Vero Beach Resort Video Tour

Disney's Vero Beach Resort is on Florida's Atlantic coast, about a 2-hour drive from Walt Disney World. This is a beach resort, not a theme park resort. It sits right on the ocean with a small pool, a nature trail, and sea turtle nesting programs in the summer. The feel is more boutique beach hotel than Disney property.

Contracts expire in 2042, about 16 years left. And the prices tell the story: resale contracts go for $40 to $55 per point, the cheapest DVC contracts on the market. Annual dues are $14.89 per point, the highest in the entire DVC system.

Here's the strategy that makes Vero Beach interesting. It's an unrestricted resort. Buy a 150-point contract for $6,000 to $8,000, and you can book any DVC resort at the 7-month window. Those same points work at Bay Lake Tower, the Grand Floridian, or anywhere else in the system if there's availability. For flexible travelers who don't need to book 11 months out at a specific resort, Vero Beach is the cheapest possible entry into DVC ownership.

ROFR risk is basically zero. Disney doesn't exercise on Vero Beach contracts at these prices. The resort itself is a perfectly nice place for a low-key beach weekend, and the sea turtle nesting season (May through October) is a real draw. But most of our Vero Beach buyers aren't buying it for the resort. They're buying it for the points.

Vero Beach carries the highest annual dues in the entire DVC system. That said, those dues cover beachfront property maintenance on the Atlantic coast, including pool upkeep, landscaping, and erosion management along the shoreline. Disney has historically increased Vero Beach dues by roughly 3 to 5 percent per year. Before purchasing, make sure you factor in the long-term cost of these dues relative to the low purchase price per point.

Location & Transportation

Disney's Vero Beach Resort sits on a pristine stretch of Atlantic Ocean coastline in Indian River County, Florida. The property occupies 71 acres of barrier island land between the ocean and the Indian River Lagoon. It is located roughly 110 miles southeast of Walt Disney World, which translates to about a two-hour drive on the Florida Turnpike and I-95. The resort's address is 9250 Island Grove Terrace, Vero Beach, FL 32963.

There is no Disney bus, monorail, or Skyliner connection between Vero Beach and the Walt Disney World theme parks. A rental car is the standard way to get around once you arrive. Melbourne Orlando International Airport is the closest commercial airport, about 35 minutes north. Orlando International Airport is roughly 90 minutes away. Many owners drive from their homes in Florida, Georgia, or the Carolinas and treat Vero Beach as a weekend beach getaway between WDW trips.

The surrounding area offers Sebastian Inlet State Park (about 10 miles south), which is one of the best surf spots on Florida's east coast. McKee Botanical Garden is five minutes from the resort and features tropical plants spread across 18 acres. The town of Vero Beach has a walkable downtown district along 14th Avenue with local restaurants, art galleries, and shops. Pelican Island National Wildlife Refuge, the country's first federal bird sanctuary, is just across the Indian River Lagoon.

Vero Beach DVC Room Types

The DVC inventory at Vero Beach includes several room categories. Inn Rooms are hotel-style accommodations that sleep up to four guests in approximately 390 square feet. They include a small kitchenette with a microwave, mini-fridge, and coffee maker. These rooms use the fewest points per night of any room type at the resort.

Deluxe Studios are roughly 390 square feet and sleep up to four guests with a queen bed and a queen sleeper sofa. They include a kitchenette similar to the Inn Rooms. One-Bedroom Villas are approximately 720 square feet, sleep four to five guests, and feature a full kitchen with a stove, oven, dishwasher, and full-size refrigerator. The living area has a queen sleeper sofa, and the master bedroom has a king bed.

Two-Bedroom Villas run about 1,080 square feet and sleep eight to nine guests. They include a full kitchen, washer and dryer, and two full bathrooms. Grand Villas, which are the largest units, offer approximately 2,100 square feet across two stories with three bedrooms, three bathrooms, a full kitchen, and sleeping capacity for up to twelve guests.

Beach Cottages are standalone two-bedroom units situated along the dune line with direct ocean views. They are roughly 1,100 square feet, sleep up to nine guests, and include a full kitchen, washer/dryer, and a private covered porch overlooking the beach. These cottages require the most points per night and book up quickly during peak season.

Vero Beach DVC Resale: Pros & Cons

Recreation & Amenities at Vero Beach

The main pool at Vero Beach is a large zero-entry pool with a 128-foot waterslide shaped like a pirate ship. The pool area includes a separate kids' splash zone, a hot tub, and poolside cabanas available for rent. A second quiet pool sits closer to the Beach Cottages for guests who prefer a calmer setting. The pool complex is open year-round, though it tends to be most active from March through October.

The beach itself is the headline attraction. The resort maintains a wide stretch of private beach with complimentary lounge chairs, umbrellas, and towel service. Lifeguards are on duty during posted hours. Guests can rent kayaks, stand-up paddleboards, boogie boards, and surrey bikes through the resort's activity desk. Fishing excursions and boat rentals are also available through local outfitters that the resort can help arrange.

Vero Beach is one of the most important sea turtle nesting sites in North America. From May through October, loggerhead, green, and leatherback sea turtles nest on this stretch of coastline. The resort offers guided sea turtle walks led by trained naturalists during nesting season. These walks typically start around 9 PM and last about 90 minutes. They are free for resort guests, but space is limited and reservations fill up weeks in advance. Outside of turtle walks, the resort runs a full nature program with guided beach walks, bird watching excursions, and campfire activities with Disney character appearances.

The resort has a small fitness center with cardio equipment and free weights, open 24 hours for resort guests. There is also a game room, a community hall that hosts movie nights and craft activities, a basketball court, and walking trails that wind through the resort's natural habitat areas. The Spa at Disney's Vero Beach Resort offers massage, facial, and body treatments in a small but well-appointed facility adjacent to the main building.

Why Buy Vero Beach DVC Resale

Vero Beach is the least expensive way to get into the Disney Vacation Club. With resale prices running between $55 and $70 per point, a 100-point contract costs somewhere around $5,500 to $7,000 before closing costs. Compare that to direct pricing at $185+ per point for most WDW resorts. If you already know you want to use DVC points at Walt Disney World properties, buying cheap Vero Beach points and booking at 7 months gives you the same rooms that owners of those home resorts get, just with a shorter booking window.

The strategy that makes Vero Beach resale so appealing is straightforward. Because Vero Beach is an unrestricted resort, your points work at every DVC resort in the system at the 7-month window. You are effectively buying WDW vacation access for 30 to 40 cents on the dollar compared to buying direct at a WDW resort. The trade-off is that you will not get the 11-month booking window at popular resorts like the Polynesian or Grand Floridian, but plenty of availability opens up at the 7-month mark across the system, especially for standard view studios and weekday stays.

The biggest consideration is the 2042 expiration date. That gives you roughly 16 years of ownership from today. If you plan to take DVC vacations for the next decade or so, the math works out favorably. Even with the high annual dues of $14.89 per point, the total cost of ownership (purchase price plus 16 years of dues) still comes in well below what you would pay renting hotel rooms at Disney World over that same period.
