Boulder Ridge Villas Video Tour

Boulder Ridge is part of the Wilderness Lodge complex, tucked into a wooded setting on Bay Lake near Magic Kingdom. It originally opened in 2000 as the Villas at Wilderness Lodge and was rebranded to Boulder Ridge in 2016 when Copper Creek Villas was added to the same resort. The Pacific Northwest lodge theming is one of the most immersive in the DVC system.

With only 136 units, this is a small, boutique-feel property. Contracts expire in 2042 (about 16 years left), and resale prices run $60 to $85 per point, making Boulder Ridge one of the cheapest DVC resale options at Walt Disney World. Annual dues are around $9.77 per point.

It's an unrestricted resort, so those affordable resale points give you full booking access at all 16 DVC properties. Boat service runs to Magic Kingdom, and Fort Wilderness is next door with its own campfire programs and Trail's End Restaurant. The rooms were fully refurbished in 2023 with modern finishes while keeping the lodge aesthetic.

ROFR risk is minimal at these price levels. We recommend Boulder Ridge to buyers who want an affordable entry into DVC with Magic Kingdom area access. If you're looking at a 15-year ownership horizon and don't want to spend $130+ per point for Bay Lake Tower, Boulder Ridge gets you to the same area for about half the cost.

Boulder Ridge annual dues cover the resort's share of Wilderness Lodge maintenance, landscaping, property taxes, and insurance. Because Boulder Ridge is part of a larger resort complex that includes Copper Creek Villas, certain costs like pool upkeep, restaurant operations, and grounds maintenance are shared between the two DVC sections. This shared cost structure helps keep Boulder Ridge dues competitive for a resort with boat access to Magic Kingdom.

Location & Transportation

Boulder Ridge sits inside Disney's Wilderness Lodge, a resort modeled after the great Pacific Northwest national park lodges of the early 1900s. The Wilderness Lodge complex is located on Bay Lake, the same body of water that borders Magic Kingdom and the Contemporary Resort. The setting is dense pine forest, exposed timber, and stone architecture that makes you feel like you have left central Florida entirely.

Boat Service: A ferry runs between Wilderness Lodge, Magic Kingdom, and the Contemporary Resort throughout the day and into the evening. The boat ride to Magic Kingdom takes approximately 10 minutes and is one of the most scenic commutes on Disney property. On clear mornings you can see Space Mountain and Cinderella Castle from the dock.

Bus Service: Complimentary buses run to Epcot, Hollywood Studios, Animal Kingdom, Disney Springs, and both water parks. Because Wilderness Lodge is a single-stop resort (not spread out like Old Key West or Saratoga Springs), buses load quickly and travel times are reasonable.

Walking Path: A paved walking and biking path connects Wilderness Lodge to Fort Wilderness Resort and Campground. The path is about 1 mile and passes through wooded areas along Bay Lake. You can also catch the boat from Fort Wilderness to Magic Kingdom if the timing works better.

Driving: Wilderness Lodge has its own parking lot. The resort is about a 5-minute drive from Magic Kingdom's Transportation and Ticket Center and 10 to 15 minutes from the other parks.

Boulder Ridge DVC Room Types

Boulder Ridge offers only one room type: Deluxe Studios. This is important to understand before you buy, because it means you cannot book one-bedrooms, two-bedrooms, or Grand Villas using Boulder Ridge points at the 11-month window. Those larger room types at Wilderness Lodge belong to the Copper Creek inventory.

Deluxe Studios (356 sq ft, sleeps 4): Each studio has a queen bed, a double-size sleeper sofa, a small table with two chairs, and a kitchenette with a mini-fridge, microwave, and coffee maker. The bathroom has a single vanity with a tub/shower combination. Studios at Boulder Ridge feature warm wood tones and rustic Pacific Northwest styling that matches the lodge's overall design.

At 356 square feet, Boulder Ridge studios are mid-range for DVC. They are smaller than Old Key West studios (390 sq ft) but larger than Riviera studios (225 sq ft). The layout is straightforward and functional, with enough room for a couple or a small family with one or two children.

