Disney Vacation Club resale is the process of purchasing an existing DVC contract from a current member rather than buying directly from Disney. The resale market has operated for decades, and it gives buyers access to the same villa accommodations and core ownership experience as purchasing direct, typically at prices 20 to 50 percent below what Disney charges.

That price gap is the central reason most informed DVC buyers choose the resale route. On a 150-point contract at a mid-range resort, the difference between direct and resale can run $15,000 to $30,000. That's money that stays in your pocket while you get the same villa, the same check-in experience, and the same annual points for booking Disney resort stays.

We've been helping families navigate the DVC resale market for over 25 years. What we've seen consistently is that buyers who take the time to understand how the process works get better results, better contracts, and more satisfaction from their ownership experience over the long term. So let's walk through it properly.

What You're Actually Buying

A DVC contract is a deeded real estate interest in a specific resort. When you purchase through resale, you're buying that real estate interest from the current owner. The deed transfers to your name, and you become the rightful owner of the annual points allocation and all associated rights for the remaining life of the contract.

Your contract specifies three things that don't change after purchase: your home resort, your annual point total, and your use year. Home resort is the property where your real estate interest is deeded and where you get booking priority. Your annual point total is how many vacation points deposit into your account each year. Your use year is the month when those points arrive.

Every DVC contract also has an expiration date, which is built into the original deed. After expiration, the ownership interest returns to Disney. Contracts at different resorts have different expiration dates, generally ranging from the early 2040s for some of the older properties to 2070 or beyond for newer ones. Expiration date affects the value of a contract and should factor into your purchase decision alongside point total and home resort.

The Savings Are Real

Disney's direct prices for DVC contracts have increased substantially over the program's history. You can see current direct pricing for all resorts on our retail prices page. Resale contracts at the same resorts trade at a discount, often substantial, reflecting the fact that resale buyers do not receive the full package of Disney member benefits that direct buyers receive.

The benefits resale buyers don't receive include things like merchandise discounts at Disney stores and occasional member-exclusive events. These are real perks, but they represent a small fraction of the savings gap between direct and resale pricing. For most buyers, the math strongly favors resale.

What resale buyers do receive is the core product: the deeded ownership interest, the annual points, the home resort priority, the booking access to the full DVC resort network (with the exception of future restricted resorts if you purchase a Riviera contract), and the same villa accommodations that direct buyers stay in. The vacation experience itself is identical.

How the Buying Process Works

The DVC resale process involves several distinct steps, and understanding the sequence helps you move through it confidently.

First, you identify a contract that matches your needs. Our listings page shows current available contracts with all the relevant details: home resort, point total, use year, expiration date, and current point status. When you find a contract that looks right, you submit an offer.

After an offer is accepted, both parties sign a purchase and sale agreement. At this point, earnest money is typically collected. The contract documentation is then submitted to Disney to initiate their Right of First Refusal review.

Disney has 30 days to either match the accepted offer price and purchase the contract themselves, or waive their right and allow the sale to proceed to you. This is called ROFR, and it's standard in every DVC resale transaction. Most contracts at reasonable market prices pass through ROFR without issue. If Disney exercises ROFR, your earnest money is returned and you continue searching for another contract.

After ROFR passes, the transaction moves to closing. A title company handles the deed transfer and ensures all financial obligations, including the seller's outstanding dues and the $150 Disney Estoppel Fee, are addressed. You pay the $500 Disney Administration Fee at closing. Closing also involves payoff of any loans the seller had against the contract.

Choosing Your Home Resort

Home resort selection is the most consequential decision in a DVC resale purchase. Your home resort determines where you get the 11-month booking priority, and it's the resort whose real estate you're actually purchasing an interest in.

The practical significance of the 11-month priority depends on your travel patterns. If you visit during peak seasons when popular resorts book up quickly, owning at the resort you prefer gives you booking security that non-home-resort members trying at seven months cannot match. If you travel during off-peak periods with flexible dates, the priority matters less because availability tends to be easier across the system at seven months.

Our honest recommendation is to choose the resort you'll genuinely want to return to year after year. If you can see yourself booking that specific resort season after season, you'll get real value from the priority. If you're primarily buying for general DVC access and aren't attached to a specific location, the resorts with the best per-point value in the resale market, typically Saratoga Springs or Old Key West, might be the better choice.

Understanding Point Requirements

Before you decide how many points to purchase, you need to understand how many points your typical vacation actually requires. Point costs vary by resort, room type, season, and length of stay. Disney publishes point charts for every resort that specify the exact cost of each combination.

A studio at a moderate-demand resort during a value season week might require 70 to 90 points. The same studio during a peak holiday week could run 140 to 180 points. A one-bedroom villa adds significantly more, and a two-bedroom villa more still. Working through a realistic point calculation for your likely vacation patterns before you commit to a contract size is essential.

Most families we work with find that 100 to 150 points provides a solid foundation for annual vacations. Some purchase more for larger families or more frequent trips. Some start smaller and add points later. The right answer depends entirely on your specific plans, which is why taking the time to model a few realistic vacation scenarios pays off before you purchase.

Annual Dues: The Ongoing Cost

Every DVC owner pays annual maintenance dues. These are separate from your purchase price and apply every year for the life of your contract, regardless of whether you use your points. Dues cover resort maintenance, Disney's management fee, property taxes, and reserves for future capital work.

Current dues rates vary by resort and run roughly in the $7 to $9 per point range for most Walt Disney World properties, with Aulani running somewhat higher. Factor dues into your per-night cost calculation when evaluating the financial proposition of DVC ownership. The break-even comparison against renting equivalent accommodations at retail rates depends on dues as much as it does on purchase price amortization.

Financing a Resale Purchase

DVC resale contracts can be financed through specialized vacation ownership lenders. Disney does not offer financing for resale purchases, only for contracts purchased directly from Disney. Cash purchases are simpler and carry no financing cost. Many resale buyers find that a personal loan, home equity line, or paying cash outright produces a better total cost than vacation ownership financing. If financing is how you need to structure the purchase to make it work, it's a legitimate path, but run the full total cost numbers before committing.

Yes. DVC resale transactions go through Disney's own verification and transfer process. Q: What happens if Disney exercises ROFR on the contract I want to buy?

Planning your first reservation while you're waiting for closing to complete is entirely reasonable.

Q: What is the difference between a stripped contract and a loaded contract?
A loaded contract has its full current-year points available, sometimes plus banked points from the previous year. A stripped contract has had the current-year points already used by the seller. Stripped contracts should be priced lower to reflect the missing points. Always verify the current point status of any contract before making an offer.
