Grand Californian Video Tour

Disney's Grand Californian Hotel is the crown jewel of Disneyland Resort in Anaheim. The Craftsman-style architecture is beautiful, and the DVC villas are some of the most attractive rooms in the system. The biggest perk is the private park entrance that takes you directly into Disney California Adventure from the hotel lobby. No bus, no walk through a parking lot, just step outside and you're in the park.

Contracts expire in 2060, giving you about 34 years. Resale prices run $170 to $200 per point, and annual dues are around $9.52 per point.

Grand Californian is a restricted resort. Resale buyers can book here and at other DVC properties, but can't access unrestricted Walt Disney World resorts at the 7-month window. It's a smaller resort with limited DVC inventory, so contracts don't appear on the resale market very often.

Disney exercises ROFR regularly on Grand Californian contracts. When a contract does come up for resale, it tends to sell quickly because demand is strong among West Coast DVC buyers. If you're a Disneyland family and Grand Californian is where you want to stay, buying resale here saves you a significant amount compared to direct pricing, even with the restriction.

Grand CA Annual Dues

Maintenance fees per point, 2021 to 2026

$9.52/point 2026 A 150-point contract pays 150 × $9.52 = $1,428 in 2026 dues

Dues have risen about 36% since 2021 (6 years). Compare every resort on our annual dues page.

Grand Californian Annual Dues (2026)

Contract Size Per-Point Dues Annual Total
100 Points$9.52$952
150 Points$9.52$1,428
200 Points$9.52$1,904

Grand Californian's annual dues are in the mid-range for DVC resorts, which is noteworthy given its premium location and Craftsman-style construction. California labor, insurance, and property tax rates are higher than Florida, but the Grand Californian keeps dues competitive through efficient shared infrastructure with the hotel side of the property. Dues have historically increased 3-5% per year. Compared to cash rack rates at the Grand Californian (often $800-$1,200 per night for a standard hotel room), DVC ownership dramatically reduces the per-night cost for regular visitors.

Location & Transportation

Location: Disney's Grand Californian Hotel & Spa is built directly into the Disneyland Resort in Anaheim, California. The hotel literally wraps around the edge of Disney California Adventure, with guest room windows overlooking attractions inside the park. The architecture is inspired by the American Craftsman movement of the early 1900s, with exposed timber beams, stone fireplaces, stained glass, and handcrafted details throughout the lobby and public areas. The six-story lobby features a massive stone hearth, and the design references the work of architects like Greene & Greene and the California Arts and Crafts tradition. It opened in 2001 alongside Disney California Adventure.

Transportation: Grand Californian has a private entrance directly into Disney California Adventure. You walk through a dedicated gate on the hotel grounds and step right into the park near Grizzly Peak, bypassing the main park entrance entirely. This is the only DVC resort anywhere with a private park entrance. Disneyland Park is about a 5-10 minute walk through Downtown Disney. Downtown Disney itself is immediately adjacent to the hotel, with direct access from the lobby level. There are no buses at Disneyland Resort because everything is within walking distance. The Disneyland Monorail has a station inside Disneyland (Tomorrowland) that connects to Downtown Disney, giving you another way to get back to the hotel area.

Nearby: Disney California Adventure (private entrance, 1 min), Disneyland Park (5-10 min walk), Downtown Disney (adjacent), Napa Rose (on property), Storytellers Cafe (on property), GCH Craftsman Bar (on property). Disneyland Hotel and its DVC villas are within a 10-minute walk. Off-property, Harbor Boulevard restaurants and shops are accessible by foot or rideshare.

Grand Californian DVC Room Types

The DVC villas at Grand Californian occupy a dedicated wing of the hotel building. Studios sleep up to 4 guests and include a kitchenette with a mini-fridge, microwave, coffee maker, and toaster. Studios have one queen bed and a queen-size sleeper sofa, running approximately 350 square feet. One-bedroom villas sleep 4-5 guests with a full kitchen (stove, oven, full-size refrigerator, dishwasher), a king bed in the master bedroom, and a queen sleeper sofa in the living area. One-bedrooms are approximately 710 square feet and include a washer/dryer.

Two-bedroom villas sleep 8-9 guests by combining a one-bedroom with an adjoining studio. This gives you the full kitchen, two bathrooms, and roughly 1,060 square feet of space. Grand Villas are the top-tier accommodation, sleeping up to 12 guests across three bedrooms. These units are approximately 2,100 square feet and include a full kitchen, dining table for eight, living room, three full bathrooms, and a washer/dryer. Grand Villas at Grand Californian are among the most sought-after DVC rooms in the entire system and book out at the 11-month window within minutes of becoming available.

All DVC rooms at Grand Californian feature the same Craftsman-style design as the hotel's public areas, with warm wood tones, earth-colored textiles, and nature-inspired artwork. Some rooms have views overlooking Disney California Adventure, which means you can watch World of Color from your balcony on certain floors. Point requirements vary by season, with studios starting around 12 points per night in the lowest season and Grand Villas requiring 50+ points per night during peak periods.

