Why Won't My Offer Go Through?

If the make-offer page stopped you, or won't let you go lower, it is usually a quick fix. Here is exactly what is happening, in plain terms, and what you can do next.

First, the honest version: every so often a page on the site can hiccup, and we are always fixing things. But far more often an offer stops for one of two simple reasons below, and the most common by far is the seller's low-offer tool holding your offer back until it meets their price. Both are quick to sort out.

The three boxes aren't all checked

This is the most common one. Before an offer can send, you check three boxes that confirm you understand the rules: that you are logged in, that you will sign an agreement and place a deposit within 24 hours if your offer is accepted, and that you understand the buyer fees.

Your offer is below the seller's set minimum

Each seller tells us, in writing, the lowest price per point they are willing to consider. If your offer is under that number, the page will ask you to raise it before it can be sent.

This is the part most people want explained, so here it is in full below.

Why We Won't Ask the Seller to Go Lower

When a seller lists a contract with us, they decide the lowest price per point they will consider. They choose that number themselves, on their own dashboard. It is their price and their call, not ours.

Once a seller has set that number, going back to ask them to drop below it is not something they have given us the green light to do. And here is the honest part, from years of doing this: when a broker calls a seller to push them under the price they already set, it usually backfires on the buyer. The seller digs in, feels pressured, moves on to another buyer, or even takes their listing to a different broker altogether. We have watched buyers lose the exact contract they wanted that way, more than once. We are not willing to put your deal at that risk.

There is a well known rule in real estate: present all offers to the seller, unless the seller has instructed otherwise. Our sellers have instructed otherwise. When a seller sets their minimum price, they are telling us, in writing, not to bring them anything below it. Honoring that is exactly what the rule asks of us.

"Can't you just call the seller and ask them to come down?"

The honest answer is no, and we want to be straight with you about it. We will not contact a seller to ask them to go below the price they set. This is not a small chance that we might. It is zero. Not once, not as a favor, and not just to see what they say.

We know the thinking: what is the harm in asking? The harm is real. On the rare chance a seller says yes, far more often they feel pushed, dig in, move on to another buyer, or take their listing to a different broker, and the person who tried to go low loses the contract. We have seen it too many times to put your deal through that.

And remember whose side we are on. We only earn anything when a sale actually closes, so we want this deal to happen just as much as you do. That is exactly why we will not gamble it away by pushing a seller past the number they already agreed to. Protecting the deal protects you.

None of this leaves you stuck, though. Take our firmness here as a good sign. A broker who will not let a buyer blow up a deal by lowballing is the same broker who will fight to hold your deal together once you are in one. There are smarter ways to land a great price, and that is exactly where we are headed next.

We hear this one a lot: "My bottom line is $100 a point, call me if the seller is interested." We understand the thinking, but a number sitting in a file, waiting on a phone call, is the slow and uncertain way to land the contract you want. Here is the good part: as the buyer, you have more control than you might think. Enjoy it.

The asking price should not be your biggest factor. Do a little homework on what the contract is truly worth, then let that guide you. Your price per point is the lever you control, move it up or down to land where you want.

Make a fair offer and let the seller decide. A clean offer at the right per-point price goes a long way. Sellers generally will not go below true market value, but a strong, fair offer gives you every chance.

Think a listing is priced too high? You may well be right. The winning move is not to have us pressure the seller. It is to watch the listing. If it really is overpriced, sellers often come down on their own, and the moment this one does, we email you first. You get the lower price without ever risking the deal.