Because Boulder Ridge has a small room inventory (only 136 units total), availability at the 7-month window can be limited, especially during peak seasons like Christmas and spring break. If you buy Boulder Ridge, plan to book at your 11-month window to secure the dates you want.

Recreation & Amenities at Boulder Ridge

Boulder Ridge guests have full access to every amenity at Disney's Wilderness Lodge, including the shared facilities with Copper Creek Villas. The resort's common areas are built around the Grand Canyon-inspired lobby, which features an 82-foot-tall stone fireplace, massive timber columns, and totem pole carvings. The lobby alone is worth a visit even if you are staying elsewhere on property.

Boulder Ridge Cove Pool: This is the dedicated Boulder Ridge pool area, separate from the main Copper Creek pool. It is smaller and quieter, with a hot tub and a relaxed atmosphere. Families looking for a low-key swim without slides and crowds tend to prefer this pool.

Copper Creek Springs Pool: Boulder Ridge guests also have full access to the main Wilderness Lodge pool, which features a zero-entry design, a 67-foot water slide built into the rocky landscape, a children's splash area, and two hot tubs. This pool is themed to look like a natural spring emerging from the rocks.

Whispering Canyon Cafe: A lively, family-style restaurant famous for its all-you-can-eat Skillets and interactive servers who joke with guests throughout the meal. Kids love the antics, and the portions are generous. Breakfast, lunch, and dinner are served daily.

Geyser Point Bar & Grill: An open-air waterfront restaurant overlooking Bay Lake. This is one of the best casual dining spots at Walt Disney World, serving craft cocktails, smoked meats, and gastropub-style entrees. The sunset views from Geyser Point are outstanding.

Storybook Dining at Artist Point: A character dining experience featuring Snow White, the Evil Queen, Dopey, and Grumpy. The multi-course meal is served in a refined Pacific Northwest setting. Reservations are highly recommended and often book up 60 days in advance.

Fire Rock Geyser: A man-made geyser in front of the lodge erupts every hour on the hour from morning through evening. Watching the geyser go off from the back patio is a nightly tradition for many Wilderness Lodge guests.

Nature Trail & Bike Path: A paved path connects Wilderness Lodge to Fort Wilderness, passing through pine forest along Bay Lake. The trail is about 1 mile each way and is popular for morning jogs, afternoon bike rides, and evening strolls. Bike rentals are available at the resort.

What is the difference between Boulder Ridge and Copper Creek?

Both are DVC resorts at Wilderness Lodge, but they differ in several important ways. Boulder Ridge is the original DVC section (opened as Villas at Wilderness Lodge in 2000, rebranded in 2017) and offers only studios. Copper Creek is the newer section (opened 2017) with studios, one-bedrooms, two-bedrooms, Grand Villas, and standalone waterfront Cascade Cabins. You get boat access to Magic Kingdom, a beautiful resort setting, access to top-tier restaurants like Geyser Point and Whispering Canyon, and all of it at $80 to $100 per point. The main trade-off is the 2042 expiration and studios-only inventory. If you primarily book studios and plan to use DVC for the next 10 to 16 years, Boulder Ridge delivers more per dollar than almost any other resort.

When does Boulder Ridge expire?

Boulder Ridge contracts expire on January 31, 2042. That gives buyers approximately 16 years of remaining use as of 2026. Unlike Old Key West, there is no extension option available for Boulder Ridge. Once the contract expires, your ownership interest reverts to Disney. Plan your purchase around this timeline and calculate whether the remaining years justify the upfront cost at your target price per point.

Can I book larger rooms at Wilderness Lodge with Boulder Ridge points?

Not at the 11-month window. Boulder Ridge points only give you 11-month priority for Boulder Ridge studios. However, at the 7-month window, you can use Boulder Ridge points to book any available DVC room at any resort, including Copper Creek one-bedrooms, two-bedrooms, and Cascade Cabins. Availability at 7 months is first-come, first-served, so booking larger rooms at popular resorts takes some planning and flexibility with travel dates.

