Yes, you can submit offers on multiple DVC listings at the same time. There is no rule against it, no limit on the number of open offers you can have, and no financial commitment until both parties sign a purchase agreement. Multiple offers are a common and legitimate way to improve your chances of securing a contract in an active market where good listings sometimes attract several buyers at once.

That said, there is a right way to use this approach and a wrong way. Used responsibly, multiple offers give you flexibility and options. Used carelessly, they create awkward situations where more than one seller accepts your offer simultaneously, which is a problem you want to avoid.

Why Multiple Offers Make Sense

The DVC resale market moves at different speeds depending on the resort and the pricing of individual contracts. A well-priced Beach Club contract can go under contract within days of listing. A contract at a lower-demand resort might sit for several weeks. If you are targeting a particular resort and there are three or four contracts that all look reasonable for your needs, submitting offers on all of them is a practical approach.

You might find that all three sellers respond with counteroffers. You can then evaluate which one offers the best overall value and proceed with that one while politely withdrawing from the others. Or only one seller might respond favorably, which simplifies the decision. Either way, you have covered more ground than if you submitted one offer and waited to hear back before approaching the others.

This matters especially in situations where timing is a factor. If you are hoping to close before a specific date so you can start booking a particular trip, having multiple offer threads in motion simultaneously gives you more paths to get there. Depending on a single offer and waiting for a response before approaching other sellers adds unnecessary delay to a process that already takes 60 to 90 days once an agreement is signed.

The One Rule That Matters

Once a seller accepts your offer and you are ready to move forward, cancel your other open offers immediately. Do not wait to see if a better deal emerges from a different seller. Do not leave offers sitting active after you have committed to one contract. Other sellers are holding their listing for you while your offer is active, and that is a courtesy you should respect by closing out offers you no longer intend to pursue.

Either way, the sooner you act after an acceptance, the better. Sellers who discover an accepted offer buyer was simultaneously negotiating on multiple contracts after the fact do not have a good experience, and it can complicate the transaction at a sensitive stage.

What to Do if Two Offers Get Accepted at the Same Time

It can happen. You submit three offers on Monday, go about your week, and come back to find two sellers have accepted on the same day. This is not a disaster, but it requires prompt, clear action. Contact the DVC Sales team immediately. Do not sign any purchase agreement until you have decided which contract you actually want to proceed with. Signing two agreements puts you in a genuinely difficult legal position, and it is an outcome you want to avoid entirely.

Decide quickly which contract is the better fit for your needs. Price, available points, use year alignment, and resort preference are all factors. Once you have decided, sign the agreement for the contract you want and let our team notify the other seller that you are withdrawing. Do it promptly and professionally. The seller you are withdrawing from needs to relist, and every day of notice you give them is useful to them.

The situation is not ideal, but it is manageable if you act quickly and communicate clearly. The problem only becomes serious if you delay, sign both agreements, or try to continue negotiating on both tracks simultaneously.

Offers on Competing Contracts at the Same Resort

One scenario worth thinking through before you start submitting: if you are making offers on multiple contracts at the same resort, you should be genuinely comfortable purchasing any of them. The price differences may be modest, but the available points, use years, and other details will differ. Before you submit across several listings at Saratoga Springs, for instance, know which one you would prefer if multiple sellers accepted simultaneously.

That preparation makes the decision easier and faster if you find yourself in an acceptance overlap situation. Being indecisive or trying to stall to compare options further after an acceptance is received is not a comfortable position for anyone in the transaction.

A Note on Offer Etiquette

Submit offers only on contracts you would genuinely purchase if the seller accepted. Submitting offers on contracts you are not serious about, just to see what happens or to pressure a seller on a different listing, is a waste of everyone's time and can create complications if a seller accepts when you had no intention of proceeding. The DVC resale market functions well because buyers and sellers generally act in good faith. That norm benefits everyone, including you as a buyer.

There is also the practical matter of seller relationships. A seller who receives a serious offer from you is allocating their attention and potentially pausing conversations with other buyers while they evaluate your proposal. If you have no intention of following through, that is a misuse of their trust and their time.

Managing Your Open Offers

Your DVC Sales buyer dashboard gives you a view of all your active offers and their current status. Check it regularly when you have open offers in play. Sellers may accept, counter, or let offers expire at any point, and staying on top of those updates lets you respond promptly and keep negotiations moving.

If you have submitted offers and are going to be unavailable for a day or two, keep an eye on your email for offer notifications. Missing a seller's acceptance because you did not check in is a frustrating way to lose a contract you wanted. Staying engaged during the active offer phase is part of the process.

What Happens Once One of Your Offers Is Accepted

When a seller accepts your offer, DVC Sales sends a purchase agreement to both parties for electronic signature. Review it carefully before signing. It should reflect the agreed price, the correct number of points, the use year, and the available points breakdown. Once both parties sign, you will need to submit your deposit promptly. The deposit is held in escrow by the title company, not by DVC Sales or the seller.

After the deposit is confirmed, the contract goes to Disney for their Right of First Refusal review. Disney has 30 days to decide whether they want to purchase the contract at the agreed price. If they pass, the transaction moves to the title company for the closing process, which typically takes another two to four weeks. The full path from signed agreement to deed transfer usually runs 60 to 90 days.

Once ownership transfers and the deed records, you are a DVC member. Disney activates your account within one to two weeks of deed recording, after which you can log in, see your points, and start booking stays at your home resort at the 11-month window and any other DVC resort at 7 months.

Why Multiple Offers Work Better for Some Resort Targets

If you have a specific resort target in mind and you know that inventory at that resort moves quickly, the multiple offer approach is particularly valuable. Take Beach Club as an example. Studios at Beach Club sell quickly because the home resort booking window advantage is highly sought after. When a well-priced Beach Club contract appears, several buyers are likely watching that resort's listing page and will submit offers within hours.

If you are also watching Saratoga Springs as a backup option and there are several similar contracts available there at comparable prices, covering both with simultaneous offers is a sound approach. If your Beach Club offer does not succeed, you may already have a Saratoga Springs deal in motion. If your Beach Club offer works, you withdraw from the Saratoga Springs negotiation before any agreement is signed. Either way, you have not wasted time by waiting for one door to close before trying another.

Costs to Keep in Mind as You Evaluate Multiple Options

When you are comparing multiple contracts simultaneously, it helps to keep the cost structure in mind for each one. As the buyer, you pay the agreed purchase price, Disney's $500 Administration Fee, and the title company's closing costs. The $500 Admin Fee and closing costs are constant across all transactions regardless of resort or price, so they do not change your comparative evaluation significantly. What changes is the purchase price itself, the available points, and the annual dues associated with each resort.

Annual dues are a permanent ongoing cost that should factor into your side-by-side comparison. A 150-point contract at a resort charging $8.00 per point in annual dues costs $1,200 per year to maintain. The same contract at a resort charging $6.50 per point costs $975 per year. Over ten years, that difference is $2,250 even without accounting for annual increases.