Dining at Grand Californian

Napa Rose is the signature fine-dining restaurant at Grand Californian and one of the best restaurants at any Disney property worldwide. The menu focuses on California wine country cuisine with dishes like grilled lamb chops, pan-seared halibut, and seasonal tasting menus. The wine list includes over 300 labels, with a focus on Napa and Sonoma producers. Napa Rose has earned AAA Four Diamond status for over 20 years. Reservations are strongly recommended and typically need to be made 60 days in advance. The restaurant also offers a chef's counter experience where you sit at the open kitchen and watch the culinary team prepare your meal.

Storytellers Cafe is the resort's character dining restaurant, serving breakfast and brunch with Disney characters. The menu combines standard American breakfast items with some Pacific Northwest-inspired dishes. The restaurant's interior is decorated with large murals depicting scenes from California's natural history and folklore. Storytellers Cafe is a popular first-morning-of-the-trip dining choice for families with young children.

GCH Craftsman Bar is the hotel's lounge area, located in the lobby level near the grand fireplace. It serves craft cocktails, California wines and beers, and a selection of appetizers and small plates. The atmosphere is relaxed, and the seating overlooks the lobby's timber-frame architecture. GCH Craftsman Grill (formerly Whitewater Snacks) is the quick-service option serving burgers, sandwiches, salads, and grab-and-go items. It sits near the pool area and is convenient for a quick meal between park visits.

If you book a one-bedroom or larger villa, you have a full kitchen and can cook your own meals. A Vons supermarket and Trader Joe's are both within a short drive of the hotel, and grocery delivery services will drop off to the hotel front desk. For many DVC families, cooking breakfast in the villa and eating one meal in the parks is the most budget-friendly approach to dining at the Disneyland Resort.

Grand Californian DVC Resale: Pros & Cons

  • Napa Rose, a AAA Four Diamond restaurant and one of Disney's best dining experiences

Cons

  • Highest resale prices in the DVC system at $200-$250 per point
  • Very limited DVC room inventory makes 7-month window bookings extremely difficult
  • 2060 expiration gives only 34 years remaining, shorter than many other premium DVC resorts

  • Grand Villas and peak-season rooms book out within minutes of the 11-month window opening

Recreation & Amenities at Grand Californian

The Grand Californian pool complex includes the Redwood Pool, the resort's main feature pool. It is designed to look like a natural swimming hole surrounded by rocks and redwood trees, with a 90-foot waterslide that winds through a rock formation. The pool deck has lounge chairs, and cabanas are available for rent. A separate Fountain Pool is quieter and located on the opposite side of the hotel, typically favored by adults and couples.

The Eureka Fitness Center is a full gym with cardio machines, free weights, and weight machines, open to hotel guests. The Tenaya Stone Spa is a full-service spa offering massages, facials, body treatments, and salon services. It draws on California wellness traditions and uses products inspired by native California botanicals. Spa appointments should be booked well in advance, especially during holiday periods.

The hotel's grand lobby is an attraction in itself. The six-story space features a massive stone fireplace that is lit every evening. Comfortable seating surrounds the hearth, and many guests spend time here in the evenings just enjoying the atmosphere. A pianist or small ensemble often performs in the lobby during dinner hours. For kids, the Pinocchio's Workshop kids' club offers supervised activities and themed programs for children ages 5-12, allowing parents an evening at Napa Rose or Trader Sam's.

Why Buy Grand Californian DVC Resale

Grand Californian is the top choice for DVC buyers who visit the Disneyland Resort and also want the flexibility to book at Walt Disney World. Because Grand Californian is unrestricted, your resale points work at every DVC resort in the system. That makes it fundamentally different from the restricted Disneyland Hotel, where resale points can only book at that one property. If you split time between Disneyland and Walt Disney World, or if you want the option to try different DVC resorts, Grand Californian gives you that freedom.

The private entrance to California Adventure is a perk that cannot be overstated for families who visit regularly. You can walk from your villa to the park in under two minutes. During evening extra-hours events, you can slip back to your room easily and return to the park without the hassle of re-entering through the main gates. No other DVC resort at any Disney destination offers this kind of direct park access.

The main concern for resale buyers is the 2060 expiration. With 34 years remaining, Grand Californian has a shorter runway than Disneyland Hotel (2074) or Fort Wilderness (2075). The higher per-point price ($200-$250) combined with fewer remaining years means your effective annual cost is higher than most other DVC resorts. Buyers should weigh whether the private park entrance, unrestricted status, and Craftsman architecture are worth the premium price. For families who plan to visit the Disneyland Resort multiple times over the next decade or two, the answer is usually yes.

At DVC Sales, we handle Grand Californian resale transactions at our 6.9% commission rate. Grand Californian contracts are among the most competitive on the resale market, and well-priced listings often receive offers within days. If you are interested in purchasing, contact our team to discuss current availability. If you already own Grand Californian and are considering selling, we can provide a complimentary market valuation based on recent comparable sales.

