Choosing a DVC resale broker is one of the most consequential decisions in the entire purchase or sale process. Commission rates alone vary from 6.9% to more than 15%, and the service gap between brokers is just as wide. This guide will help you evaluate any DVC resale broker objectively, including the right questions to ask, the red flags to avoid, and what the numbers actually look like across the field.

Why Broker Choice Matters More Than You Think

A DVC resale transaction is a real estate sale. Florida law governs the process, Disney's ROFR gives Disney the right to purchase the contract before it closes, and title work has to be completed correctly for the deed to transfer cleanly. When something goes sideways, whether that is a delayed ROFR response, a title issue on an old deed, or a seller who does not understand the points available at closing, you want a broker who has seen it before.

On a 150-point contract priced at $120 per point, you are talking about an $18,000 transaction. A 3% difference in commission rates is $540 out of your pocket. That is not nothing, but it also should not be the only factor. A broker who takes weeks to submit ROFR or miscalculates available points at closing can cost you far more in frustration and potential deal failure.

What to Look for in a DVC Resale Broker

1. A Valid Florida Real Estate License

This is not optional. Florida law requires that anyone who brokers the sale of real estate, including DVC timeshare contracts, hold a valid Florida real estate license. This is a baseline requirement, not a differentiator, but it is something to verify before you sign anything.

You can verify any broker's Florida real estate license directly through the Florida Department of Business and Professional Regulation (DBPR) website at myfloridalicense.com. Search by broker name or company name. If a company cannot produce a license or does not appear in the DBPR database, walk away.

Ask specifically: "What is your Florida real estate license number?" A legitimate broker will answer immediately without hesitation.

2. Commission Rate and What It Covers

Commission rates in the DVC resale market currently range from approximately 6.9% on the low end to 15% or higher on the high end. The industry average sits closer to 10 to 12%. That spread matters significantly on a $15,000 to $25,000 transaction.

More important than the headline rate is what it covers. Ask:

  • Is there a minimum commission fee that applies to small contracts?
  • Are there any additional administrative or processing fees?
  • Who pays closing costs and title fees?
  • What does the broker charge buyers versus sellers?

Some brokers advertise low commissions but add buyer fees or administrative charges on top. Get the full picture in writing before you commit to listing or making an offer.

3. DVC-Specific Experience, Not Just Timeshare Experience

DVC is not a typical timeshare. The point system, use years, banking and borrowing rules, home resort priority windows, ROFR mechanics, and the post-2019 resale restrictions are all specific to Disney's program. A broker who handles general timeshare resales, but has limited DVC volume, may not fully understand the nuances that affect your transaction.

Ask how many DVC transactions the broker has closed in the past 12 months, and whether they can walk you through use year selection and how it affects point availability at closing. Their answer will tell you a great deal about depth of knowledge versus surface familiarity.

4. Listings Volume and Market Reach

For sellers, broker reach matters. A broker with broad listing distribution, including presence on multiple MLS networks and dedicated DVC listing platforms, will expose your contract to more potential buyers and generally achieve a faster sale at a better price.

For buyers, a broker with a large current inventory means more choices and less waiting. You will find the contract that actually fits your needs rather than settling for whatever is available from a small pool.

Ask: "How many active DVC listings do you have right now?" and "Where do you list contracts?" A serious DVC broker will list on their own platform, on DVC-specific listing networks, and on MLS systems where active buyers are searching.

5. ROFR Handling Process

Disney's Right of First Refusal is often misunderstood. When a sale is agreed upon, Disney has the right to step in and purchase the contract at the same price and terms within a set window. ROFR submission must be done promptly and correctly, because delays in submission mean delays in your closing timeline.

Ask the broker: "How do you handle ROFR submission, and what is your current ROFR pass rate for contracts priced at market?" A good broker tracks this data and can tell you what price ranges tend to trigger ROFR at specific resorts. That intelligence helps sellers price appropriately and helps buyers avoid contracts likely to be taken.

6. Verified Reviews and Track Record

Look for reviews that are specific to DVC transactions, not just general real estate reviews. A broker might have hundreds of glowing testimonials on home sales but very few on DVC resale specifically. Read for patterns: Are reviewers mentioning smooth ROFR processes and clear communication, or are they praising generic customer service?

Also check how long the broker has been operating. DVC resale has been around since the mid-1990s. Brokers who have been active for 20-plus years have navigated market cycles, Disney program changes, and the 2019 resale restriction rollout. That depth of experience is genuinely valuable in a niche market with real legal and procedural complexity.

Questions to Ask Any DVC Broker Before Signing

Here is a practical checklist. Ask every broker these questions and compare the answers:

  • What is your Florida real estate license number?
  • What is your commission rate, and are there any additional fees?
  • How many DVC transactions have you closed in the past year?
  • How do you handle ROFR submission, and how quickly do you submit after contract signing?
  • What is your average time from accepted offer to ROFR resolution?
  • Where do you list contracts, and how many active listings do you have right now?
  • Can you explain how use year affects point availability at closing?
  • What happens if the seller has used points that should be available at closing?
  • Do you have references from DVC buyers or sellers I can speak with?

Red Flags to Avoid

Some practices in the DVC resale market are worth steering clear of entirely:

Upfront fees from sellers. Reputable DVC resale brokers do not charge sellers upfront listing fees. Commission is paid at closing from the sale proceeds. Any broker asking for money before the sale closes deserves scrutiny.

Unlicensed operations. As mentioned above, verify the Florida real estate license before you sign. This protects you legally throughout the transaction.

Pressure to sign immediately. A broker who pressures you to sign a listing agreement today, before you have had a chance to compare options, is not acting in your interest. Take the time to shop around.

Vague answers about pricing. If a broker cannot tell you clearly what properties in your resort are currently selling for per point, they either do not have that data or are not being straight with you. DVC resale pricing is transparent in the market. Any experienced broker can give you a credible range.

Commission quoted as buyer-only. Some brokers advertise low rates that apply only to buyers, while charging sellers separately and at a higher rate. Understand the full commission structure for both sides of any transaction.

For sellers, pricing strategy matters more in a normalized market than it did when demand was outrunning supply. A broker who can show you actual recent comparable sales at your resort, not just asking prices, is going to give you better guidance on where to list than one working from general market impressions.
