers, beware; they will not provide correct information to you about what you can expect when selling. They also, at the end of the process, hit you with fees you did not expect, and you are too late to do anything about it.

I could not imagine being happier with my experience using DVC Sales to sell our Old Key West membership. We enjoyed so many years of Disney vacations. While on your website I started a chat that turned into a call with Lori. She took the time to explain how the website works. Within a few minutes I had created my account and listed my membership for sale. Within 3-4 weeks we received an offer and sold our membership. Thankyou Lori and DVC Sales!

Mark, today we have just received the last check for our 4th contract you sold for us. Our experience was outstanding you deserve the acknowledgement for your service. You remind me of the way customers were treated years ago. Everybody we spoke with or chatted online was friendly and helpful. Although the process took a few months, it was worth the wait. We hope the families who purchased on contracts have as much enjoyment as we have had. If anyone is looking to buy or sell a DVC membership you can use our name. Thank you again!