Frequently Asked Questions: Grand Californian DVC

Does Grand Californian have a private entrance to a theme park?

Yes. Grand Californian has a private entrance directly into Disney California Adventure, near the Grizzly Peak area of the park. You walk through a dedicated gate on the hotel grounds and step right into the park without going through the main entrance or security screening. This is the only DVC resort at any Disney destination with a private park entrance, and it is one of the biggest reasons buyers choose Grand Californian over other properties.

Is Grand Californian an unrestricted DVC resort?

Yes. Grand Californian is unrestricted, meaning resale buyers have full booking access at all 16 DVC resorts worldwide. You can use your Grand Californian points at any Walt Disney World resort, Aulani, Hilton Head, or Vero Beach at the 7-month booking window. This is a significant advantage over the restricted Disneyland Hotel, where resale points can only be used at that one property.

When does Grand Californian DVC expire?

Grand Californian contracts expire January 31, 2060. That gives buyers approximately 34 years of ownership from today. While this is shorter than some newer DVC resorts, it still represents decades of vacation value. The 2060 expiration is one factor in the resale pricing, and buyers should consider the remaining years when evaluating the per-point cost.

What is the Craftsman architecture at Grand Californian?

The Grand Californian is designed in the American Craftsman style, inspired by the California Arts and Crafts movement of the early 1900s. The hotel features exposed timber beams, native stone, handcrafted ironwork, stained glass, and earth-toned finishes throughout. The six-story lobby has a massive stone fireplace and timber frame construction that is meant to evoke the grand lodges of California's national parks. Architects Greene & Greene and the broader Arts and Crafts tradition were primary influences on the design.

Can I see World of Color from my room at Grand Californian?

Some rooms at Grand Californian overlook Disney California Adventure and have partial or full views of the World of Color nighttime show on Paradise Bay. These are among the most requested room assignments in the DVC system. View requests are not guaranteed, and room assignments are based on availability at check-in, but you can note your preference when booking.

How does Grand Californian compare to Disneyland Hotel DVC?

Both resorts are at the Disneyland Resort in Anaheim. Grand Californian offers a private entrance to California Adventure, Craftsman architecture, and unrestricted resale status. Disneyland Hotel has a longer contract (2074 vs 2060), lower resale prices, and proximity to the Disneyland Park entrance. The biggest difference for resale buyers is that Grand Californian is unrestricted (points work everywhere) while Disneyland Hotel is restricted (points only work at that one resort).

What dining options are at Grand Californian?

Napa Rose is the AAA Four Diamond fine-dining restaurant specializing in California wine country cuisine. Storytellers Cafe offers character dining for breakfast and brunch. GCH Craftsman Bar is the lobby lounge with craft cocktails and small plates. GCH Craftsman Grill is the quick-service option near the pool. Villas with full kitchens also allow you to cook your own meals.

What pool options are at Grand Californian?

The Redwood Pool is the main feature pool with a 90-foot waterslide built into a rock formation. The Fountain Pool is a quieter option on the opposite side of the hotel. Both pools are heated year-round. Cabanas are available for rent at the main pool. DVC guests have access to all Grand Californian pool areas.

How hard is it to book Grand Californian with resale points?

Grand Californian is one of the hardest DVC resorts to book at the 7-month window due to its small room inventory and high demand. If you own at Grand Californian, you have an 11-month booking window at your home resort, which gives you a much better chance of securing your preferred dates. Owners at other DVC resorts trying to book Grand Californian at the 7-month mark will find limited availability, especially during peak seasons and for larger room categories.

When is the best time to buy Grand Californian DVC resale?

Grand Californian contracts sell quickly because of the resort's popularity and limited resale inventory. There is no strong seasonal discount pattern. Well-priced contracts often receive offers within days of listing. The best strategy is to work with a broker, define your target contract size and use year, and be ready to move quickly when the right listing appears. We recommend setting up a listing alert so you are notified immediately when a matching contract becomes available.

Mark was incredible about helping us with any questions we had during the process of purchasing our first DVC contract. Mark helped us navigate all aspects from making our offer all the way to the close of the deal and getting our points loaded up. We would certainly buy more points here in the future! I highly recommend him and his team.

Very happy with all aspects of working with DVC Sales and this is the second time of using them! Their website is clear and user-friendly and as international sellers, the information on FIRPTA was hugely helpful, particularly the links to all the forms. The whole process from start to finish has been seamless. Wouldn't hesitate to recommend to other sellers as a highly professional company. Thank you Mark!

Mark was a great guy to work with while successfully selling my 6 DVC contracts. He definitely knows the DVC business well. He always responded very quickly any time I had questions or needed help with any part of the sales process. He works very hard to earn his commission, especially considering that he has the lowest one around. He is up front about everything with no hidden surprises. I would obviously not hesitate to use his services again.
