Troubleshooting Issues When Making Offers on DVC Sales

If you are having difficulty submitting an offer on a DVC listing at DVC Sales, there are several common causes and straightforward fixes for most of them. The offer system is designed to work simply on any device and browser, but a handful of technical and account situations can occasionally prevent an offer from going through. Here is what to check and what to do about each one.

You Need to Be Logged In

This is the most common reason buyers cannot make an offer. You must be logged into your DVC Sales buyer account to submit an offer. If you are browsing the site without being logged in, you can view listing details and pricing but the offer button will either not appear or will prompt you to sign in before proceeding.

If you do not have an account yet, creating one takes a couple of minutes. Go to the registration page, enter your basic information, and once you confirm your email address you will have access to the offer system. There is no cost to create a buyer account or to submit offers.

If you believe you are logged in but the offer button is still not working, try logging out and logging back in. Sometimes a session can become stale, particularly if you have had the browser open for several hours without activity. A fresh login usually resolves that.

Your Account Profile May Need to Be Completed

Accounts that are missing required profile information may have limited functionality, including restrictions on making offers. Make sure your profile has your full name, a working email address, and a valid phone number. If your email address has not been verified, you may also encounter restrictions. Check your inbox for a verification email and complete that step if you have not already.

If your account has been flagged or restricted for any reason, you will typically see a notice in your dashboard explaining what needs to be addressed. If you do not see a notice but still cannot make offers, contact the DVC Sales team. We can check your account status directly and tell you what, if anything, needs to be resolved.

Browser and Device Troubleshooting

If the offer button is not responding or the page is behaving unexpectedly, a few basic troubleshooting steps resolve most issues. First, try clearing your browser's cache and cookies. Cached data that has become outdated can interfere with how interactive page elements work, and clearing it forces the browser to reload fresh page content.

If clearing the cache does not help, try a different browser. Chrome and Safari both work reliably with the DVC Sales platform. If you have been using Firefox or a less common browser and running into problems, switching to Chrome or Safari often resolves the issue immediately.

If you are using a VPN, try disabling it temporarily and reloading the page. Some VPN configurations route traffic in ways that interfere with session management or dynamic page elements. Disabling the VPN while you complete your offer is a simple workaround if this is causing the issue.

Switching between your phone and a computer, or vice versa, is also worth trying. If the offer button works on one device but not another, that narrows the issue to something device-specific rather than an account or listing problem.

The Listing May No Longer Be Available

If the offer button is grayed out, missing, or showing a message that the listing is unavailable, it is possible that another buyer's offer was already accepted on that contract. The DVC resale market moves quickly on well-priced listings, particularly at high-demand resorts. A listing that was available yesterday may have gone under contract this morning.

When this happens, the most practical response is to browse the current active listings at the same resort to find comparable contracts. New listings are added regularly, and a contract going under contract does not mean the resort you were targeting is out of options. It often means another similar contract at that resort is likely to appear soon.

You can also set up notifications for new listings at specific resorts. That way you hear about new contracts as soon as they appear rather than discovering them after other buyers have already made offers.

The Seller Set a Minimum Offer Threshold

Some sellers on DVC Sales use the Low Offer Tool to set a minimum offer amount. If your offer falls below that threshold, you will see a message indicating that your offer is below the seller's minimum and prompting you to reconsider before submitting. This is not a technical malfunction. It is the seller communicating their pricing floor through the platform.

If you see this message, you have two options: increase your offer to clear the seller's minimum, or move on to a different listing. The message itself tells you something useful: you now know roughly where the seller's expectations are set, which helps you calibrate any revised offer if you choose to try again.

When to Contact the DVC Sales Team

If you have worked through the troubleshooting steps above and are still unable to submit an offer, contact our team directly. We can check your account status, verify the listing is still active and accepting offers, and identify any system-level issue that might be preventing your submission. We can also assist with the offer submission manually if a persistent technical issue requires it.

The DVC Sales team handles offer activity across every DVC resort every day. If there is a technical issue on our end affecting offer submissions, we will know about it quickly and can tell you what the expected resolution timeline is. Most technical issues, when they do occur, are resolved within hours.

Reach out through the contact page or through your buyer account's support channel. Include any error messages you are seeing and the specific listing you are trying to make an offer on. That information helps us diagnose the issue faster.

Understanding What Happens After a Successful Offer

While you are troubleshooting offer submission issues, it is helpful to understand what the process looks like once you do get an offer in successfully. When you submit an offer, the seller receives an immediate notification and has the option to accept, decline, or counter. Most sellers respond within 24 to 48 hours. If they accept, DVC Sales sends a purchase agreement to both parties for electronic signature.

Once both parties sign and you submit your deposit, the contract goes to Disney for their Right of First Refusal review. Disney has 30 days to decide whether they want to purchase the contract themselves at the agreed price. If they pass, the transaction moves to the title company for closing. The total timeline from signed agreement to completed ownership transfer is usually 60 to 90 days.

As a buyer, your costs include the agreed purchase price, Disney's $500 Administration Fee, and the title company's closing costs. The seller pays DVC Sales' 6.9% commission and Disney's $150 Estoppel Fee. There is no cost to create an account, browse listings, or submit offers.

Keeping Your Account Information Current

One preventive measure that eliminates a common source of account issues is keeping your profile information up to date. If your email address, phone number, or other account details are outdated, you may miss notifications, run into verification issues, or face delays in the offer and agreement process.

Check your profile settings periodically, particularly if you have changed your email address or phone number since creating your account. If your account email address is no longer active, you will not receive offer-related notifications, and an accepted offer might expire before you even see it. Updating your profile takes a couple of minutes and prevents problems that are otherwise difficult to diagnose remotely.

Mobile App vs. Browser Experience

DVC Sales does not have a separate mobile app. The platform runs entirely through your web browser on any device. This means the same troubleshooting steps apply whether you are on a phone, tablet, or computer. If you are experiencing issues on a mobile device, the problem is usually browser-related rather than device-specific, and trying a different browser or clearing your cache resolves it in most cases.

Safari on iPhone and Chrome on Android both work reliably with the DVC Sales platform. The offer button, signature fields, and document review all function correctly in both browsers on current iOS and Android versions. If you are using an older device with an outdated browser, updating your browser software before attempting to make offers is a good first step.
