The journal becomes particularly valuable during the ROFR waiting period. Disney typically takes 20 to 30 days to decide whether to exercise their right to purchase the contract at the agreed price. During this time, you can check your journal to see exactly when Disney received your contract and track any status updates as they come in.

Nothing about the ROFR process is within our control, and it can be an anxious wait for buyers especially. But the journal gives you a clear record of where things stand. You are not left wondering whether Disney even received the contract yet.

Your transaction tracking begins the moment you create your DVC Sales account. The platform verifies your contact information, preferences, and contract details to ensure accuracy from the start. Built-in guidance tools walk you through what is needed at each stage so nothing catches you off guard.

For buyers, the dashboard tracks your offer status, contract execution, financing approval if applicable, and ROFR status. For sellers, you will see listing activity, offer negotiations, contract signing, and estoppel completion. The full DVC process involves multiple parties and documents, but your dashboard simplifies tracking everything into one place.

Understanding Common Process Stages

Most DVC resale transactions follow a predictable sequence. After your offer is accepted, you will typically see these stages appear in your dashboard as each is completed:

  • Contract execution and initial deposit collection
  • Title search and estoppel request submitted to Disney
  • Disney Right of First Refusal review period (approximately 30 days)
  • Final payment and closing document preparation
  • Deed recording and membership transfer to Disney system

Each stage has specific requirements and timeframes. Your dashboard shows exactly where you are in this sequence and what is needed to move to the next step. The entire process typically takes 45 to 60 days from accepted offer to final closing, though it can move faster or slower depending on county recording timelines and Disney processing volume.

When Disney Exercises ROFR

If Disney exercises their Right of First Refusal on your contract, you will see this update in your dashboard immediately. Disney ROFR means they have chosen to step in and purchase the contract at the same price and terms you and the seller agreed to. This is not a common outcome, but it does happen, particularly for contracts priced significantly below current market value.

If ROFR is exercised, the dashboard will guide you through next steps. For buyers, this means your deposit will be refunded and you will need to find another contract. For sellers, it means Disney is buying the contract rather than the buyer you found, which completes the sale but on Disney terms rather than your preferred buyer.

What Sellers See in the Dashboard

As a seller, your dashboard shows you everything from listing activity through to final closing. You can see how many people have viewed your listing, any offers that have been submitted, the status of any active negotiations, and where things stand in the closing process once you have an accepted offer.

One of the most useful seller features is the ability to see when the title company has ordered the estoppel from Disney. The estoppel is Disney official statement of your current point balance, dues status, and membership details. It costs $150, which comes from the seller side at closing, and it is a required step before any DVC resale can close.

Once the estoppel is back and the ROFR period has passed, your dashboard will show the transaction moving into the closing preparation phase. This is when the title company assembles all the final documents for both parties to sign. You will receive notifications when documents are ready and again when the title company has everything it needs to close.

What Buyers See in the Dashboard

As a buyer, your dashboard gives you visibility into the offer and contract process from your first submitted offer through to membership activation. You can track whether your offer is under review, pending acceptance, or actively negotiated. Once you have a signed contract, the dashboard shows each closing milestone as it is completed.

Buyers who are financing their purchase through a third-party lender will also see financing-related milestones in the dashboard. Financing approval and funding typically need to happen within a specific window tied to your closing date. The dashboard helps you stay on top of those deadlines so nothing is missed.

After closing, the dashboard provides information about what to expect from Disney during the membership activation process. You will see when the title company has submitted your deed and documents to Disney and what the expected activation timeline looks like from there.

Closing Day and Final Steps

When the title company records your deed and Disney processes the membership transfer, you will receive final confirmation in your dashboard. This typically happens two to three business days after the scheduled closing date. Until you see this final confirmation, your dashboard and journal page remain your best source for current status.

After closing, buyers should expect to receive their Disney Vacation Club welcome email within seven to ten business days. Your dashboard will include information about accessing your new Disney account and making your first resort reservation once you have that access.

Sellers will see their final proceeds reflected in the dashboard once the title company distributes funds. Our 6.9% commission is deducted at closing along with the $150 estoppel fee and any other agreed-upon closing costs. You will receive your net proceeds typically within a few business days of the closing date.

After Your Transaction Closes

Even after your transaction closes, your journal page remains a permanent record of everything that happened. Some clients refer back to it months or years later when they have questions about their transaction history. It is a useful record to have, particularly if you are selling a contract and a future buyer asks detailed questions about the chain of title or transaction history.

If you are a buyer and you later decide to sell your contract through DVC Sales, you will create a new transaction in the system for that sale. But your history as a buyer stays in your account, making it easy to reference past contract details when setting up your seller listing.
