For DVC owners and buyers, this announcement matters now, not just when the resort opens. The best time to understand a new DVC resort is before the crowd arrives and before prices move.
Location and Setting: Bay Lake at Its Best
Disney's Lakeshore Lodge is planned for the Fort Wilderness Resort area, on the shores of Bay Lake. That address puts it in excellent company. Bay Lake sits at the center of the Magic Kingdom resort cluster, with the Contemporary Resort and Bay Lake Tower on the north shore, Fort Wilderness wrapping the southeastern shoreline, and the Wilderness Lodge complex nearby. The Magic Kingdom is accessible by boat from this area, which is one of the most convenient resort locations on all of Walt Disney World property.
Fort Wilderness is one of the original Walt Disney World resort experiences, dating to the park's 1971 opening. The area has a quieter, more natural feel than the theme park corridor resorts, with tree cover, walking trails, and water access that most of WDW cannot match. Disney's Lakeshore Lodge is expected to take full advantage of that setting, positioned on Bay Lake with views toward Magic Kingdom and the Contemporary.

Lakeshore Lodge, given its Bay Lake location and luxury positioning, will likely land in that range or above it.
Buying direct from Disney at those prices is a significant investment. A 150-point direct contract at $230 per point is $34,500 before closing costs. Resale contracts, once they become available, typically trade at a meaningful discount — often 20 to 40 percent depending on the resort and market conditions.
The home resort booking advantage at Lakeshore Lodge will be valuable. DVC members who own at a resort can book stays there at 11 months out. For a new luxury property on Bay Lake, that 11-month window will matter. Demand for a resort in this location is likely to be high, and members who own there will have first access to the best dates.
One note for buyers: Riviera Resort resale contracts carry a restriction that limits those points to booking Riviera only. Disney has not indicated whether disney's lakeshore lodge will carry a similar restriction. That policy detail will be worth tracking closely once DVC formally opens sales, because it would significantly affect resale value and flexibility.
How to Buy DVC Resale When Lakeshore Lodge Contracts Become Available
Resale contracts for Lakeshore Lodge do not exist yet. The resort has not opened and DVC has not begun selling memberships. The first resale contracts will appear on the market some time after the resort opens, typically within a few years as circumstances change for initial buyers.
When those contracts do become available, the process works the same as any DVC resale purchase. A buyer finds a contract that matches their desired resort, point total, and use year. The buyer and seller agree on a price. Disney reviews the deal under its right of first refusal, which gives Disney 30 days to purchase the contract at the same price. If Disney passes, closing proceeds and points transfer to the new owner. From accepted offer to closed transaction takes roughly 30 days.

Bay Lake Tower sits on the Contemporary Resort, with a direct walkway to Magic Kingdom and the same Bay Lake water access that disney lakeshore lodge will share.
