Buying an existing resort now means lower prices (Saratoga Springs at $85-115/pt, Copper Creek at $115-145/pt), an established point chart so you know exactly what your points buy, and a contract you can use immediately. The downside is no priority booking at Lakeshore Lodge if it becomes a high-demand resort.
Waiting for Lakeshore Lodge resale means getting home resort priority at a new property, which matters if the resort is in a desirable location. The downside is higher initial cost (even at resale) and years of waiting before the market matures to reasonable prices.

Many buyers hedge this by buying an existing resort now and adding Lakeshore Lodge points later once the resale market matures. DVC allows you to own at multiple resorts and use all your points across any DVC property, so this is a common and sensible approach.

What Is the Home Resort Booking Advantage?

Christmas week, Thanksgiving, and spring break at a top resort like Polynesian typically require booking at exactly 11 months out. If Lakeshore Lodge becomes similarly popular, home resort priority would be valuable.

If you primarily want to stay at Walt Disney World in general rather than specifically at Lakeshore Lodge, buying an existing resort at a better price and using the 7-month window for Lakeshore Lodge would be a reasonable approach, at least until you see how popular the resort actually becomes.

Riviera Resale Restrictions: A Lesson for New Buyers

One important thing to understand about Riviera Resort, and potentially Lakeshore Lodge: Disney introduced resale restrictions starting with Riviera in 2019. Resale purchasers of Riviera contracts can only use their points at Riviera. They cannot book other DVC resorts at 7 months.

Disney has not announced whether Lakeshore Lodge will carry the same resale restrictions. Given that Riviera carries them, it is likely that Lakeshore Lodge will as well. If that is the case, buying Lakeshore Lodge resale would mean your points only work at Lakeshore Lodge. This is a significant consideration for buyers who want flexibility to use points across many DVC resorts.