How does the boat to Magic Kingdom work?

The Wilderness Lodge boat dock is a short walk from the lobby and runs a ferry service to Magic Kingdom and the Contemporary Resort. Boats depart roughly every 20 minutes during park operating hours. The ride to Magic Kingdom takes about 10 minutes and drops you at the park's main entrance. This is one of the most relaxing ways to get to Magic Kingdom and avoids the crowds on the monorail or the walk from the Transportation and Ticket Center.

What restaurants are at Wilderness Lodge?

Boulder Ridge guests have access to all Wilderness Lodge dining. Whispering Canyon Cafe serves family-style all-you-can-eat Skillets for breakfast, lunch, and dinner. Does Disney exercise Right of First Refusal on Boulder Ridge contracts?

Disney does exercise ROFR on Boulder Ridge from time to time, particularly on contracts priced well below market average. However, ROFR activity at Boulder Ridge has been moderate compared to high-demand resorts like Polynesian or Bay Lake Tower. Contracts priced in the $85 to $100 per point range typically pass through ROFR without issues. Our brokerage tracks ROFR trends closely and can advise you on pricing that is likely to be waived by Disney.

What is the Fire Rock Geyser?

Fire Rock Geyser is a man-made geyser located in front of Wilderness Lodge, near the boat dock. It erupts on the hour throughout the day and evening, shooting water approximately 120 feet into the air. The geyser is themed after the geothermal features found at Yellowstone National Park and is a signature element of the resort's Pacific Northwest theming. Watching the eruption from Geyser Point while having dinner is a highlight for many guests.

How many points do I need for a Boulder Ridge studio?

Point requirements vary by season. During the Adventure season (value dates, typically January through mid-February and parts of September), a Boulder Ridge studio costs as few as 10 points per night on a weeknight. During the Dream season (peak dates like Christmas week and spring break), the same studio can require 22 points per night. A typical week in the Choice season (moderate dates like early June or October) runs about 14 to 16 points per night, so a full week would cost 98 to 112 points.

Why Buy Boulder Ridge DVC Resale

Boulder Ridge occupies a unique position in the DVC resale market. It gives you access to one of the most beautiful resort settings at Walt Disney World, boat transportation to Magic Kingdom, and a world-class dining lineup, all at one of the lowest price points available in DVC. For buyers who want a Magic Kingdom-area home resort without paying the premium for Bay Lake Tower ($170 to $200 per point) or Polynesian ($165 to $190 per point), Boulder Ridge is the clear budget winner.

The biggest question buyers ask us about Boulder Ridge is whether studios-only is a deal breaker. For many families, the answer is no. DVC studios at Wilderness Lodge are comfortable for couples and families of up to four. The kitchenette covers basic meal prep, and the layout is well designed for the square footage. If you do need a one-bedroom or larger room for occasional trips, you can book at other DVC resorts using your Boulder Ridge points at the 7-month window. Many of our Boulder Ridge owners book their home resort for shorter trips and use the 7-month window to grab larger rooms at Old Key West, Saratoga Springs, or Animal Kingdom for longer stays.

The 2042 expiration is the other consideration. With about 16 years of remaining use, the math works out differently than a 2068 contract. At $90 per point for a 150-point contract, you are paying $13,500 upfront. Spread that over 16 years and your annual cost of ownership (purchase price amortized plus annual dues) comes to roughly $2,310 per year. That covers a studio at Wilderness Lodge with boat access to Magic Kingdom. For comparison, a cash-rate studio at Wilderness Lodge during moderate season runs about $450 to $600 per night, meaning one 5-night trip per year through DVC would cost you less than half of what Disney charges at the front desk.

Boulder Ridge is unrestricted on resale, which means you can book any DVC resort at the 7-month window. This is a significant advantage over restricted resorts like Riviera, where resale buyers can only book their home resort. With Boulder Ridge as your home, you have 11-month priority for Wilderness Lodge studios and 7-month access to the entire DVC network.
