Just remember that banked points expire at the end of their borrowed use year, so plan carefully.

Borrowing can help when you want to take advantage of a special opportunity but don't have enough current-year points. However, borrowed points must be used within their borrowed use year, and you'll start the next year with fewer available points.

Different villa types require varying point amounts, and understanding these differences can help you make strategic choices. Studio villas typically offer the best point value for couples, while larger families might find one-bedroom or two-bedroom villas provide better space and amenities per point.

Studios include a kitchenette with microwave, mini-refrigerator, and coffee maker, which can help with breakfast and snacks. One-bedroom villas add a full kitchen, washer and dryer, and separate living space. Two-bedroom villas include all of these amenities plus additional space and a second bathroom.

Consider how you vacation when choosing room categories. If you spend most of your time in the parks, a studio might be perfect. If you prefer a more relaxed pace with resort time and family meals, the larger villas might justify the additional points.

Understanding the DVC Resale Market

The resale market provides opportunities for both purchasing additional points and eventually selling your membership. Understanding how this market works can help you make informed decisions.

Right of First Refusal Process

Disney maintains the Right of First Refusal (ROFR) on all DVC resale transactions. When you agree to purchase a resale contract, Disney has 30 days to decide whether to match your offer and purchase the contract themselves. If Disney exercises ROFR, you receive your deposit back, but the contract goes to Disney instead of you.

For most families, these restrictions don't significantly impact their vacation plans since DVC resorts offer excellent accommodations and locations. However, it's important to understand these differences before purchasing resale points.

Resale prices vary by resort, with newer properties like Riviera typically commanding higher prices than older resorts. The remaining contract length also affects pricing, as longer contracts generally cost more per point but provide more years of use.

Annual Dues and Ongoing Costs

Every DVC contract includes annual maintenance fees that cover resort operations, housekeeping, and capital improvements. These dues vary by resort and typically increase by 3-5% annually. Current annual dues range from around $7 per point at some older resorts to over $9 per point at newer properties.

When evaluating a potential purchase, factor in these ongoing costs. A 150-point contract might have annual dues of $1,200-1,400, which represents a significant ongoing expense beyond the initial purchase price.

Making the Most of Your Membership

DVC ownership works best when you understand both the system's flexibility and its limitations. Most successful members develop a rhythm that balances their travel preferences with smart point management.
