The typical DVC resale timeline runs 45 to 60 days from accepted offer to closing. The ROFR period accounts for most of this time. Once Disney waives their right to purchase, closing usually completes within 10 to 15 business days.

During this period, the seller obtains an estoppel certificate from Disney, confirming all details about the contract including current dues status, point balances, and any restrictions. The $150 estoppel fee is paid by the seller, not the buyer.

Choosing the Right Number of Points

Determining how many points to purchase depends on your family's vacation plans and preferences. Rather than prescribing a specific number, we recommend calculating your likely needs for the next two to three years.

Consider factors like resort preferences (deluxe villas require more points than value resorts), travel dates (peak seasons cost more points), and room size needs. A week at Animal Kingdom Lodge in a studio during Food & Wine Festival requires different points than a week at Saratoga Springs in a one-bedroom during Value season.

You can always add more points later through additional resale purchases, and you can rent extra points for specific trips when needed. Starting with a reasonable foundation based on your actual travel patterns often works better than trying to anticipate every possible future need.

Resort Considerations

Each DVC resort offers unique advantages. Magic Kingdom area resorts like Grand Floridian and Polynesian provide monorail access and proximity to the most popular park. EPCOT area resorts like Beach Club and Riviera offer walking distance to two parks and easy access to Disney's Boardwalk entertainment.

Your home resort provides an 11-month booking window for that specific property, while other DVC resorts open up at seven months. If you have strong preferences for a particular resort or travel during busy seasons, purchasing at your preferred home resort can be advantageous.

Annual Dues and Ongoing Costs

Every DVC contract includes annual dues that cover resort maintenance, housekeeping, property taxes, and Disney management fees. These dues vary by resort and are billed each year regardless of whether you use your points.

Banking and Borrowing Points

DVC's banking and borrowing system provides flexibility for your vacation planning. You can bank unused points from your current Use Year into the next Use Year, giving you up to two years to use them. You can also borrow up to 50% of your next year's allocation to use in your current Use Year.

This system helps accommodate changing vacation schedules and varying trip sizes. If you skip a year of vacationing, you can bank those points for a larger trip the following year. If you want to take a big family reunion trip, you can borrow points from next year to supplement your current allocation.
