Consider which DVC resorts match your family's preferences. Do you want to be close to a specific park? Do you prefer newer resorts with modern amenities, or are you comfortable with older properties that offer more space for your points?

Calculate Your Point Needs

Look at your vacation patterns over the past few years and estimate what you'll need going forward. How often do you visit Disney? How many people typically travel with you? Do you prefer to visit during busy seasons when points cost more, or can you travel during value seasons?

A good approach is to calculate the points you'd need for your typical vacation, then consider whether you want extra points for longer trips or additional family members. Remember that you can bank unused points for one year or borrow from the following year, which gives you flexibility.

Pay attention to the Use Year (when your points are allocated each year), current dues status, and how many points come with the contract. Some contracts include current-year points that are already allocated, while others come with points you can use right away.

The Use Year affects when you can bank or borrow points, so think about when you typically vacation. If you usually visit in December, a December Use Year gives you the most flexibility with those points.

Home Resort Booking Priority

When you purchase a DVC contract, that resort becomes your "home resort." You can book accommodations there up to 11 months in advance, compared to 7 months for other DVC resorts. This advantage matters most during peak travel times or for popular room categories that book quickly.

If you know you'll primarily stay at one resort, purchasing there as your home resort makes sense. If you want flexibility to stay at different resorts, consider purchasing at a resort where 11-month priority helps, even if you don't plan to stay there every time.

Contract Length and Expiration

DVC contracts have set expiration dates ranging from 2042 to 2077, depending on the resort. Disney's Polynesian Village expires in 2066, while Disney's Riviera Resort runs until 2077. Longer contracts cost more per point but give you more years of ownership.

When evaluating resale contracts, consider how many years remain and whether that timeframe works for your family. A contract expiring in 2042 might work if you're planning to use DVC for the next 15-20 years, but it wouldn't make sense for someone expecting 30+ years of vacations.

Annual Dues and Long-term Costs

Every DVC owner pays annual dues that cover resort maintenance, management, and improvements. These dues vary by resort and typically increase 3-5% each year. Current dues range from about $7 per point at older resorts to $10+ per point at newer properties.

Understanding the Resale Process

When you purchase DVC resale, Disney has the right of first refusal (ROFR), which means they can purchase the contract at your agreed price instead of letting the sale go through. Disney typically exercises ROFR on contracts priced significantly below market value or at resorts they're actively selling.

ROFR isn't something to fear. It usually indicates you found a good deal, and if Disney takes the contract, you're free to look for another one. Most resale transactions do go through without ROFR, especially when priced at current market levels.

The entire process typically takes 60-90 days from offer acceptance to closing, including time for ROFR review, title work, and final paperwork. We handle the coordination with title companies, Disney, and the seller so you don't have to manage multiple moving parts.
