What About the Disney Perks? Part I: Understanding DVC Membership Extras
One of the most common questions we hear from families considering DVC ownership is: what perks do direct purchasers get that resale buyers don't? It's a fair question, and the answer matters for your purchase decision. But there's also significant confusion in the marketplace about what these perks actually are, who receives them, and how much they're really worth in practical terms.

Two Categories of DVC Benefits
It helps to start with a clear framework. DVC membership benefits fall into two distinct categories: core ownership benefits that all DVC members receive regardless of how they purchased, and Membership Extras that are exclusive to members who purchased at least 100 points directly from Disney (with specific dates and conditions that have evolved over the years).
Most people shopping for DVC already understand this distinction in general terms, but the specific boundaries between the two categories aren't always clear. Let's establish them.
Core Benefits: What All DVC Members Receive
These benefits apply to every DVC owner, whether you purchased directly from Disney or through the resale market:
Home resort priority booking. You can book your home resort 11 months in advance of your desired check-in date. This is the most valuable benefit in the entire DVC system and is fully available to resale buyers.
System-wide resort access. Using the 7-month booking window, you can book stays at any DVC resort (subject to the Riviera restriction for resale buyers). Resale owners at non-Riviera resorts have access to 14 of the 15 Walt Disney World DVC properties plus Disneyland's Grand Californian.
Banking and borrowing. You can bank unused points forward into the next use year or borrow points from the following year to cover a larger trip. These tools work identically for resale and direct purchasers.
Identical villa experience. Once you're checked in, your villa, your amenities, and your on-property experience are exactly the same as any other DVC member. Disney doesn't differentiate between resale and direct owners in visible ways once you're on property.
Annual dues at the same rate. Resale owners pay the same annual dues as direct purchasers at the same home resort. There's no surcharge for resale ownership.
Deeded real estate ownership. Your DVC interest is a recorded deed, giving you a real property interest that can be sold, transferred, or inherited. This applies equally to resale and direct purchasers.
Membership Extras: What Direct Purchasers Add
DVC Membership Extras are the additional benefits that Disney offers exclusively to direct purchasers. To qualify, a member generally needs to have purchased at least 100 points directly from Disney. The specific conditions for qualifying have evolved over the years, and Disney can modify the Membership Extras program at any time. The benefits listed here reflect the program as it has generally operated, but you should verify current Membership Extras details directly with Disney before making a purchase decision.
Annual Pass discounts. Direct purchasers with Membership Extras have access to discounted pricing on certain Walt Disney World and Disneyland Annual Passes. This is the perk that generates the most discussion among DVC buyers. The specific pass tiers eligible for the discount and the discount amount have changed over time. Annual Pass availability itself has also changed, including periods when Disney temporarily suspended Annual Pass sales altogether.
Merchandise discounts. Members with Membership Extras receive discounts at participating Disney merchandise locations. These are typically 10% to 20% off at select shops and can apply both in the parks and at Disney Springs.
Dining discounts. Some DVC Membership Extras include discounts at select Disney dining locations. Like merchandise discounts, these have varied over time and are offered at participating establishments rather than universally across all Disney restaurants.
Access to Disney Riviera Resort and future resale-restricted properties. Direct purchasers can use their points at Disney Riviera Resort during both the 11-month and 7-month booking windows. Resale buyers at other resorts are restricted from booking Riviera. Future new DVC resorts may carry similar restrictions.
Disney Collection exchanges. Members with Membership Extras can exchange their DVC points for stays at non-DVC Disney properties, including Disney Hilton Head Island Resort and Disney Vero Beach Resort, through the Disney Collection exchange program.
Adventures by Disney and Disney Cruise Line exchanges. Direct purchasers can convert DVC points into credits toward Adventures by Disney guided trips or Disney Cruise Line voyages. This exchange option is not available to resale buyers.
Member Lounge at EPCOT. The Imagination Pavilion at EPCOT includes a small private lounge for DVC members with Membership Extras. It provides a quiet indoor seating area and light amenities for members visiting the park.
The Riviera Restriction Explained More Specifically
The Riviera restriction deserves a more detailed explanation because it's structurally different from the other Membership Extras benefits. Most of the perks above are discretionary additions to the base DVC experience. Riviera access is a booking limitation that removes an option from resale buyers rather than adding something extra to direct purchasers.
Disney Riviera Resort, which opened in 2019, has deed-level restrictions built into its master documents. Contracts purchased on the resale market at other DVC resorts cannot book stays at Riviera using the standard 7-month booking window. And Riviera resale contracts themselves are even more restricted: they can only be used at Riviera, not at any other DVC resort.
So for resale buyers at non-Riviera resorts, the practical effect is that one resort on the Walt Disney World campus is unavailable for point bookings. All other Walt Disney World DVC properties are accessible. For most families, this restriction has limited practical impact on their vacation planning.
How to Think About Membership Extras in Your Purchase Decision
The right framework for evaluating Membership Extras is honest self-assessment of how you actually vacation. Would your family purchase Annual Passes every year? Do you visit Walt Disney World frequently enough to make Annual Passes cost-effective compared to day tickets? Would you ever want to stay at Riviera specifically?
The more of these questions you answer with "yes, definitely," the more compelling the direct purchase argument becomes. The more of them you answer with "probably not" or "rarely," the weaker the case for paying the direct purchase premium.
