When you purchase through DVC Sales, you pay the contract price plus standard closing costs handled by the title company. We charge buyers a $500 administrative fee and sellers pay a $150 estoppel fee plus our 6.9% commission (compared to the industry average of 9.5%).
There aren't hidden fees or surprise charges. You'll also pay a prorated amount for any current year points that come with the contract. If the contract includes 150 points and half the use year has passed, you'd pay for roughly 75 points at that resort's current annual dues rate.
Right of First Refusal Process
Disney maintains the Right of First Refusal (ROFR) on all resale transactions, meaning they can choose to purchase your contract under the same terms you've agreed to with the seller. This process typically takes 30-45 days from the time Disney receives the paperwork.
ROFR exists to help Disney maintain some control over the resale market. In practice, Disney exercises ROFR selectively, often based on factors like price per point, resort location, and current inventory needs. Lower-priced contracts have a higher likelihood of Disney intervention, but plenty of well-priced deals make it through the process successfully.
While ROFR adds time to your purchase, it also provides a quality control mechanism. Contracts that pass ROFR meet Disney's standards, giving you additional confidence in your purchase.

While Disney offers financing for direct purchases, they don't extend financing to resale transactions. However, several third-party lenders specialize in DVC resale financing with competitive rates and terms. These loans typically require 10-20% down and offer repayment periods up to 10 years.
Many buyers choose to pay cash for resale contracts, especially given the lower purchase prices compared to retail. The money saved on a resale purchase often makes cash feasible when retail prices might have required financing.
Closing Process and Timeline
Once your offer is accepted and clears Disney's ROFR process, closing typically takes 2-3 weeks. The title company handles document preparation, ensures clear ownership transfer, and manages fund disbursement. You'll receive your membership documents and Disney welcome materials shortly after closing.
Your first points become available based on the contract's use year and current point status. If you're purchasing in March with a June use year, you'll likely receive the current year's full point allocation immediately. Points from previous years that haven't been used (banked points) will also transfer to your account.
Long-Term Value Considerations
DVC contracts run until 2042 for most Walt Disney World resorts, with newer properties extending to 2054-2070. This long ownership period allows you to spread the cost across decades of vacations, often making the per-vacation cost quite reasonable compared to paying cash rates for Disney resort stays.
