Timeline process explanation.

3   The required documents including the signed agreement have been sent to Disney and the Title Company.

Send Buyers & Sellers a copy of the signed agreement.

  • The buyer will receive instructions to make their deposit. Send the agreement package to Disney and the title company.

Buyers Deposit:

Within 3 days the Buyers are required to make a deposit.  They have the following choices:

  • Send a normal check, normal mail to the title company. Their name and address are on your agreement.  Make the check payable to the title company.
  • In most cases the title company will accept a credit card for a down payment up to $2,500.00 with not additional fees. A form will be sent to the Buyers for them to complete.  Once completed they will send to DVC Sales.  We will log the down payment being received and forward to the title company to make the charge.  DVC Sales does not retain any credit card information.

Step 5   Notice from Disney acknowledging our pending transaction       

Disney will review the agreement and confirm the following:

  • The Sellers are in good standing and eligible to sell his membership.
  • The Buyers are in good standing with Disney and eligible to make a purchase.
  • If the Buyers is currently a member, they will confirm the names on the new agreement are exactly the same as their current contract.
  • Confirm the available points on the agreement are exactly the same as what is available with Member Services.
  • Confirm there are no reservation after the closing date.

If all the above are acceptable they will forward to their Right of first Refusal department. (R.O.F.R)  If any item above is not perfectly correct, they will reject the contract and we will have to correct.   DVC Sales is normally sent a courtesy email confirming this.  This takes 2-4 days.

Step 6   Right of First Refusal (R.O.F.R)

Per Disney’s rules they have up to 30 days to decide if they would like to step in and buy the contract.  Within 30 days they will send DVC Sales an email with their intentions:

  • Disney’s is waiving their right and the transaction can move forward. This happens about 85% of the time. 
  • Disney is exercising their right and will be stepping in and purchasing the contract. Nothing changes for the Seller. They will receive the same amount of money with the check coming from Disney vs. the previous buyer.

Step 7   Notifying the Buyers/Sellers of Disney R.O.F.R. decision

If Disney waives their rights,  

  • An email will be sent to the title company to start preparing your closing documents.
  • Disney will start their Estoppel process.

If Disney decided to step in and buy the contract

The Buyers will notified that day and will do our best to find another suitable contract.  The Buyers can transfer their escrow deposit to a new contract or request a full refund.

Step 8   Estoppel

Disney will confirm the Sellers outstanding balances for annual dues and any existing loan on the property.  Once complete they will forward this information to the title company

Step 9   Closing Process

Within two weeks of the title company receiving the estoppel information the title company will email the closing documents along with a FedEx prepaid envelope.

Step 10   When you receive your closing documents 

  • Print the attached documents.
  • Review and sign. Any questions contact DVC Sales or the title company.
  • The Sellers needs to have the note notarized. A common mistake is allowing the notary to be a witness as well.  The title company will insist you resubmit the document.  This will cause a delay. 
  • Buyers need to include a certified check with their documents.

Step 11   Title Company has received your closing documents  

Within 1-2 days you will receive an email from the title company confirming your documents have been received and nothing is missing and the file is acceptable to close.  If there are not errors the letter will read they will close the transaction within 3 to 5 days.  When closed the title company will:

  • Overnight a check to the Sellers.
  • Send an email to the Buyer/Seller the transaction has closed.
  • Send an email to Disney that a title transfer has occurred.

Step 12   Disney has received notice of a title transfer 

For a first time DVC member

Within two weeks Disney will create a Member ID number and send you a welcome letter.  Once you have your Member ID number you can start planning a vacation.

Within 1-2 weeks, Disney will use the Member ID number you provided to link the new contract and current contract.  This will allow you to view all of your contracts on one screen making the reservation process simpler.  If you go online you are likely to see the new contract in 5-7 days.
