How to Contact Your DVC Resale Title Agent
Once both parties sign a Disney Vacation Club resale agreement, one of the most common questions we hear is how to reach the title agent. We work with licensed title companies that specialize in DVC closings and handle hundreds of transactions each month. Understanding your title agent's role and what to expect during closing can make the entire process much smoother.
Getting Your Title Agent's Contact Information
After your resale agreement is signed and accepted, you'll receive an email with your assigned title agent's contact details. This will include their name, direct phone number, and email address. Your title agent becomes your main point of contact for all closing matters, including:
- Escrow account questions
- Wire transfer instructions
- Document signing appointments
- Deed recording updates
- Closing timeline questions
Your title agent is the only person authorized to provide payment instructions or accept your deposit funds. Always verify wiring instructions directly with your assigned agent using the contact information they provide. This protects you from potential fraud and ensures your funds are handled properly.
Best Ways to Communicate
Most title companies prefer email communication because it creates a clear paper trail and allows them to serve multiple clients efficiently. Email also lets them attach important documents and reference previous conversations easily.
If you prefer speaking by phone, mention that in your initial email. Your title agent will typically call you to discuss your preferences and answer any immediate questions. Some people find it helpful to have an initial phone conversation to establish the relationship, then handle routine updates via email.
Don't hesitate to ask questions throughout the process. Title agents expect questions and would rather clarify something upfront than deal with confusion later. They're there to help you understand each step.
What If You Don't Receive Contact Information?
If you haven't received your title agent's contact email within 24 hours of signing your agreement, or if you're not sure who your assigned agent is, contact our support team right away. We can quickly verify your assignment and connect you with the right person.
Sometimes emails end up in spam folders or get delayed in transit. Other times there might be a technical issue on our end or with the title company. Either way, we'll get it sorted out quickly so your transaction stays on schedule.
Having DVC Sales Handle Communication for You
Some clients prefer having us coordinate directly with the title company on their behalf. We're happy to serve as your liaison throughout the closing process. This can be especially helpful if you're traveling, dealing with a busy work schedule, or simply prefer having fewer moving parts to track.
When we handle communication for you, we'll keep you updated on all important developments and make sure you're informed about anything requiring your attention or action. You can learn more about our full-service approach on our Why DVC Sales page.
Understanding the Title Company's Role
Your title agent does much more than just collect your deposit and coordinate document signing. They're responsible for conducting a thorough title search to verify the property has a clean title with no liens, judgments, or other issues that could affect your ownership.
The title company also handles the estoppel process, which involves requesting official records from Disney about the membership being sold. This includes confirming the current point balance, any banked or borrowed points, outstanding dues, and other important details about the membership.
They'll prepare all the closing documents, including the deed that transfers ownership to you, and coordinate the recording of that deed with the appropriate county office. In Florida, where most DVC resorts are located, this is typically Orange County or Osceola County.
Timeline and Expectations
Most DVC resale closings take 30 to 45 days from contract signing to completion. However, this can vary based on several factors, including how quickly Disney responds to the estoppel request, whether there are any title issues to resolve, and how promptly all parties return signed documents.
Your title agent will typically provide timeline updates throughout the process. Don't be surprised if there are periods where you don't hear anything for a week or two. Much of the work happens behind the scenes, and no news is usually good news.
The final step is Disney's Right of First Refusal (ROFR) process, which happens after closing. If Disney exercises ROFR, they'll purchase the membership from you at the contract price. If they waive their right, the membership transfers to you as planned. You can read more about how ROFR works on our blog.
Common Questions During Closing
Most of the questions we receive during closing involve timing, document requirements, and payment instructions. Your title agent is equipped to handle all of these, but here are some things you might be wondering about:
Payment methods: Most title companies accept wire transfers and certified checks. Personal checks typically aren't accepted for large amounts. Your agent will provide specific instructions based on your transaction amount and their company's policies.
Document signing: Many title companies now offer remote online notarization, which lets you sign documents electronically from home. If this isn't available, you might need to visit a local notary or the title company's office.
Deed recording: After closing, it can take several weeks for the deed to be recorded with the county and for Disney to update their records. Your title agent will typically provide you with tracking information so you can monitor this progress.
What Happens After Closing
Once your deed is recorded and Disney updates their system, you'll receive welcome materials from Disney with your new membership number and instructions for accessing your DVC account online. This usually happens within 4 to 6 weeks after closing, though it can occasionally take longer.
Your title agent's job is essentially complete once the deed is recorded, but most will still help answer questions if issues arise with the recording process or if there are delays with Disney's system updates.
If you have questions about using your new membership, planning your first DVC vacation, or understanding how the point system works, our team is always available to help. We've been working with DVC members for over 25 years and can provide guidance on everything from booking strategies to annual dues management.
Working With Experienced Professionals
The title companies we work with specialize in Disney Vacation Club transactions and understand the unique aspects of DVC closings. This includes familiarity with Disney's estoppel process, the various deed restrictions that apply to DVC memberships, and the specific documentation requirements.
This specialization matters because DVC transactions have nuances that don't exist in typical real estate closings. For example, the title search must verify both the real estate ownership and the vacation club membership details. The deed must be drafted to comply with Disney's membership transfer requirements.
You can find more information about the DVC resale process on Disney's official FAQ page or in our comprehensive guide to how DVC works. Understanding the process helps you know what to expect and when to ask questions if something seems unclear.
Your title agent is there to guide you through each step and make sure your closing goes smoothly. Don't hesitate to reach out to them with any questions or concerns along the way.
