THE IMPORTANCE OF REPRESENTATING YOUR POINTS CORRECTLY

As your broker we are responsible for your selling your membership for the most money possible in a timely manner. We have completed tens of thousands of successfully closings. This is something we do on a daily basic. We are experts in each step of the process and know which steps are difficult and create challenges for buyers and sellers.

The biggest challenge for sellers is they are not representing their available points correctly. When buyers are shopping for a contract, they are obviously looking at resort, price per point, number of points on the contract, and use year. Those items can easily be verified by a DVC Sales admin person from city records.

What cannot be seen on the city website is your available points for the current years. Buyers are making decisions about contracts based on current available points. They are making a big purchase and doing this based on spending those points on an upcoming vacation.

TO PROTECT BUYERS, OUR CONTRACT OFFERS TWO PROVESIONS:

  • $15.00/pt. Compensation from the seller to buyer at closing should you fail to populate the available point table correctly or in a rare malicious case move the points out of their account before closing. As an example, if 100 points are missing a seller would have to refund the buyer $1,500.00 out of the proceeds at closing if the points are not correct.
  • The buyer can also walk away with no responsible to close.

TO PROTECT SELLERS

Once logged into your account go to the REQUIRED tab. This page organizes many of the items that are needed from you. Your goal is to change any red X marks to green check marks.

We have four ways to help you verify the points:

  • MANUALLY POPULATE THE TABLE
  • This table has some build-in logic to help prevent errors.

  • USE THE AVAILABLE POINTS TOOL
  • This tool will ask you a series of questions and when done will populate the table.

  • CALL MEMBER SERVICES USING OUR QUESTIONAIR
  • This tool will give you a script of questions to ask a Disney Member Services agent to complete the form.

  • CALL FOR HELP
  • Call our office and we can guide you through the process while you are logged into your account with Member Services.

This process will require a few minutes of your time but will ensure no delays or a buyer refusing to close on their transaction.

When done check The Available Points are Correct box on section 2.
