The Origin of DVC Resale Restrictions
Before January 2019, buying DVC on the secondary market gave you the same full benefits package as buying directly from Disney. There was no meaningful benefit difference between direct and resale ownership beyond the price. You paid less per point on the secondary market and got the same membership.
Disney changed this in 2018 by announcing that contracts sold on the secondary market after a certain date would no longer include the full benefits package. Specifically, the ability to use DVC points at non-DVC Disney properties would be restricted to direct buyers only.
The motivation was straightforward from Disney's perspective: creating a concrete benefit advantage for direct purchases gives buyers a financial incentive to buy through Disney's sales channel rather than on the open market. Direct buyers pay more, and they get more. That is the deal Disney structured.

Contracts purchased on the secondary market after January 2019 are missing these specific benefits:
Disney Collection
This is the core restriction. Direct buyers can use their DVC points to book standard hotel rooms at non-DVC Disney properties. This includes:
- Standard (non-villa) hotel rooms at Disney resort hotels where DVC villas are also located, and at Disney hotels that have no DVC component at all
- Disney Cruise Line voyages booked with DVC points
- Adventures by Disney trips using points
Resale buyers cannot use points for any of these bookings. To stay at a standard Disney hotel room or take a Disney cruise, they book and pay through normal channels outside the DVC system.
Concierge Collection
Direct buyers can use DVC points at select non-Disney luxury hotels worldwide through Disney's exchange arrangement with the Concierge Collection program. Resale buyers do not have access to this exchange program.
Future Benefit Additions
Disney retains the right to add new perks to the direct purchase package that would not be available to resale buyers. The current restriction list is known, but there is a possibility that the benefit gap could widen at some future point.

- The 11-month Home Resort booking window, giving priority access to their resort's rooms four months before the general 7-month window opens
- The 7-month booking window for booking at any DVC resort that is not their Home Resort
- Full banking flexibility: unused points can be banked into the following year before the banking deadline
- Full borrowing flexibility: points can be borrowed from the following year to supplement the current year
- RCI exchange access for booking stays outside the DVC resort system through Disney's exchange partner
- Standard member discounts at qualifying Disney dining, shopping, and recreation venues
- The identical check-in experience, room quality, and resort amenities as any other DVC member
The restrictions are specific and bounded. They do not affect the core DVC experience that most families care about.
Understanding Grandfathered Contracts
Contracts that were originally purchased directly from Disney before the January 2019 restriction date carry grandfathered full-benefits status. When these contracts are sold on the secondary market, the full benefits transfer with them to the new owner. The restrictions only apply to contracts that were sold new after the cutoff date.
This creates two categories in the resale market:
- Grandfathered contracts: Original purchase date before January 2019, full Disney Collection and Concierge Collection access, sometimes carry a modest premium in the resale market
- Post-restriction contracts: Original purchase date after January 2019, missing Disney Collection and Concierge Collection access, priced to reflect that

How to Decide Whether the Restrictions Matter for You

If you want to use your DVC points to stay in non-DVC Disney hotel rooms, book a Disney cruise using points, or take Adventures by Disney trips through your membership, the restrictions are directly relevant to you. In that case, a direct purchase is your only option for those use cases.
If you want to stay in DVC villa accommodations at Disney resort properties, which is what the overwhelming majority of DVC members use their contracts for, the restrictions have no practical effect on your membership experience. Your booking process is the same. Your resort access is the same. Your booking windows, banking flexibility, and check-in experience are all unchanged.
For buyers in the second category, the resale restrictions represent a tradeoff that removes perks they were not planning to use in exchange for a lower per-point purchase price. For most families in this category, that tradeoff works in their favor.
The Financial Side of the Restrictions
The resale restrictions are priced into the market. Resale contracts sell at a discount to what Disney charges for direct purchases, and part of that discount reflects the missing benefits.
